Mix of owners and renters. Of 16 deals here in the last 24 months, 7 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Winslow?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Winslow

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Winslow is a building for people leaving a house, not for people buying their first condo. Devron put just 60 large suites into a nine-storey masonry building at Yonge and Strathgowan, finished in 2024, and spent its effort on things you notice after you move in: sound between suites, leak protection and humidity. That makes it one of the more specific downsizer buildings in Lawrence Park. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Winslow is a nine-storey, 60-suite condominium at Yonge Street and Strathgowan Avenue in Lawrence Park South, Toronto. Condos.ca lists it at 1 Strathgowan Avenue, while the developer’s planning and news coverage use 2779 and 2781 Yonge Street. It was developed by Devron and designed by Rafael + Bigauskas Architects with ERA Architects. It was completed in 2024, and the condominium corporation, TSCC-3027, was registered on 18 January 2024. The project also includes 28 rental replacement suites and retail at grade on Yonge.

Gentle density on Yonge, in masonry rather than glass

The Winslow replaced a four-storey rental apartment building on the site, and the project was required to rebuild 28 rental suites alongside the 60 condominiums. That is why the building holds more homes than its condo corporation count suggests. Those replacement rentals sit within the project, so the owners you share a lobby with are not all condo owners.

ERA Architects, best known for heritage work, worked with Rafael + Bigauskas on the design. The goal they described was context and scale: a residential look, simple detailing, shadow lines and warm, solid materials. The result is a masonry facade rather than a glass curtain wall, which suits a street of older houses and low apartment buildings.

At nine storeys and roughly 35 metres, it is a mid-rise in the true sense. It reads as part of Yonge Street rather than a tower on top of it, and that is a large part of why buyers coming from nearby houses like it.

Suites sized like houses

This is not a building of one-bedrooms. At launch Devron described family-sized suites from roughly 1,000 square feet to more than 4,000, and the eighth-floor penthouses run to about 640 square metres, close to 6,900 square feet. Every resale listing on condos.ca when I checked was a two-bedroom, which tells you the core of the building is large two-bedroom plans.

For a downsizer, that matters. You can keep a dining table that seats eight, a proper den and real storage, and you are not choosing between selling furniture and buying a second locker.

Check the floor plan for the specific suite rather than the model name, because a building with this few suites and this many custom combinations can have plans that differ from the marketing brochure.

Built for the complaints people usually have about condos

The most distinctive thing about The Winslow is what Devron chose to engineer. The developer says sound transmission between suites is reduced by more than half compared with industry standards, using a three-inch buffer and insulation in the walls between suites and added measures in ceilings and floors.

Wet areas are waterproofed with a lifetime leak warranty, and a leak detection system shuts off water automatically. Windows are thicker, high-performance units with upgraded frames, and suites have built-in humidifiers, which anyone who has lived through a dry Toronto winter in a new condo will appreciate.

Those are developer claims, so ask what the warranty documents actually say, who holds them, and whether they transfer to a resale buyer. A lifetime leak warranty is only as useful as its terms.

The City of Toronto lists the project as a Toronto Green Standard Tier 2 building, a step above the base requirement for new development. The City’s profile puts as-built energy performance about 16 percent better than the code baseline, with low-flow fixtures and drought-tolerant planting cutting water use.

Parking is in four underground levels, and the City reports that about 27 percent of the spaces have Level 2 electric vehicle chargers. For a buyer bringing a car from a house, ask whether the space that comes with the suite is one of the charger-equipped spaces, or whether one can be added and at what cost.

Indoor bicycle racks are provided for residents and retail tenants, with outdoor racks for visitors. Recycling and organics rooms are on the parking level, which is worth a look on your visit, since the waste routine is one of the small daily differences between a house and a condo.

Yonge and Strathgowan, day to day

The Winslow sits on Yonge in Lawrence Park South, on the stretch of shops and restaurants between Eglinton and Lawrence. The ravines are the local asset: Blythwood Ravine and Alexander Muir Memorial Gardens are both close enough to make a daily walk realistic.

Strathgowan is a quiet residential street, so the building has a busy main-street side and a calm side street. Ask which way the suite you are looking at faces, because that one detail changes how it feels to live there.

The area is also connected to the city’s transit changes, with the Eglinton Crosstown to the south. For a buyer who wants to stay in Lawrence Park and give up stairs and snow shovelling, there are only a handful of buildings that offer suites of this size.

What large suites cost here

Condos.ca puts the building’s average at about $1,444 per square foot. That is high for midtown, but it reflects a new, small, concrete-and-masonry building with large suites, and per-square-foot figures on suites over 1,500 square feet can look lower than smaller condos in the same area.

When I checked, four two-bedroom suites were listed for sale, asking from about $1.55 million to $1.9 million. Their monthly fees ran from about $1,330 to $1,690. Fees at that level reflect suite size and a full-service building with 24-hour concierge, so compare them per square foot against similar buildings rather than in total dollars.

Fee inclusions are not published on condos.ca, so ask for the budget and confirm whether heat, cooling and water are included or billed by suite. Because the building is newly registered, the first-year budget may change as the corporation learns its real costs. My building sold report will give you the aggregate sales picture.

Jatin’s honest take on The Winslow

Who this building suits

Lawrence Park and North Toronto homeowners who are ready to give up the house but not the neighbourhood, and who need room for furniture, family visits and a home office. It also suits buyers who are sensitive to noise and want a small building where they will know their neighbours.

What I’d want you to check

Ask for the warranty terms behind the leak protection and soundproofing claims, and whether they transfer to you. Read the first budget and the reserve fund study carefully, since a newly registered corporation is still learning its costs. Confirm parking and locker allocation for the suite, and understand how the 28 rental replacement suites share the building and its costs.

The value question

You pay a premium per square foot for a small, quiet, well-specified building, and you do not get resort amenities for it. If the suite layout replaces the house you are leaving and the fee makes sense per square foot, that premium buys a building with few comparables in the area. If you only need 900 square feet, there are better-value options nearby.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
