Living here
Renters, Airbnb and elevators at 75 Chester Le Boulevard Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 75 Chester Le Boulevard Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 75 Chester Le Boulevard Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The townhouses at 1 to 75 Chester Le Boulevard are a small 1975 complex in the northwest corner of Scarborough, a few minutes from Finch and Victoria Park. Homes here rarely come up for sale, and the neighbourhood around them is about to look very different, with towers proposed along Finch. If you are thinking of buying, it helps to understand both the corporation and the change coming to its doorstep. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
75 Chester Le Boulevard Townhouses is a 48-unit condominium townhouse complex at 1–75 Chester Le Boulevard in the L’Amoreaux area of Scarborough, Toronto, near Finch Avenue East and Victoria Park Avenue. It dates to 1975, and its condominium corporation is YCC-189, registered on 21 January 1975. Condos.ca lists Affable Property Management as the manager and does not name a builder. Amenities include a parking garage and visitor parking, and barbecues are permitted. Fee inclusions are not published; confirm them on the status certificate.
75 Chester Le Boulevard Townhouses at a glance
A 48-home corporation from 1975
The complex runs along Chester Le Boulevard with addresses from 1 to 75, under one corporation, YCC-189, registered in January 1975. Forty-eight homes is a small corporation by Scarborough standards: large enough to have a functioning board and a professional manager, small enough that every major repair is felt by every owner.
Condos.ca lists Affable Property Management as the manager and does not record a builder. At 50 years old, the original builder matters far less than how the corporation has kept up the buildings, and that story is in the reserve fund study, the budgets and the board minutes.
Chester Le Boulevard has more than one townhouse complex along it, each its own corporation. When you see a listing on the street, check the corporation number so you are reading the right documents and comparing the right fees.
What we know about the homes
I could not find a detailed recent sale listing for this complex, so I can’t describe a typical floor plan with confidence. Condos.ca records the complex as one floor, which, as with other 1970s townhouse complexes I have reviewed, likely reflects how the record is kept rather than how many levels each home has.
Townhouse corporations of this age in L’Amoreaux are generally family plans with multiple levels and, often, a basement. Treat that as a starting assumption only. Ask for the floor plan and room measurements, and walk the home before you compare it with anything else.
Condition will vary widely. Some owners will have renovated kitchens, bathrooms, windows and heating; others will not have. Look at the electrical panel, the heating and cooling equipment and the plumbing, and ask the seller what has been replaced and when. Those answers can move the real cost of a home here by tens of thousands of dollars.
Think about stairs as well. Multi-level townhouses work well for young families, but a buyer planning to stay into retirement should check whether the main floor could take a bedroom later, and how far the parking is from the front door.

Finch Avenue East is about to change
The biggest thing happening near this complex is on Finch. A short distance away, at 2930 to 2948 Finch Avenue East on the north side just east of Victoria Park Avenue, 95 Developments has applied to replace a low-rise plaza with three condominium towers of 14, 26 and 28 storeys and 959 homes, according to UrbanToronto. The revised application was resubmitted to the City in early 2026.
The same plan includes a new public street along the east side of the site, eventually connecting north to Dunsay Place, and a public park of about 1,083 square metres. UrbanToronto also notes that Finch Avenue East has been formally designated an Avenue in City planning policy, which supports more mid-rise and high-rise building along the corridor over time.
For an owner on Chester Le, that means construction nearby for several years if the project proceeds, followed by more people, more shops and possibly a new park within walking distance. Low-rise owners usually worry most about the construction phase. In my experience, the longer-term effect of new shops, services and a park nearby tends to be positive. Transit and school details are in the data panel on this page.
Parking, barbecues and the shared items
Condos.ca lists a parking garage and visitor parking, and says barbecues are permitted. I could not confirm whether the garage is a private garage in each home or a shared structure. Ask on your tour, because it changes what the corporation has to maintain.
If there is a shared underground garage, its waterproofing, slab and drainage are some of the largest costs a 1970s corporation faces. If each home has its own garage, the big items are more likely to be roofs, windows, brick and the private roads and walkways. Either way, the reserve fund study should show when each item was last done and what is coming.
Barbecues being allowed is a small detail that matters to many families. Read the rules anyway; some corporations limit fuel type or where you can use one.
No homes for sale when I checked
There were no homes listed for sale here when I checked, and one listed for rent. With 48 homes, sales are infrequent, and condos.ca does not publish an average price per square foot for the complex.
To price a home here, I start with recent sales inside YCC-189, then widen to other 1970s townhouse complexes around Finch and Victoria Park and on Chester Le Boulevard, adjusting for size, basement finish, updates and end-unit position. Compare fees on what they include, not just the monthly number.
The one home listed for rent is a reminder that some owners here are landlords. Ask the manager what share of homes are rented and whether the corporation has any leasing rules, because that mix affects how the complex is run and how quickly homes turn over.
Because homes rarely come up, it helps to know the complex before one does. My building sold report shows what has actually traded here.

Amenities at 75 Chester Le Boulevard Townhouses
There is no pool or clubhouse listed, so there are no shared facilities to staff or rebuild. The fee goes to insurance, management and the buildings themselves, which is where you want it in a 50-year-old complex.
Jatin’s honest take on 75 Chester Le Boulevard Townhouses
Who this building suits
Families and first-time buyers who want a townhouse in an established part of L’Amoreaux at less than freehold prices, and buyers who are comfortable with some renovation. It also suits a long-term owner who sees the Finch Avenue changes as a future benefit rather than a nuisance.
What I’d want you to check
Ask for the reserve fund study, the last three budgets and any special assessment history first. Confirm how parking works and what the corporation maintains, which items are owner responsibilities, and what the fee includes. Get the floor plan and measurements, since I could not confirm a typical layout. Read the board minutes for recurring water, roof or drainage issues, and get pet and rental rules from the status certificate.
The value question
With no homes on the market when I checked and little public detail about the plans, this is a complex where local knowledge counts. If the corporation is well funded, a townhouse here, close to a corridor the City has marked for growth, is a reasonable long-term buy. If it is not, a 48-owner corporation has limited room to absorb surprises. The documents decide.
