Renters, Airbnb and elevators at 10 Cardwell Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 10 Cardwell Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 10 Cardwell Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

10 Cardwell Avenue Townhouses is a 104-home condominium townhouse complex from 1985, a few streets from Kennedy and Sheppard, where Agincourt is about to change more than at any time since the mall opened. Its size is its biggest structural strength. Its age is the reason you still need to read every page of the status certificate. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

10 Cardwell Avenue Townhouses is a 104-unit condominium townhouse complex at 10-36 Cardwell Avenue in Scarborough, in the Agincourt South-Malvern West neighbourhood near Kennedy Road and Sheppard Avenue East. It was built in 1985, and the condominium corporation is MTCC-693 (Metropolitan Toronto Condominium Corporation No. 693), registered on 2 January 1985. Condos.ca lists Atrens Management Group as the property manager and water as included in the maintenance fee, with BBQs permitted, a parking garage and visitor parking.

Why 104 homes is an advantage

In a townhouse corporation, the size of the complex drives the cost of owning in it. At 10 Cardwell, every roofing, window, paving or fencing program is shared across 104 homes. The same project in a 15- or 20-unit complex would land much harder on each owner.

Scale also tends to bring professional management. Condos.ca lists Atrens Management Group as the property manager, which means there is a firm handling fee collection, contractors and the books rather than a board of volunteers doing it all themselves. Ask how long the current manager has been in place and how the board and manager work together, because a stable relationship usually shows up in well-kept grounds and orderly records.

The address range, 10 to 36 Cardwell Avenue, tells you the homes are spread across several blocks. When you view a unit, walk the whole site. Look at the condition of the roofs, siding, brick and walkways on other blocks as well as yours, because you share the cost of all of them.

A 1985 complex at its second cycle

A complex registered in January 1985 is about 40 years old. Original roofs from that era are long gone, and many corporations of this vintage are now on their second round of shingles and well into window and door replacement. The reserve fund study will show where 10 Cardwell is in that cycle and how much is set aside for the next big projects.

Look closely at anything underground. Condos.ca lists a parking garage here, and in complexes of this age a shared underground garage, if that is what the site has, carries a waterproofing membrane, drainage and concrete that are among the most expensive items a corporation ever repairs. If parking is in private attached garages instead, the concern shifts to driveways and the garage doors. Confirm which applies to the unit you are buying.

Inside the home, ask what the seller has replaced. Furnaces, air conditioners and water heaters are usually the owner’s responsibility in Scarborough townhouse complexes, though the declaration decides. A home with updated mechanicals and windows is worth a real premium over one with original equipment.

A large complex also means a large owner base with different goals. Some owners will have lived here for decades, others are investors renting to families. Ask the manager roughly what share of homes are rented and whether the declaration or rules limit leasing terms, because that mix shapes who runs for the board and how quickly projects get approved.

Water in the fee, and what that means

Condos.ca lists water as included in the maintenance fee. In a townhouse complex, that usually means the corporation pays one bulk water bill and spreads it across owners through the fee, rather than each home having its own meter and account.

That is convenient and keeps one bill off your desk, but it also means the corporation’s water cost rises with overall use and city rates, and that increase flows into the fee. Heat and hydro are not listed as included, so budget for those separately. Ask for the last two years of the corporation’s budget to see how utility costs have moved.

Living near Kennedy and Sheppard as Agincourt changes

The complex is close to the Kennedy and Sheppard intersection, the commercial heart of this part of Agincourt, with Agincourt Mall on the northwest corner. That mall is the subject of North American Development Group’s master plan for roughly 26 acres. The first phase alone proposes towers of 26 and 42 storeys on a shared podium, with an urban-format Walmart and smaller shops at the base, and the plan includes new public streets and parks.

Across Sheppard, a 2025 application proposes four rental towers of 17 to 49 storeys with 1,339 units. UrbanToronto places that site within the Agincourt GO station area on the Stouffville line and along the route of a potential Line 4 Sheppard subway extension.

For an owner at Cardwell, the long-term effect is likely more shops, more services and better transit near the intersection, along with more traffic and years of construction around the mall. The data panel on this page shows today’s transit, schools and parks.

What 10 Cardwell Avenue Townhouses costs

There were no active listings at the complex when I checked condos.ca, and it does not publish an average price per square foot or a fee range for this corporation. The data panel on this page shows recent trades in aggregate.

With 104 homes, this complex trades more often than the small corporations around it, which gives you real comparables inside the complex itself. I would still adjust carefully for condition. In a 1985 complex, renovated kitchens and bathrooms, newer windows and replaced mechanicals can explain a large share of the gap between two homes that look identical on paper.

When you weigh the fee, remember that water is included and heat and hydro are likely on you. A fee that looks high may be funding a roofing or garage program you would otherwise pay through a special assessment, and a fee that looks low may reflect a thin reserve fund. The status certificate answers that question.

Amenities at 10 Cardwell Avenue Townhouses

BBQ permittedParking garageVisitor parking

The amenity list is short and practical: barbecues are permitted, there is a parking garage and there is visitor parking. There is no gym or pool to fund, so the fee goes mainly to the exteriors, the grounds, water and the reserve fund, and your private outdoor space does the job an amenity floor does in a tower.

Jatin’s honest take on 10 Cardwell Avenue Townhouses

Who this building suits

Families who need three bedrooms and a ground-level home near Kennedy and Sheppard, buyers moving up from a condo apartment who want more room, and people who prefer a large, professionally managed corporation over a small self-run one. It also suits buyers who want to own near the Agincourt Mall redevelopment without buying into a new tower.

What I’d want you to check

Read the reserve fund study for roofing, windows, paving and, if there is one, the underground garage. Read the last two years of board minutes and the budget, and ask about any planned special assessment. Confirm the parking arrangement for the specific home, which mechanicals you own, and how the corporation’s water costs have trended.

The value question

This complex has two things that support long-term value: enough owners to spread big repair bills, and a location that is about to gain a great deal of new retail and housing nearby. Whether a specific home is good value comes down to its condition and the reserve fund. If you want help pricing a home here, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
