Renters, Airbnb and elevators at 2451 Bridletowne Circle Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 2451 Bridletowne Circle Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2451 Bridletowne Circle Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2451 Bridletowne Circle is a piece of the original North Bridlewood plan, the 1970s community that turned farmland at Warden and Finch into a ring of towers and townhouses around a shopping mall. It is a 101-home condominium townhouse complex from 1978, and it rarely comes up for sale. When it does, you need to know what a corporation this age has ahead of it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2451 Bridletowne Circle Townhouses is a condominium townhouse complex of 101 homes at 2451 Bridletowne Circle and 20 Brookmill Boulevard in the East L’Amoreaux area of Scarborough, Toronto, near Finch Avenue East and Warden Avenue. It was built in 1978. The condominium corporation is YCC-404, registered on 25 July 1978, and Atrens Management Group is listed as the manager. Condos.ca does not name a developer or publish a fee inclusion list for this complex.

Part of the North Bridlewood plan

Bridlewood takes its name from horses. The land around Warden and Finch was once the farm and indoor training track of distiller Henry C. Hatch, and in the 1960s the Robert McClintock Company bought it and neighbouring farms and named its new development Bridlewood in the track’s honour. The first subdivision, south of Finch, was built from 1966; in the 1970s building moved north of Finch into what is now called North Bridlewood.

That northern half is the part Bridletowne Circle loops through. It was planned as a mix of apartment towers, condominium townhouses and detached homes around Bridlewood Mall, which opened in 1975. A Toronto Star photo from 1972, described by the Scenes From Toronto blog, shows a farmer still ploughing a field here with new hydro towers, townhouses and apartments going up around him. This complex, registered as YCC-404 on 25 July 1978, is one of the townhouse pieces of that plan.

I could not find a developer named for this complex, and condos.ca does not list one. What the history does tell you is that the complex belongs to a planned community built around a central mall, rather than an infill project squeezed onto a leftover lot.

A 101-home corporation on two streets

The complex has two addresses, 2451 Bridletowne Circle and 20 Brookmill Boulevard, and 101 homes in one corporation. That size is a useful middle ground. It is large enough that a roof or paving program is spread across a reasonable number of owners, and small enough that a board can know the property well.

Bridletowne Circle is lined with separate corporations of a similar age: high-rises such as Oaktree Estates at 1250 Bridletowne Circle and 2500 Bridletowne Circle, and several other townhouse complexes, each with its own board, budget and reserve fund. Brookmill Boulevard has others too. When you look at a home here, confirm from the status certificate that it belongs to YCC-404, and read that corporation’s documents rather than a neighbour’s.

Condos.ca lists garage parking, visitor parking and BBQs as permitted. I could not find reliable layout details for this complex, so I will not guess at storeys or square footage. Townhouses of this era in Bridlewood are commonly two storeys over a basement, but every complex is different; walk the home and read the floor plan before you compare it with another.

What a 1978 complex has ahead of it

Condos.ca does not publish a fee inclusion list here, so get it from the status certificate. In other 1978 Scarborough townhouse complexes I have reviewed, listings report the fee covering common elements, building insurance and parking, sometimes with water, while owners pay their own heat and hydro. Do not assume the same applies here until you have seen the documents.

The age is the bigger question. After more than four decades, a complex like this has most likely replaced roofs, windows, doors and paving at least once, and may be into a second round, along with underground services and drainage that are hard to see. Ask Atrens Management Group for the most recent reserve fund study and compare the planned work with the money set aside for it.

Ask, too, what the declaration makes the corporation responsible for versus the owner. Windows, doors, fences, decks and the furnace are the usual grey areas in townhouse corporations, and the answer changes both your maintenance budget and how you should read the fee.

Bridlewood Mall and the Finch and Warden corridor

Daily life here revolves around Bridlewood Mall at 2900 Warden Avenue. It has grocery and everyday stores, and since 2024 a Toronto Public Library branch inside the mall, in space that used to be a supermarket. The L’Amoreaux area around it also has large parks and recreation facilities, including L’Amoreaux Park and the community and tennis centres that carry the name.

This is a bus-served, car-friendly part of Scarborough, with Finch Avenue East and Warden Avenue carrying the main routes and Highway 404 and the 401 within reach by car. The data panel on this page shows the nearest stops and stations from the door, so check those against your own commute.

The mall itself is now more than fifty years old, and the City’s Finch Warden Revitalization Study looked at the future of the area, including the Bridlewood Mall site, with a focus on reinforcing Bridlewood’s local character. If the mall site is redeveloped in the coming years, expect construction and change on your doorstep, but also the prospect of newer shops and services within walking distance of the complex.

What 2451 Bridletowne Circle costs

When I checked, there were no homes listed for sale or for lease in this complex. That is common for a 101-home townhouse corporation where many owners stay for years, and it means there is no current asking price to point to.

Condos.ca does not publish square footage or a price per square foot here either, so a per-square-foot comparison is not possible. The right way to price a home in this complex is from recorded sales of comparable townhouses here and in the neighbouring Bridletowne Circle and Brookmill Boulevard complexes, adjusted for condition and layout.

If you are watching this complex, I can pull those recorded sales for you through my building sold report and let you know when a home comes up.

BBQ permittedGarage parkingVisitor parking

The amenity list is short, and for a townhouse complex that is a good thing: there is no pool or recreation centre whose costs compete with roofs and paving. BBQs being permitted means you can use your outdoor space as you would at a house, and visitor parking makes family visits easier.

Jatin’s honest take on 2451 Bridletowne Circle Townhouses

Who this building suits

Families who want townhouse space in an established, master-planned neighbourhood with a mall, library and parks close by, and buyers who would rather pay a condo fee than handle a roof and driveway themselves. It also suits people who are patient, because homes here do not come up often.

What I’d want you to check

Confirm the home is in YCC-404, since several corporations share Bridletowne Circle and Brookmill Boulevard. Get the fee inclusions from the status certificate, read the reserve fund study against the age of the roofs, windows, paving and underground services, and check how the declaration splits responsibility for windows, doors, fences and the furnace. Read recent board minutes for planned projects and any talk of fee increases.

The value question

Bridlewood townhouses tend to appeal to owner-occupiers, and an established complex in a planned neighbourhood holds its appeal well when it is maintained. The value question here comes down to the reserve fund: a well-funded 1978 corporation is a sound purchase, while an underfunded one passes its catch-up costs to whoever buys next. Read the documents before you fall for the home.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
