Renter-heavy building. Of 19 deals here in the last 24 months, 15 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Victoria Garden?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Victoria Garden

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Victoria Garden is not a tower, whatever some listing sites call it. It is a new low-rise community of stacked and back-to-back townhouses, finished in 2024 on the site of two old plazas at Victoria Park and Morecambe Gate. For buyers who want a front door, a newer build and a price below a freehold town, it is a real option, as long as you understand how stacked towns work. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Victoria Garden is a low-rise stacked and back-to-back townhouse condominium at 3453 Victoria Park Avenue, 200 Chester Le Boulevard and 50-60 Morecambe Gate (M1W 0A9), in the L’Amoreaux area of Scarborough, Toronto, north of Finch Avenue. It was developed by 95 Developments and condos.ca lists it as built in 2024, with 142 suites. The condominium corporation is TSCC-3033, registered on 12 February 2024. Suites run roughly 494 to 1,460 sq ft. Condos.ca does not list the fee inclusions or a property manager, so confirm both in the status certificate.

Two old plazas replaced by four blocks of towns

The site sits at the northeast corner of Victoria Park Avenue and Morecambe Gate, running east to Chester Le Boulevard. According to the City’s 2018 preliminary planning report, it was occupied by two separate one-storey commercial plazas with surface parking before 95 Developments applied to redevelop it.

The application proposed four-storey stacked and back-to-back townhouses in four blocks, with 133 units. Condos.ca now lists 142 suites, so the count grew somewhere between the first submission and registration. Condos.ca records the height as three floors, while the application described four storeys; with stacked towns, both can be true depending on how you count a lower level that sits partly below grade.

Because the plan was a rezoning in a low-rise neighbourhood, the blocks are kept to townhouse scale. The surrounding streets are mostly two-storey townhouse communities and detached homes, so this is not a corner where you will be living next to a tower.

The planning process started in 2017, with a pre-application meeting with City staff in July of that year and the formal applications filed in April 2018. From first application to registration in February 2024 took about six years, which is typical for a rezoning of this kind in Toronto.

How the blocks are laid out

The City report describes Block A along the Victoria Park frontage, with half its units entered straight from the sidewalk and the other half from an internal walkway. Blocks B and C sit in the middle of the site off north-south walkways, and Block D faces Chester Le Boulevard, a few steps up from grade.

The site slopes, which the report notes rises from west to east and falls from north to south. In practice that means many units are reached by stairs up or down from the walkway. If you have mobility concerns, or plan to stay into your later years, look closely at the number of steps to the door and inside the suite.

Location within the site matters more than in a tower. A unit facing Victoria Park gets traffic noise and a street address; an interior unit is quieter but faces a neighbour across a walkway. Visit at different times of day before you choose.

Suite mix, parking and the stacked-town trade-offs

The application proposed a mix of one-bedroom, two-bedroom, two-bedroom-plus-den and three-bedroom units, with two-bedrooms the largest group. Condos.ca puts the finished suite range at roughly 494 to 1,460 square feet, which spans a compact one-level plan to a family-sized multi-level layout.

Parking was planned in a one-level underground garage, with 195 underground spaces and five surface spaces, all reached from a single access off Chester Le Boulevard. That is close to one-and-a-half spaces per unit in the proposal, which is generous for a condo. Confirm whether your suite comes with a space and a locker.

Stacked towns have quirks that apartment buyers do not expect. Upper units often have a rooftop terrace and lots of stairs; lower units may sit partly below grade. Sound travels between a unit above and a unit below in a way it does not in a side-by-side townhouse. Ask the seller about noise, and look at the layout of the unit above yours.

Ask also how the corporation handles roofs and terraces. In stacked towns the roof over an upper unit is often a terrace, and leaks there affect the unit below. Find out whether the declaration makes the terrace owner or the corporation responsible for the membrane.

Victoria Park north of Finch

This is a settled residential pocket of L’Amoreaux, north of Finch and close to the Steeles border with Markham. The plazas on this site were among the few local shops north of Finch, and the City’s report flagged the loss of commercial services as an issue, so plan on driving or taking the bus for groceries. The data panel on this page covers transit, schools, parks and nearby restaurants.

Victoria Park Avenue is identified in the City’s Official Plan as a transit priority segment. The same report noted a park, a community centre and a child care centre to the east of the site, which is part of the appeal for young families.

What Victoria Garden costs

Condos.ca puts the building average at about $568 per square foot. For a building registered in 2024, that sits below what new towers near the subway ask, which reflects the location north of Finch and the stacked-town format.

When I checked, there was only one suite for sale and seven listed for lease. With a single active sale, I am not quoting its price or fee. The lease count is worth noticing: in a new building, a high share of rental listings often means many investor buyers closed and are renting out their units.

Stacked townhouse fees tend to be lower than tower fees because there are no elevators or large amenity floors, but that also means fewer shared services. Ask what the fee covers and get the latest budget. For sold prices, ask me for a building sold report.

Amenities at Victoria Garden

GymLibraryOutdoor patio

The application placed an indoor amenity room in Block A and a shared outdoor amenity space between Blocks C and D, which lines up with the gym, library and patio condos.ca lists. It is a modest package, but for a townhouse community it is more than most have.

Jatin’s honest take on Victoria Garden

Who this building suits

First-time buyers and young families who want a newer home with its own entrance and do not need a concierge or pool. It also suits buyers priced out of freehold towns in this part of Scarborough, and investors looking for a new low-rise rental in a family area.

What I’d want you to check

Count the stairs to and inside the unit, and check whether it sits partly below grade. Ask about sound transfer from the unit above or below. Read the status certificate, the budget and the reserve fund study, and ask whether a performance audit has been filed for this 2024 building. Confirm parking and locker, who manages the community, and how roof and terrace repairs are handled.

The value question

At about $568 per square foot for a 2024 build, this is a reasonable entry price for new low-rise ownership in Toronto. You give up a central location and full amenities, and you get a front door, a quieter street and a newer building. For an owner who will live in it five years or more, I think it makes sense; for a short-term flip, the thin resale record makes it harder to judge.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
