Leases 75%Sales 25%

Renter-heavy building. Of 60 deals here in the last 24 months, 45 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Concorde Park II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Concorde Park II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Concorde Park II is the building I point to when someone wants a full-amenity tower in Don Mills at a price below newer stock. It is a 37-storey, 439-suite building from 1992 with an indoor pool, tennis and squash courts and moderate fees for what is included. The big question for the next decade is what happens on the land around it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Concorde Park II is a 37-storey, 439-suite condominium at 7 Concorde Place in North York’s Banbury-Don Mills area, built in 1992. Condos.ca describes it as built by Concord but leaves the developer field blank. The condominium corporation is MTCC-1012, registered on 30 January 1992, and Crossbridge Condominium Services is listed as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water.

A big tower in a tower cluster

Concorde Place is a short street of condominium towers east of the Don Valley Parkway, between Wynford Drive and the ravine. Concorde Park II sits alongside other towers on the same street, including Highgate at 1 and 3 Concorde Place and the tower at 5 Concorde Place.

At 37 storeys and 439 suites, this is a large corporation. That spreads the cost of major repairs across many owners, which keeps fee increases gentler. It also means a busier lobby and elevators than a mid-rise, and a board that has to manage a large and varied owner group.

On the developer, condos.ca’s overview says the building was built by Concord, while the developer field is blank. I treat that as the likely builder but would not rely on it if the developer’s name matters to your decision.

Because the building is large, there is usually a steady flow of suites on the market, which helps both buyers and sellers. You can compare several plans and floors in a single afternoon, and when you sell you are not waiting a year for a comparable sale to appear.

The amenities are the draw

Listing descriptions for the building describe a recreation package that few newer towers match: an indoor pool and hot tub, two tennis courts also used for pickleball, a squash court, a gym, billiards, a library, small and large party rooms and guest suites. Condos.ca adds a sauna and a games room.

Staffing is full-time as well, with 24-hour concierge and security and an on-site superintendent, according to the same listings. Some describe an active social committee that runs owner events, which is common in buildings with a long-standing owner base.

The setting is part of the appeal. The building sits on the edge of the Don River ravine, and listings mention ravine trails a short walk away. For owners who walk, run or cycle, that is a daily benefit.

Condos.ca flags a pet restriction without details. If you have a pet, read the declaration and rules before you make an offer.

What the fee covers

Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water. Hydro is not on the list, so budget for electricity yourself.

Condos.ca works the fee on current listings out at about $0.84 per square foot. With heat, cooling and parking included and a large amenity package to run, that is moderate for a building of this age.

The amenities are what you are paying for, and they come with long-term costs. Pools, courts and a 37-storey tower’s mechanical systems all need periodic replacement. With 439 owners sharing the bill, those costs are easier to absorb, but they still have to be planned and funded.

Do not compare this fee directly to a newer tower with no pool and no courts. Those buildings often look cheaper per square foot, but they offer far less and usually charge for parking separately. Add parking, heat and cooling to the newer building before you decide which is really cheaper.

A neighbourhood about to grow

The biggest change ahead is across the road. UrbanToronto lists a proposed redevelopment of the Concorde Corporate Centre at 10 and 12 Concorde Place, on the northwest corner of Wynford Drive and Concorde Place, by Fengate Properties with Core Architects. The proposal describes eight towers of 42 to 47 storeys, close to 3,900 homes, retail and a public school, and it is in pre-construction.

If it proceeds, that would bring years of construction and many more residents to a quiet street. It would also add shops and services that the area currently lacks within walking distance. For owners with views toward that site, ask which way a suite faces before you buy.

Line 5 Eglinton opened in 2026 and gives this area a new east-west transit option. The panel beside this review shows the nearest stations, schools and parks.

For now, the street remains quiet and residential, with most daily shopping a short drive away at the Shops at Don Mills and along Eglinton. Owners who walk will find the ravine trails more useful than the street itself.

What suites are asking

Condos.ca does not publish a building average per square foot for Concorde Park II, so I will stick to what is on the market.

Five suites were listed for sale when I checked, asking between $425,000 and $795,000, with fees of about $548 to $976 a month. Three suites were listed for lease. That spread reflects a building that runs from compact one-bedrooms to large two-bedroom-plus-den plans.

For a 1992 tower with this many amenities and parking in the fee, those asking prices are well below what newer Don Mills buildings ask for comparable space. You give up new finishes and newer mechanical systems, and you gain space, a pool and courts, and a long record you can examine.

With five listings at a time, there are usually comparables, but floor height, view and renovation all move prices here. I would price a suite against recent sales of the same plan in this building. Ask me for the sold report before you make an offer.

This is one of the fuller amenity packages in Don Mills: you can swim, play tennis, pickleball or squash and use the gym without leaving the building. Guest suites and party rooms make it easy to host family, which suits the many downsizers here.

Jatin’s honest take on Concorde Park II

Who this building suits

Buyers who want a full-amenity tower at a moderate price: active downsizers, couples and first-time buyers who will use the pool and courts. It suits people who like ravine walks and do not need to be on a subway line, and it suits owner-occupiers more than short-term investors.

What I’d want you to check

At more than 30 years, look at the reserve fund study for elevators, windows, balcony repairs, the garage membrane, the pool and the courts. Read the budget and recent minutes for planned projects. Confirm your parking and locker, read the pet rules, and think about how the proposed towers across the road might affect your suite’s view and the street during construction.

The value question

With fees around $0.84 per square foot including heat, cooling and parking, and asking prices well below newer towers, I think the building offers good value if you use what it offers. The redevelopment proposal is the variable to watch. Book a call and we can compare it with the other Concorde Place towers.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
