Can you Airbnb a unit at The Haven at Carrington Park?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Haven at Carrington Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Haven at Carrington Park is the building I show people who have outgrown a two-bedroom downtown and want room without buying a house. It is a 20-storey Monarch tower from 2003 on Leslie Street, with suites that run past 2,000 square feet and a fee that covers most of your utilities. The fee is the number that scares people, so most of this review is about whether it should. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Haven at Carrington Park is a 20-storey, 290-suite condominium at 1101 and 1105 Leslie Street in the Banbury-Don Mills area of North York, near Leslie and Eglinton. It was built in 2003 by Monarch Group, with architecture credited to Graziani + Corazza, and rises about 66 metres. The condominium corporation is TSCC-1813, registered on 20 November 2003, and FirstService Residential is listed as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water.

A Monarch tower from the early 2000s, built for space

Monarch Group developed The Haven, and Graziani + Corazza are credited with the architecture. At 20 storeys and about 66 metres, it is one of the taller buildings on this stretch of Leslie, but it reads as a building of its era: solid, conservative, and designed around the people who were buying in 2003, many of them downsizers from Don Mills and Leaside.

The building carries two street addresses, 1101 and 1105 Leslie Street, under one corporation. Don’t confuse it with Carrington Place at 1103 Leslie, which is a separate condominium with its own corporation, budget and reserve fund. When you compare fees or read a status certificate, make sure the paperwork is for TSCC-1813.

With 290 suites, it is big enough to support a full concierge and staff, but not so big that the lobby feels like a transit hub. That size is about right for the amenity package it carries.

Suites that compete with a house

Condos.ca lists suites from about 653 to 2,281 square feet. The bottom end is a normal one-bedroom; the top end is the size of a semi-detached house, and that upper half of the range is what defines the building.

Large suites from this period tend to have proper separate dining rooms, real laundry rooms, and more hallway than a modern plan. That is a trade-off rather than a flaw. You get walls to hang art on and rooms that close off, but you may also be paying fees on square footage that is corridor. Walk the plan and count how much of it you would actually use.

If you are buying a 2003 suite that has never been updated, budget for kitchens, bathrooms and flooring. The good news is that the bones of a larger suite give you room to renovate properly. Before you plan anything structural or move plumbing, ask management for the corporation’s renovation rules and approval process.

Why the fee is higher than you expect

Both suites listed for sale when I checked carried monthly fees of roughly $1,327 to $1,350. On a 600-square-foot one-bedroom that would be alarming. Here it reflects large suites and an inclusion list that covers heat, air conditioning, water, building insurance, parking and the common elements.

In a newer building you would pay for heating and cooling on your own meter, and often pay for parking separately. Put those costs back onto the newer building before you compare. On a large suite, the heating and cooling bill alone is not small, and here it is already inside the fee.

What is not in the condos.ca list is hydro, so plan for your own electricity bill. The bigger question at a building this age is not today’s fee but where it is heading, and that is a reserve fund question, which I cover below.

Leslie and Eglinton is about to look very different

For two decades this corner was defined by Sunnybrook Park, the ravines and the old Inn on the Park lands. That is changing. The Eglinton Crosstown line runs along Eglinton, and it has brought a wave of development proposals to the corner.

The biggest one nearby is at 1075 Leslie Street, the Toyota On the Park dealership site at the northeast corner of Leslie and Eglinton. A 2022 proposal by Rowbry Holdings, designed by BDP Quadrangle, called for four towers of 15 to 49 storeys with about 1,846 condominium units and a new public park. It is a proposal, not a building, so check its current status, but it tells you where this intersection is heading.

For owners here, that means construction, more traffic on Leslie, and more competing condo supply over the next decade. It also means more shops and services within walking distance of a corner that has always needed a car. Large suites like the ones at The Haven will be rare in the new towers, which mostly plan one-bedrooms.

What The Haven is asking, in context

Condos.ca puts the building’s average at about $647 per square foot. For an established tower near a future transit line, that is modest, and it reflects two things: the age of the building and the large suites, which always sell for less per foot than small ones.

Two suites were listed for sale when I checked, asking between $710,000 and $879,000, with monthly fees of roughly $1,327 to $1,350. Two suites were also listed for lease. Two listings is not a market, so treat the range as a snapshot, not a valuation.

If you are weighing a purchase here, the sales panel beside this review shows what has actually traded. For a suite-specific number, I would rather pull the recent comparable sales for your floor plan and exposure. You can book a call and I will walk you through them.

Condos.ca and CondoInvestments.ca between them list concierge, guest suites, a party room, a meeting room, a car wash, a gym, a pool and a sauna. For buyers coming from a house, the guest suites and the car wash are the practical ones: family can visit without sleeping on your couch, and you can wash the car in February.

Jatin’s honest take on The Haven at Carrington Park

Who this building suits

Downsizers from Don Mills, Leaside and Lawrence Park who want a large suite, a concierge and predictable costs, and who are happy driving most places for now. It also suits buyers who want to be positioned near Eglinton before the corner fills in, without paying new-construction prices per foot.

What I’d want you to check

This is a 2003 building, which puts it at the age where windows, balcony doors, elevators, the garage membrane and heating and cooling equipment start coming due. Read the reserve fund study and ask how much has already been spent and what is scheduled next. Confirm the paperwork is for TSCC-1813 and not the neighbouring Carrington Place. The building is tagged with pet restrictions, so get the actual rules in writing if you have an animal. And go look at the corner at rush hour.

The value question

At about $647 per square foot with heat, cooling and parking in the fee, The Haven is good value for space. You give up new finishes, low fees and walkability today. You gain room, a building with a long operating record you can examine, and a corner that should get more useful over time. If the reserve fund is in good shape and you plan to stay five years or more, I think it makes sense.

Who built The Haven at Carrington Park?

Monarch Group developed the building, which was completed in 2003. Graziani + Corazza are credited as the architects.

How tall is The Haven and how many suites does it have?

It is 20 storeys, about 66 metres, with 290 suites across the 1101 and 1105 Leslie Street addresses.

Is 1103 Leslie Street part of The Haven?

No. Carrington Place at 1103 Leslie is a separate condominium. The Haven at Carrington Park is TSCC-1813, so check that the status certificate you receive is for that corporation.

What do the maintenance fees include?

Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water. Hydro is not on that list, so expect your own electricity bill.

Why are the fees so high?

Most suites are large, and the fee covers heating, cooling and parking that many newer buildings bill separately. Compare total monthly cost, not the fee alone.

How big are the suites?

Condos.ca lists suites from roughly 653 to 2,281 square feet, so the building ranges from one-bedrooms to suites the size of a small house.

What amenities does the building have?

Listings show a concierge, security, gym, pool, sauna, party and meeting rooms, guest suites and a car wash. Confirm what is currently open with management.

Who manages the building?

Condos.ca lists FirstService Residential as the property manager.

What is being built near The Haven?

A 2022 proposal for 1075 Leslie Street, the dealership site at Leslie and Eglinton, called for four towers of 15 to 49 storeys and a public park. It was a proposal, so check its current status.

At a median price of $750,000 and a median rent of $2,695 a month, the gross yield is about 4.3%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at The Haven at Carrington Park?

A mix of both. Of the deals here in the last 24 months, 55% were leases and 45% were sales.

Can you Airbnb a unit at The Haven at Carrington Park?

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
