Leases 14%Sales 86%

Mostly owner-occupied. Of 7 deals here in the last 24 months, 1 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Residences of Muir Park?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Residences of Muir Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Residences of Muir Park is the building I suggest when a Lawrence Park homeowner says they want to sell the house but not the lifestyle. It has only 72 suites, the smallest about 1,470 square feet and the largest near 3,800, across Yonge Street from Alexander Muir Memorial Gardens. Listings are rare, the fee covers the utilities, and the main questions are about a building approaching 40. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Residences of Muir Park is a 9-storey, 72-suite condominium at 2900 Yonge Street in Lawrence Park South, Toronto, south of Lawrence Avenue. It was developed by Costain and built in 1987; the condominium corporation, MTCC-735, was registered on 8 May 1987. Crossbridge Condominium Services is listed as property manager. Suites range from about 1,470 to 3,786 sq ft. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance and water.

A small building of house-sized suites

With 72 suites over nine storeys, Muir Park is closer to a private club than a typical condo tower. You share elevators with a handful of neighbours per floor, the concierge knows who lives there, and the board represents a small, mostly owner-occupied community.

Suites run from about 1,470 to 3,786 square feet. The smallest is the size of a modest bungalow’s main floor, and the largest is a full family home on one level. This is a building designed for people moving out of Lawrence Park, Lytton Park and Hoggs Hollow houses, not for first-time buyers.

Costain developed it, and it was completed in 1987. The design is of its era, so the real variety is inside the suites, where some have been fully rebuilt and others are largely original.

In suites this large, the floor plan matters more than the finishes, because finishes can be changed and walls in a concrete building are harder to move. I look at how the living and dining rooms connect, whether the primary bedroom is separated from the others, and how much natural light the plan gets on its exposure.

I also look at the mechanical side: the age of the in-suite heating and cooling equipment, the windows and the condition of the balcony or terrace. These are the items that turn a cosmetic renovation into a much larger project.

Finally, I ask what the building has done recently. A corporation that has already completed its roof, window or garage work leaves the next owner in a much better position than one that has those projects still ahead.

The gardens across the street

The building faces Alexander Muir Memorial Gardens, the formal park on the east side of Yonge at 2901. The gardens were moved to this spot in 1951 when the Yonge subway’s Davisville yard took their original site, and Edwin Kay’s symmetrical, terraced design was rebuilt here. The building shares its name with the park.

For an owner, that means a permanent, protected green view on the Yonge side and a formal garden, with roses and tiered beds, as a daily walk. Unlike most frontage on Yonge Street, the land across the road is a city park, not a development site.

Toronto Public Library’s digital archive also holds an older photograph labelled as the Muir Park Hotel at 2900 Yonge Street, so the Muir Park name was tied to this address before the condominium.

Fees: utilities in, parking to confirm

The fee includes heat, hydro, air conditioning, water, building insurance and common elements. In a 2,000-plus square foot suite, having hydro and cooling covered is a meaningful saving over a newer building with individual meters.

Parking is not listed among the fee inclusions in the data I have. Many suites here come with parking, but confirm on the status certificate how many spaces belong to the suite, whether they are owned or exclusive-use, and whether any separate charge applies.

Daily life here is a Yonge Street routine. Shops, restaurants and services along Yonge north and south of Lawrence are part of the appeal, and the automatic panel on this page covers transit, schools and nearby parks.

What a small building means for owners

In a 72-suite building, the board is your neighbours, and the decisions they make affect you directly. That cuts both ways. Small buildings are often well run because owners are invested and know each other, but each major repair is shared across fewer suites, so the cost per owner is higher than in a 300-unit tower.

Renovation is a real topic here. Many buyers of large, original suites plan a full renovation, and the building’s rules on contractor hours, elevator bookings and noise will shape how long that takes. Ask for the rules and any renovation approval process before you firm up, not after.

The concierge and a quiet building matter to the people who live here. If you are coming from a house, the adjustment is less about space, which you will still have, and more about sharing decisions on the roof, the lobby and the garage with 71 other owners.

What Muir Park costs

The building average sits at about $770 per square foot. On a 1,500 square foot suite, that points to roughly $1.15 million; at the large end, the numbers move well past $2.5 million. Condition swings this a lot, because a renovated suite and an original one can be hundreds of thousands apart.

For Lawrence Park, $770 a foot is moderate. New luxury condos along Yonge in midtown routinely ask far more per square foot, for smaller suites and with fewer neighbours sharing a much smaller building.

Property tax is separate from the fee, and on a suite of 2,000 square feet or more in this location it is a significant cost. Ask for the current tax bill along with the status certificate so you can see the full monthly picture.

There are no suites listed for sale or rent right now, which is typical. With only 72 units and long-term owners, months can pass without a listing. If you want to be told the moment one comes up, book a call and I will set that up.

Amenities at Residences of Muir Park

There is no pool or big gym here; the package is a concierge, a rooftop deck and rooms for meetings and parties. For the owners this building attracts, a staffed front door and a quiet building matter more than a fitness floor.

Jatin’s honest take on Residences of Muir Park

Who this building suits

Downsizers from Lawrence Park and the surrounding midtown neighbourhoods who want house-sized rooms on one floor, a concierge and a garden view, without leaving Yonge Street. It suits people who entertain and need a real dining room.

What I’d want you to check

The building is nearly 40 years old. Read the reserve fund study for the roof and rooftop deck, windows, elevators, the heating and cooling plant and the garage. In a small building, each major project is shared among only 72 owners, so a large repair lands harder per suite. Confirm parking details and any renovation rules on the status certificate before you plan a gut job.

The value question

At about $770 per square foot, you are buying big, rare suites in Lawrence Park at a lower rate than new midtown luxury. The catch is age and the cost of renovation. Budget for updating a suite properly, and the value case is strong.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
