Living here

Renters, Airbnb and elevators at 10 Reidmount Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 10 Reidmount Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 10 Reidmount Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

10 Reidmount Avenue Townhouses is a small late-1980s complex of 14 condominium townhouses near Kennedy and Sheppard in Agincourt. It is one of those places that appears on the market once in a while and leaves buyers with more questions than the listing answers. Here are the questions I would ask, and why the answers matter more in a 14-home corporation than in a big one. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

10 Reidmount Avenue Townhouses is a 14-unit condominium townhouse complex at 10 Reidmount Avenue in the Agincourt South-Malvern West neighbourhood of Scarborough, near Kennedy Road and Sheppard Avenue East. It was built in 1989, and the condominium corporation is MTCC-849 (Metropolitan Toronto Condominium Corporation No. 849), registered on 1 November 1989. Condos.ca does not list a developer, a property manager, amenities or the items covered by the maintenance fee.

Fourteen owners and a short paper trail

Condos.ca lists 14 homes at 10 Reidmount, and very little else: no developer, no manager, no amenities and no fee inclusions. That is not unusual for a small townhouse corporation, but it means you will be relying almost entirely on the status certificate and the corporation’s own records to understand what you are buying.

The first question is who runs the place. With no manager listed, the complex may be self-managed by its board, or it may use a firm that simply is not recorded online. Either can work. In a self-managed corporation, though, you want to see clean financial statements, an up-to-date reserve fund study and minutes that show decisions being made on time.

With 14 owners, every shared cost is split 14 ways. Insurance, the audit, snow clearing and landscaping, and eventually roofs and paving, all land on a small group. That makes the reserve fund the single most important number in the package.

Small corporations can also be slow to fill board seats. Ask how many owners currently serve and how long they have been doing it, because a board that relies on one or two long-serving volunteers is a succession risk worth knowing about.

Why 1989 is a useful vintage

A complex registered in November 1989 is about 36 years old, which puts it a few years behind the many 1970s and early-1980s townhouse corporations in this part of Scarborough. Homes from the late 1980s were generally built to more recent standards than the first-generation complexes, though they are now well into their own replacement cycles.

Original roofs from 1989 would be well past a typical shingle life, so ask when they were last replaced and when the next round is planned. The same goes for windows, patio doors, fencing and paving. If the reserve fund study shows several of these coming due together, think about what that means when the bill is divided among 14 owners.

Inside the home, ask about the age of the furnace, air conditioner and water heater, whether the water heater is owned or rented, and what type of plumbing the home has. Some homes built in Ontario in the late 1980s used polybutylene piping, which insurers and inspectors ask about. A full home inspection will tell you what this particular home has.

Small complex, big intersection

Reidmount Avenue sits near Kennedy and Sheppard, the commercial centre of this part of Agincourt, with Agincourt Mall on the northwest corner. That mall is the subject of North American Development Group’s master plan for about 26 acres. The first phase proposes 26- and 42-storey towers on a shared podium with an urban-format Walmart and smaller retail, and the wider plan adds public streets and parks.

Across Sheppard, a 2025 application proposes four rental towers of 17 to 49 storeys with 1,339 homes. UrbanToronto notes the site is within the Agincourt GO station area on the Stouffville line and on the route of a potential Line 4 Sheppard subway extension.

For a 14-home complex on a side street, the likely result over time is more shops and services within reach and more traffic on the main roads, without the scale of change reaching Reidmount itself. The data panel on this page shows the current transit, schools and parks.

How it compares with the bigger complex nearby

The obvious comparison is 10 Cardwell Avenue Townhouses, a 104-home corporation from 1985 in the same Agincourt South-Malvern West pocket. Cardwell spreads its costs across far more owners and has a listed professional manager. Reidmount is newer by a few years and much smaller, which usually means a quieter site and a more personal board.

Neither is better in the abstract. A well-run 14-home complex with a healthy reserve fund can be a better buy than a large complex with deferred work. What you are really comparing is the two sets of documents.

The other comparison buyers make is with freehold semis and detached homes in Agincourt. A condo townhouse costs less to buy and hands the roof, siding and grounds to the corporation, but exterior changes usually need board approval and the monthly fee never goes away. Decide which trade-off suits you before you start viewing.

What 10 Reidmount Avenue Townhouses costs

When I checked condos.ca, there was a single home for sale and none for rent. I do not quote a single listing’s price or fee, and condos.ca does not publish an average price per square foot or a fee range for this corporation.

With only 14 homes, sales inside the complex are rare, so the data panel may show very few trades. To price a home here, I look at similar condo townhouses around Kennedy and Sheppard, including larger complexes like 10 Cardwell, then adjust for size, bedroom count and condition. A home with updated mechanicals, windows and finishes deserves a real premium over one with original equipment.

Ask what the maintenance fee covers, because condos.ca does not list inclusions and heat and hydro are usually on the owner in townhouse corporations. In a small complex, a low fee is only good news if the reserve fund is adequately funded.

Amenities at 10 Reidmount Avenue Townhouses

Private townhouse entrances

Condos.ca does not list shared amenities, and in a 14-home complex that keeps the budget simple: the fee goes to the exteriors, grounds, insurance and reserve fund rather than to facilities. Your own entrance and outdoor space are the amenities. Check the rules on barbecues, fencing and patio changes before you plan any outdoor projects.

Jatin’s honest take on 10 Reidmount Avenue Townhouses

Who this building suits

Families who need three or more bedrooms near Kennedy and Sheppard, buyers who want a quiet, small complex rather than a large one, and owner-occupiers who plan to stay long enough to benefit from the changes coming to Agincourt Mall and the area around it.

What I’d want you to check

Find out who manages the corporation and how the books are kept. Read the reserve fund study, the budget and the last two years of minutes, and ask whether any special assessment is planned. Confirm the parking arrangement for the specific home, which mechanicals you own, the plumbing type and the roof’s age, and get a full inspection.

The value question

Small complexes like this often trade below larger, better-documented ones simply because buyers are uncertain. If the reserve fund is healthy and the home is well kept, that uncertainty can work in your favour. If the documents show deferred work, it can work against you. If you want help reading them, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
