Living here
Renters, Airbnb and elevators at Reflections Residences
Do mostly owners or renters live here?
Renter-heavy building. Of 34 deals here in the last 24 months, 23 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Reflections Residences?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Reflections Residences
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Reflections is the building I point to when a Don Mills buyer wants to stay in the neighbourhood, walk to the shops and stop cutting the lawn. It was the first residential building in the redevelopment of the old Don Mills Centre, it is small, it was certified LEED Gold, and its suites were planned for people leaving houses. Supply is the problem: almost nothing comes up. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Reflections Residences is a 12-storey condominium at 85 The Donway West in Toronto’s Banbury-Don Mills neighbourhood, at the Shops at Don Mills in the former City of North York. It was developed by FRAM + Slokker with Cadillac Fairview and designed by RAW Design, and the condominium corporation, TSCC-2360, was registered on 28 February 2014. Condos.ca lists 106 suites; some project databases list 92. Performance Property Management is listed as the manager. Maintenance fees cover common elements, heat, air conditioning, building insurance, parking and water.
Reflections Residences at a glance
The first homes in a rebuilt Don Mills
Don Mills was Toronto’s first planned suburban community, and its original shopping centre was one of the country’s first strip malls. Cadillac Fairview and FRAM rebuilt the centre as an outdoor town centre, now the Shops at Don Mills, and Reflections was the first residential phase, launched to coincide with the retail opening.
That matters because the building is part of the plan, not an afterthought. You walk out of the lobby into the shopping streets, restaurants and the central square rather than onto a parking lot, and you are inside a mature neighbourhood of mid-century houses and ravines.
Its neighbour at 75 The Donway West, Liv Lofts, gives you a second building to compare when supply here is thin. The two share the same address strip and the same daily routine, so the comparison is mostly about suite size, finishes and fees.
RAW Design’s two-part building
RAW Design split the building into two masses. The northern part is clad mostly in textured precast concrete panels, with a pattern that refers back to the site’s commercial history. The southern part is the glassier one, with floor-to-ceiling windows and continuous balconies.
In practice, that means two different suite experiences. South-facing suites get the window walls and long balconies, with more light and more heat in summer. Northern suites have more solid wall, which suits furniture and art, and feel more like a traditional apartment. Know which side you are buying on.
The precast and glass split also affects long-term maintenance. Window wall systems and continuous balconies need sealant and membrane work on a cycle, while precast panels need their joints maintained. Both are normal, and both should appear in the reserve fund study with dates and costs.
The landscape was by Janet Rosenberg & Studio, one of the better-known landscape firms in the city.

Suites planned for downsizers
Suites range from about 690 to 1,392 square feet, according to condos.ca. There is no tiny studio stock here. The project database describes the units as large, aimed at the mature neighbourhood, and that is exactly who buys them: owners selling Don Mills and Banbury houses who want to stay close to friends and routines.
The suite count is a small discrepancy worth noting. Condos.ca and a 2015 REMI Network article list 106 suites; UrbanToronto and Architizer list 92, which probably reflects the original plan. The registered corporation is the authority, so check the status certificate if it matters to you.
A building of roughly 100 suites over 12 floors means few neighbours per floor, a quieter lobby and fast elevators, which is part of the appeal for older buyers. It also means each owner carries a larger share of every shared cost, so a well-funded reserve matters more here than in a 400-suite tower.
LEED Gold, and what it means for owners
The building was designed to LEED Silver criteria, and in 2015 REMI Network reported that it had been certified LEED Gold by the Canada Green Building Council, one of a small number of GTA condos at that level at the time.
The reported features include water-saving fixtures that cut indoor water use by about 30 per cent, efficient irrigation, low-emitting interior finishes, recycled-content materials, an automated sorter for waste and recycling, and estimated energy savings of about 40 per cent over standard practice.
For an owner, the useful part is lower operating cost over time. With heat, air conditioning and water in the fee, the building’s efficiency flows directly into the budget you share. Ask whether those savings show up in the utility lines of the current budget. Certification is a snapshot from completion; what counts years later is whether the equipment has been maintained and recommissioned as designed.
Pricing: the premium for location and size
Condos.ca puts the building’s average at about $791 per square foot. That is above older Don Mills condos and reflects a newer, certified building inside the Shops at Don Mills, with larger suites than most new construction.
Fees include parking, heat, air conditioning, building insurance and water as well as common elements, which is a strong inclusion list. Hydro is separate. When you compare with a building where parking and heating are on you, add those costs back.
There were no active sale or rental listings at the time of writing, which is typical. Thin supply cuts both ways. Sellers have little competition, and buyers have few comparables, so a pricing mistake in either direction is easy to make. When a suite does come up, act on recent sales data rather than waiting for a second listing to compare. You can request a sold report for the building.

Amenities at Reflections Residences
The amenity package is deliberately small: a concierge, a gym and a party room. That is a good thing for fees, and it works because the Shops at Don Mills and the neighbourhood around it supply the restaurants, cafes and public space that bigger buildings try to put inside.
Jatin’s honest take on Reflections Residences
Who this building suits
Downsizers from Don Mills, Banbury, the Bridle Path and Lawrence Park who want a large suite, a small building and the shops at their door. It also suits professionals who want a quieter alternative to a big tower. It does not suit buyers who want a pool, a large amenity floor or a wide choice of listings to pick from.
What I’d want you to check
At 12 years old, the building is past its Tarion warranty period and approaching its first round of significant component work. Read the reserve fund study for the window wall and balcony systems on the south side, the garage, and the mechanical equipment. Confirm the parking and locker for the specific unit, and ask how shared costs with the surrounding retail and garage, if any, are handled in the declaration and any shared facilities agreement.
The value question
At around $791 per square foot with parking and heat in the fee, Reflections is not cheap, but it is a newer, efficient, well-located building with suites large enough for people leaving houses. Compared with selling a Don Mills house and buying new construction elsewhere, I think it holds its value well. The real cost is waiting for the right suite. If you are selling a house nearby, get pre-approved and have your sale strategy ready, so you can move when one does list instead of watching it go to someone who was prepared.
