Do mostly owners or renters live here?

Leases 82%Sales 18%

Renter-heavy building. Of 17 deals here in the last 24 months, 14 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Eaton on the Park Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Eaton on the Park Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Eaton on the Park is where I look when a buyer wants a townhouse-style home in Scarborough with a monthly fee closer to a phone bill than a condo bill. It is a 168-unit Genesis Homes community near Finch and Warden, registered in 2020, with an underground garage instead of driveways. Low fees are the draw, and they are also the thing to examine most closely. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Eaton on the Park Townhomes is a 168-unit condominium townhouse community at 1-15 Eaton Park Lane, near Finch Avenue East and Warden Avenue, in the East L’Amoreaux area of Scarborough, Toronto. It was developed by Genesis Homes, and condos.ca lists it as built in 2020 with two floors. The condominium corporation is TSCC-2767, registered on 31 March 2020, and condos.ca lists Ace Condominium Management as manager. Condos.ca lists an underground parking garage and visitor parking but does not publish the fee inclusions, so confirm them in the status certificate.

A townhouse community built around a shared garage

Eaton on the Park is a private-lane townhouse community, not a tower. Its homes are addressed off Eaton Park Lane, and some listing databases also group the site with an address on Bridletowne Circle, which is the ring road that wraps much of this part of L’Amoreaux. Check the exact municipal address on the status certificate and the title.

Condos.ca lists an underground parking garage and visitor parking. That is an important detail. In many older townhouse complexes, each home has its own driveway and garage. Here, parking sits in a shared structure below the community, which keeps the lanes clear but makes the garage one of the biggest long-term costs the corporation carries.

Genesis Homes is the developer on record. The community has 168 units, which is large enough to spread fixed costs well but small enough that owners still know their board.

Ace Condominium Management is listed as the manager. In a community like this, the manager’s main jobs are the garage, the lanes, snow clearing and landscaping, so ask how often the garage is inspected and cleaned, and how quickly winter service reaches the private lanes.

What the two-floor listing means

Condos.ca records the community as two floors, and the current listings are two-bedroom and two-bedroom-plus-den homes, at least one of them in the 900 to 999 square foot range. That combination, with a shared underground garage and very low fees, usually points to stacked or back-to-back townhouse units rather than full-height freehold-style towns.

I could not find a reliable published floor plan set, so walk the specific home and ask how many levels it actually has, whether it has a rooftop terrace or a yard, and whether any part of it sits over the garage or below another unit. Those details change both daily life and resale.

If you are coming from an apartment, the benefit is a front door and no elevator. If you are coming from a freehold house, expect less storage, shared walls and a lane instead of a street.

Count the stairs as well. Townhouse-style condos trade elevators for stairs, and a home that suits a young couple can be hard work with a stroller or for an older parent who visits often.

Why the fee is so low, and what that means

The three homes for sale when I checked carried fees between $228 and $242 a month. For a newer Toronto condominium, that is unusually low, and buyers often read it as a bargain.

Townhouse condos have low fees because there are no elevators, no concierge, no pool and no large heated common areas. Owners usually pay their own heat, hydro and water. Condos.ca does not list the inclusions here, so get the list in writing.

The risk is in the reserve fund. A shared underground garage needs a waterproofing membrane, drainage and eventually major repair, and roofs, windows and lanes all come due. If the fee was set low in the developer’s first budget, it may need to rise. Read the reserve fund study and see whether contributions match the plan.

There is a second reason to look closely at a low fee in a 2020 community. Developers set the first budget, and some set it low to make sales easier. The board then has to bring contributions up to what the reserve fund study requires. Ask whether the first reserve fund study after registration has been completed and whether it called for higher contributions.

Finch and Warden day to day

This is an established, car-oriented part of L’Amoreaux, with shopping plazas along Finch and Warden and Highway 401 a short drive south. The data panel on this page covers transit, schools, parks and nearby restaurants.

The community’s name points to the parkland in the area, and for families that is part of the appeal. It is a quieter pocket than the busy Finch frontage, and private lanes mean little through traffic.

What Eaton on the Park costs

Condos.ca does not publish a building average per square foot for this community, so the panel on this page is the best guide to what has traded.

When I checked, three homes were listed for sale, asking between $610,000 and $699,900, with fees between $228 and $242 a month, and one was listed for lease. Prices in that band put this community below most freehold townhouses in Scarborough and close to two-bedroom suites in newer towers, but with a far lower monthly fee.

With only three homes for sale, the range is narrow and the sample is small. The lower end and the upper end differ by less than $90,000, and that gap usually comes down to the number of bedrooms, a den, the position in the block and whether the home has outdoor space. Look at those before you compare asking prices.

That fee gap is the whole pricing story. Over five years, the difference between a $235 fee and a $600 tower fee adds up to more than $20,000. Just make sure the low fee is backed by a healthy reserve fund. For sold prices, ask me for a building sold report.

There is no amenity package here beyond parking, and that is by design. You are paying for a home and a garage space, not for a gym or party room, which is why the fee stays low.

Jatin’s honest take on Eaton on the Park Townhomes

Who this building suits

Young families and first-time buyers who want a townhouse-style home in Scarborough with a very low monthly fee. It also suits buyers who own a car, since underground parking is the main shared feature, and anyone who does not want to share elevators and hallways.

What I’d want you to check

Confirm how many levels the home has and whether another unit sits above or below it. Read the reserve fund study closely, especially the plan for the underground garage membrane and roofs. Ask whether the fee has risen since the first budget and whether any increase is planned. Confirm which utilities you pay, how parking is assigned, and who is responsible for windows, doors and terraces. Finally, ask how many homes in the community are rented, because that affects who sits on the board.

The value question

For a 2020 build, this is one of the cheaper ways to carry a home in Scarborough month to month. The purchase price is close to a two-bedroom tower suite, and the fee is a fraction. As long as the reserve fund supports that fee, I think it is good value for an owner who will stay several years.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
