Living here
Renters, Airbnb and elevators at Chateau Auberge on the Park
Do mostly owners or renters live here?
Renter-heavy building. Of 125 deals here in the last 24 months, 106 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Chateau Auberge on the Park?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Chateau Auberge on the Park
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Chateau is the tower Tridel saved for last at Auberge on the Park, and it was planned for a different buyer than the first two. Its launch suites started at 950 square feet and ran past 2,300, aimed at people moving out of houses rather than first-time buyers. It is brand new, registered in 2025, so the questions here are about a young corporation, not an old roof. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Chateau Auberge on the Park is a 39-storey condominium tower at 10 Inn on the Park Drive, Toronto, near Leslie Street and Eglinton Avenue East in Banbury-Don Mills, North York, part of the York Mills, Don Mills, Lawrence Park, Bathurst Manor and midtown-north Toronto area. Condos.ca records 249 suites; UrbanToronto reported 251 at launch. It was developed by Tridel, with Rowntree Enterprises as partner per UrbanToronto, and designed by Graziani + Corazza Architects. The building was completed in 2025. The condominium corporation is TSCC-3107, registered on 31 March 2025, and condos.ca lists Del Property Management as the manager. Condos.ca does not publish what the fees include.
Chateau Auberge on the Park at a glance
The last of three towers on the old Inn on the Park site
Auberge on the Park replaced the Inn on the Park hotel at Leslie and Eglinton with three towers of 45, 29 and 39 storeys and about 868 homes in all. Chateau is the third and the easternmost. Graziani + Corazza Architects designed all three for Tridel and Rowntree Enterprises.
The tower topped off in December 2023, and its crane came down by mid-2024. UrbanToronto described a podium with a stone base and precast panels, projecting balconies, white balcony railings on the west and south faces, and an outdoor terrace above the fifth floor.
Between the three towers sits a ground-level park of more than 27,000 square feet, and Sunnybrook Park, about 147 acres, is across Leslie Street. That green setting is the reason most people buy here, and the Don Valley ravines and downtown skyline views from the upper floors are a close second.
The name causes confusion in searches. Listings use Chateau, Chateau at Auberge on the Park and 10 Inn on the Park Drive, and the two earlier towers have their own addresses and may sit in separate corporations. Make sure any comparable you look at is actually in TSCC-3107.
Suites sized for downsizers
When Chateau launched in 2019, UrbanToronto reported an initial release of two-bedroom, two-bedroom-plus-den, three-bedroom, penthouse and townhome plans running from 950 to 2,346 square feet. That is a much larger mix than most new towers, which lean on studios and one-bedrooms.
Later releases evidently went smaller. One suite on the market at the time of writing was listed in the 600 to 699 square foot range, so the building now has a spread from compact one-bedrooms up to large penthouses. For resale, that means two distinct buyer pools: investors and first-time buyers at the small end, and owner-occupiers moving out of houses at the large end.
Interiors for the tower were designed by II BY IV DESIGN, which also did the first two towers. The double-height lobby was one of the selling points at launch.
If you are coming from a house, study the larger plans closely. Look for split bedrooms, a real dining area and storage, because two suites of 1,200 square feet can live very differently. Ask for the builder’s floor plan for the exact suite you are viewing, not a marketing version.

Amenities and building technology
UrbanToronto’s launch report listed a fitness centre with change rooms, an indoor pool and whirlpool, a party room, a pet amenity space and an outdoor dining terrace, with landscaping by Scott Torrance of Forrec. Condos.ca adds a concierge, dining room, library, firepit, outdoor patio and barbecues.
The building was also sold with a technology package: smartphone access to amenities, digital suite-door locks, licence plate recognition for the garage, package lockers and in-suite wall pads with a mobile app for monitoring entry points. Ask how well those systems have worked since occupancy, and who pays when the software or hardware needs replacing.
Check, too, which amenities are in Chateau itself and which are shared across the three towers. Large master-planned communities often split facilities and costs among corporations through a shared facilities agreement, and that agreement affects both your fee and your access.
A new corporation at Leslie and Eglinton
TSCC-3107 was registered in March 2025, so the building is in its first years. That is when the first-year budget meets real operating costs, the first reserve fund study is done and the board starts working through deficiency claims with the builder under Tarion. Read the minutes for how that is going.
Line 5 Eglinton opened in 2026, and UrbanToronto has noted a surface stop at Sunnybrook Park, one stop west of Science Centre, a future interchange with the Ontario Line. Transit, school and walking details are in the panel on this page.
New buildings carry a few specific checks. Confirm the suite’s Tarion warranty dates, whether any deficiency forms are still open, and whether the builder still holds unsold suites, since builder inventory can compete with you on resale. The status certificate and the seller’s documents should answer all three.
What Chateau is asking, and what the fees look like
At the time of writing, condos.ca showed four suites for sale and three for rent. Asking prices across the four for-sale listings ranged from $499,000 to $1,899,000, which reflects the very wide spread of suite sizes rather than any one price level. Monthly fees across the same listings ranged from about $456 to $1,378.
Condos.ca did not publish a building price per square foot, and with only one listing showing its size band, I will not calculate one. The fair comparison is the other two Auberge towers next door and other new towers along the Eglinton corridor, matched by size and floor.
Rentals tell a similar story. With three suites listed for lease at the time of writing, tenants have some choice. If you are buying to rent, the smaller suites usually lease faster, while the large plans are best bought by people who plan to live in them.
Remember that early fees in a new building are based on the builder’s first-year budget. Expect them to move once the corporation has a full year of real costs and its first reserve fund study. For a reliable read on value, ask me for the building sold report.

Amenities at Chateau Auberge on the Park
This is a full amenity package, closer to what downtown towers offer than to what most of North York has. The pool and whirlpool are the features buyers ask about first, and the pet space and package lockers are the ones residents end up using every day. For downsizers leaving a house, a concierge and a pool on site replace a lot of what the house used to provide.
Jatin’s honest take on Chateau Auberge on the Park
Who this building suits
Downsizers from Don Mills, Leaside and Lawrence Park who want a large suite, a concierge and a park across the street. It also suits buyers who want a new Tridel building near Line 5 Eglinton, and investors at the smaller end of the suite mix.
What I’d want you to check
Read the first reserve fund study as soon as it is available, along with the minutes on builder deficiencies. Confirm what the fee covers, whether amenities are shared with the other two towers and how those costs are split. Ask how the smart-building systems have performed and what the parking and locker arrangement is for the suite you want.
The value question
You pay new-building prices here for a new-building product, with a strong green setting and rapid transit along Eglinton. The large suites have few true competitors in this part of the city. The risk is the usual one for a young corporation: fees that rise after the first budget. Buy the suite, the view and the setting, and budget for fees to settle.
