Living here
Renters, Airbnb and elevators at The Rosewood
Do mostly owners or renters live here?
Renter-heavy building. Of 83 deals here in the last 24 months, 79 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Rosewood?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Rosewood
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Rosewood is where I take Don Mills buyers who need more room than a one-bedroom and do not want to pay downtown prices for it. Spread across 133 and 135 Wynford Drive, it has 355 suites, some of them well over 2,000 square feet, and a fee that is lower per foot than most buildings its age while still covering heat and cooling. It is a solid, unflashy building, and the details are where the value sits. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Rosewood is a high-rise condominium at 133 and 135 Wynford Drive in the Banbury-Don Mills area of North York, Toronto. Condos.ca lists it at 25 storeys with 355 suites, built in 2010, though one recent listing describes 133 Wynford as 17 storeys. The condominium corporation is TSCC-2057, registered on 17 March 2010, and Condos.ca lists Del Property Management as manager. Suites run roughly 611 to 2,549 sq ft. Fees include air conditioning, common elements, heat, building insurance, parking and water.
The Rosewood at a glance
Two addresses, one corporation
The Rosewood is one condominium corporation, TSCC-2057, with two street addresses: 133 and 135 Wynford Drive. When you search listings, you will see both numbers, and some sites even list 135 as 135 South Wynford. They are the same corporation, the same fee structure and the same board.
The height is where sources disagree. Condos.ca lists 25 storeys. A recent MLS listing described 133 Wynford as a 17-storey building. With two addresses on one site, it is possible the two towers are different heights, but I have not found a source that confirms it. If height matters to you, for views or for elevator wait times, confirm which tower the suite is in and how many floors it has.
Condos.ca does not name the developer, and I could not confirm one from an independent source. Rather than guess, I would ask the property manager or read the declaration, which names the declarant.
Layouts that go well past the usual two-bedroom
The suite range is the headline here: from about 611 square feet up to roughly 2,549. That top end is unusual for a building of this age, and a suite past 2,000 square feet is a house-sized floor plan, and that is a different buyer entirely.
Current listings run from one-bedrooms through two-bedrooms and two-plus-dens, so the middle of the building is the familiar Don Mills mix. The large suites are the exception, and when one comes up it tends to attract downsizers from the detached streets nearby who want to stay in the area.
Ask for the floor plan, not just the square footage. Some larger suites in towers of this age are corner units with long hallways, and the usable space can be less than the number suggests.

What 355 suites means for an owner
A corporation this size behaves differently from a small mid-rise. With 355 suites paying into the same pot, big repairs are spread across many owners, so a new roof or garage repair is less likely to hit any one household as hard as it would in a 60-suite building.
The flip side is volume. More suites means more move-ins, more deliveries and more people waiting for the elevator at 8 a.m. Ask how many elevators serve each tower, how move bookings work and how parcels are handled at the front desk. Those are small questions that decide whether a building feels calm or crowded.
It also means more renters in the mix. Seven suites were listed for lease when I checked, against four for sale. That is normal for Don Mills, but if you prefer a mostly owner-occupied building, check the share of leased suites in the status certificate and the automatic data on this page.
The daily reality on Wynford Drive
Wynford Drive is an office-and-condo strip just west of the Don Valley Parkway, and that tells you most of what you need to know. Highway access is quick, the streets are quiet in the evenings, and you are close to the Aga Khan Museum, a large grocery store and everyday services.
What you do not get is a walkable main street right outside the door. Most people here drive for errands, and the data panel on this page shows the transit options in detail. If you want cafes and shops at the foot of the building, look closer to Don Mills Road.
Security is taken seriously. Condos.ca tags the building with a security guard and concierge, and a recent listing describes the concierge as 24-hour. For buyers coming from a house, that front desk is often the feature that makes condo life feel safe to lock and leave.
Price per foot, and why the fee is reasonable
Condos.ca puts the building average at about $723 per square foot. That is modest for Don Mills, and it partly reflects the size of the suites: large units almost always trade for less per foot than small ones in the same building.
When I checked, four suites were listed for sale, asking between $499,900 and $679,000, with monthly fees from about $518 to $818. Seven suites were listed for lease. Across the active sale listings, fees averaged about $0.79 per square foot.
That fee covers heat, air conditioning, water, building insurance, common elements and parking. One recent listing also described hydro and cable as included; Condos.ca does not list those, so confirm in the status certificate before you build them into your budget. If hydro is in fact included, that changes the monthly math in the building’s favour.
For a 2010 building with a 24-hour front desk, I consider a fee under $0.80 per square foot reasonable. The question to ask is whether it has been kept low by good management or by under-funding the reserve, and only the reserve fund study answers that.

Amenities at The Rosewood
The amenity package leans toward comfort and security rather than a long list of extras: a staffed lobby, a fitness room with a steam room, rooms for entertaining and guest suites for family. Condos.ca also tags a pet restriction, so read the rules before you bring a large dog.
Jatin’s honest take on The Rosewood
Who this building suits
Downsizers from the detached streets of Don Mills and Banbury who want a large suite, a front desk and one predictable monthly payment. It also suits families who need a true second bedroom and den, and commuters who drive the Don Valley Parkway every day.
What I’d want you to check
At about 15 years old, the Rosewood is entering the stage where the garage membrane, roofing, window seals, elevators and the central heating and cooling plant need attention. Read the reserve fund study and recent board minutes. Confirm which tower the suite is in and its height, whether hydro is included in the fee, the parking and locker allocation, and the pet rules if you have an animal.
The value question
At around $723 per square foot, with heat, cooling and parking included and a fee under $0.80 a foot, the Rosewood is one of the better ways to buy space in Don Mills. You give up a walkable street and new-build finishes. You gain room, a lower per-foot price and a building with years of history you can inspect. For an owner planning to stay, I think it is a sound buy if the reserve fund holds up. Book a call and I will walk you through the recent sales.
