Leases 53%Sales 47%

Can you Airbnb a unit at 1 Greystone Walk?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1 Greystone Walk

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1 Greystone Walk Drive is the building I point to when a buyer tells me they want one cheque a month and no utility surprises. Its fee covers hydro as well as heat, cooling and parking, which is rare in Toronto, and the suites start at a size most new towers treat as large. It is a 1991 building, so the question is not whether there is value here but whether the corporation is ready for its next 20 years. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1 Greystone Walk is a 20-storey high-rise condominium of 266 suites at 1 Greystone Walk Drive in Scarborough, Toronto, in the Kennedy Park area south of Eglinton Avenue East. It was built in 1991 by Greystone Walk Limited, and the condominium corporation, MTCC-986, was registered on 27 September 1991. Synapse Property Management manages it. Suites run about 871 to 1,374 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, hydro, building insurance, parking and water.

The all-inclusive fee is the headline

Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water in the fee at 1 Greystone Walk. In most Toronto condos built in the last 20 years, hydro is on your own meter and often heat and cooling are too. Here, apart from internet and your phone, the fee is close to your full cost of occupying the suite.

Current listings work out to about $0.84 per square foot in fees. On its own, that number looks average. Once you remember it includes electricity for an 871 to 1,374 sq ft suite, plus heating, cooling and a parking space, it compares well with newer buildings where those costs are added on top.

There is a trade-off. When utilities are bundled, the corporation carries the risk of energy prices, and heavy users are subsidised by light ones. Ask the manager how utility costs have moved in recent budgets and whether the board has looked at energy retrofits or suite metering, because either can change your fee.

Cable, internet and phone are not on the condos.ca inclusion list, so budget for those separately. Confirm with the manager what, if anything, the building has a bulk agreement for.

Part of a three-tower Greystone Walk community

Greystone Walk Drive has three condominium towers: this building at number 1, plus Greystone Walk II at 3 and Greystone Walk I at 5. They share a street and a name, but each is its own corporation, so fees, rules and reserve funds differ from building to building.

Condos.ca records Greystone Walk Limited as the builder of number 1, and the corporation was registered in September 1991. Condos.ca credits Tridel with Greystone Walk II at number 3, which suggests a phased community, but number 1 is recorded under Greystone Walk Limited and I could not confirm an architect. Synapse Property Management currently manages the building, according to condos.ca.

When you compare suites along the street, compare corporations, not just floor plans. A cheaper suite next door can carry a higher fee or a different reserve fund position, and that difference is what you will live with every month.

Layouts built for households, not investors

Suites here run from about 871 to 1,374 sq ft. The current listings are mostly two-bedroom and two-bedroom-plus-den plans, and the size bands on several of them fall in the 900 to 999 sq ft range. That is a family-sized footprint, and early-1990s plans usually give you a proper dining area and real separation between bedrooms.

The usual caution applies to a building of this age: kitchens, bathrooms and flooring vary enormously from suite to suite. One suite may be original and the next fully renovated, which explains much of the spread in asking prices. Price the renovation before you compare.

Condos.ca also lists guest suites, a rooftop deck, an outdoor patio and a party room. Guest suites are a practical extra in a building full of families, because visiting relatives have somewhere to stay without crowding a two-bedroom.

Listings also show a penthouse level at the top of the tower. If you are paying a premium for a top-floor suite, ask about the roof: when it was last replaced, what the reserve fund study says about it, and whether there is any history of leaks into the suites below it.

Living in Kennedy Park

Kennedy Park is an established residential pocket of south-central Scarborough, south of Eglinton Avenue East. It is practical rather than polished, and most daily errands happen along the main roads.

The bigger story is transit change around Kennedy Station. Line 5 Eglinton, the Crosstown, entered service in February 2026 with Kennedy as its eastern end, and the City’s Line 2 East extension will run 7.8 km from Kennedy Station toward Scarborough Centre and Sheppard and McCowan. Both strengthen this part of Scarborough as a commuting base. The panel on this page shows the exact transit options from this address.

Transit construction also brings disruption while it lasts, and new stations tend to attract new development around them. If you plan to stay for the long term, look at what is proposed on the nearby main roads through the City’s development application map before you buy, so you know what the next decade around you may look like.

What 1 Greystone Walk costs

Condos.ca puts the building average at about $448 per square foot. That is low by Toronto standards, and it reflects both the age of the building and the size of the suites, since larger suites always sell for less per square foot.

When I checked, five suites were for sale, asking between $489,900 and $549,000, and one was for lease. That is a tight range, which tells you the market here prices mostly on condition and view rather than on layout. For what has actually sold, use the panel on this page, or ask me for a building sold report.

Judge the fee as a total cost of housing, not as a fee. If a newer building charges $0.65 per square foot and bills you separately for hydro, heat, cooling and parking, the all-in figure here can come out ahead.

Amenities at 1 Greystone Walk

Guest suitesRooftop deckOutdoor patioParty roomParking garageVisitor parking

The amenity list is short but useful: a rooftop deck and patio for summer, a party room for family events, and guest suites for visiting relatives. There is no listed pool or concierge, which helps keep the fee pointed at utilities and the building itself.

Jatin’s honest take on 1 Greystone Walk

Who this building suits

Families and downsizers who want two bedrooms and a den with room to breathe, and anyone on a fixed income who values a single predictable monthly cost. It also suits commuters who want to be close to the Kennedy Station transit hub as Line 5 and the Line 2 extension change the area.

What I’d want you to check

With hydro, heat and cooling bundled, the building’s energy costs are your costs, so read the budget closely and ask how utility spending has trended. At 35 years old, the windows, balcony doors, garage, elevators and heating and cooling plant are all on the reserve fund study, so check what is done and what is funded. Condos.ca flags pet restrictions, so read the rules before you move in with a pet.

The value question

At about $448 per square foot with every major utility in the fee, the value is real for an owner-occupier. You trade new finishes and a big amenity floor for space and monthly certainty. If the reserve fund and recent budgets look sound, I think this is one of the better space-for-money options on this side of Scarborough.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
