Renter-heavy building. Of 189 deals here in the last 24 months, 146 were leases and 43 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Auberge on the Park?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Auberge on the Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Auberge on the Park sits on one of the more storied sites in North York, the old Inn on the Park hotel, and it was designed for buyers who want a big suite, a real terrace and parkland outside the window. It is a Tridel product through and through, with the fees and the polish that come with that. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Auberge on the Park at 30 Inn on the Park Drive is a 45-storey, 415-suite high-rise condominium in the Banbury-Don Mills area of North York, Toronto, near Leslie Street and Eglinton Avenue East. It was developed by Tridel and Rowntree Enterprises, designed by Graziani + Corazza Architects with interiors by II BY IV DESIGN, and completed in 2024. The condominium corporation, TSCC-3061, was registered on 27 May 2024.

Built on the Inn on the Park

The Inn on the Park was a 1960s resort hotel on this site, known for its dining, its pools, an early on-site fitness club and what is often described as Canada’s first disco. It was demolished to make way for a multi-tower Tridel and Rowntree community, and the name Auberge, French for inn, is a direct nod to it.

The first stage pairs this 45-storey tower with a 29-storey tower on a shared five-storey podium, for 642 suites between them, plus 20 three-storey townhomes set into the podium at grade. The wider plan was conceived as a three-tower community, with a third tower following this first stage. The towers share a single interconnected underground garage.

Condos.ca lists Rowntree Enterprises as the developer of 30 Inn on the Park, while construction reporting and the design team’s own release name Tridel, with Tridel’s construction arm, Deltera, building it. In practice this is a Tridel and Rowntree joint venture, and Tridel’s finishes and sales standards show throughout.

Terraces, larger suites and the design

The architecture is defined by cascading terraced balconies stepping across the façade. The design brief, according to the interior designers, was to deliver larger suites that could work for family living, with substantial outdoor space, rather than another tower of compact one-bedrooms.

That shows in the listings. The current range runs from one-bedrooms in the 500 and 600 square foot bands up to large two-bedroom-plus-den and three-bedroom suites. Few towers in North York offer that spread under one roof.

The lobby is a double-height space with a European, grand-hotel feel, and the interiors by II BY IV DESIGN lean on soft colours and traditional details. If you like Tridel’s style, you will like this building. If you prefer a minimalist look, this is not it.

Height matters in a 45-storey tower. Lower floors look into the podium, the pool deck and the neighbouring tower, while upper floors get the long views over the ravines and toward the downtown skyline that the site was designed around. Price the floor and the view, not just the square footage, and check which suites look directly at the 29-storey tower.

The amenity podium, and what it costs

The amenities are spread across the shared podium: about 3,000 square feet at the lower levels with a theatre, multipurpose rooms, a dining room and party rooms, and about 5,000 square feet on the fifth level with a whirlpool spa, yoga and spin studios and a fitness centre. These open onto an outdoor pool deck of roughly 5,000 square feet with barbecues and lounge seating.

Across the full community, the amenity program was described at about 27,600 square feet. That is a resort-scale package, and it is shared with the neighbouring tower, so ask how costs are split between the corporations under any shared facilities agreement.

Fees across current listings average about $0.93 per square foot. That is mid-range for a Tridel tower with concierge, an outdoor pool and this much amenity space, and it is likely to rise as the building settles into its real operating costs.

Leslie and Eglinton, day to day

The original hotel was placed here for its access to the Don Valley Parkway and the parkland around it, and both still define daily life. The ravine and park system around Wilket Creek, Sunnybrook Park and Edwards Gardens is close, and the DVP is minutes away by car.

The Eglinton corridor is changing quickly, with the Crosstown line and a wave of new towers around Leslie, Don Mills and the former Science Centre lands. For a 2024 building, that means more services over time and more new competition on resale.

That competition is the main thing I watch on this corridor. A large number of new suites are planned or under construction along Eglinton within a short drive, and many of them are compact investor units. Larger suites with terraces are much harder to replicate, which is why I expect them to hold up better here than the smaller plans.

Day-to-day shopping is mostly by car or a short drive to the Shops at Don Mills and the plazas along Eglinton. The transit panel on this page has the real distances.

Pricing and fees at Auberge on the Park

Nine suites are listed for sale right now, asking between $498,000 and $1,650,000. That spread reflects the range of the building more than anything else: compact one-bedrooms at the bottom and large terrace suites at the top.

Monthly fees across those listings run from about $529 to $1,607, or roughly $0.93 per square foot. Condos.ca does not list what the fee includes, so confirm in the status certificate whether heat, water and the shared amenity costs are bundled, and whether parking is included.

With nine suites for sale and eight for lease, there is real choice here, which usually means room to negotiate on the compact units. The larger terrace suites are scarcer, and they are the ones I would expect to hold value best. For actual recent trades, see my building sold report.

Jatin’s honest take on Auberge on the Park

Who this building suits

Families and downsizers who want a larger suite with a real terrace, a full amenity package and parkland nearby, and who are comfortable driving for most errands. The compact units suit young professionals who want a Tridel building on the Eglinton corridor.

What I’d want you to check

As a 2024 registration, the building is still in its Tarion warranty periods, so ask about the unit’s deficiency list and any open common-element claims. Read the shared facilities agreement with the neighbouring tower, the first budgets and the reserve fund study, because shared pools and podiums carry real long-term costs. Confirm who the property manager is, since condos.ca does not list one, and whether parking and a locker come with the unit.

The value question

In my experience, Tridel buildings tend to carry a resale premium over comparable towers because buyers trust the construction and the management standards. For the larger terrace suites, I think this is one of the better new-build options in North York, because that combination of size, outdoor space and amenities is hard to find. For the compact one-bedrooms, competition from new towers along Eglinton is the risk, and that is where I would negotiate hardest.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
