Living here
Renters, Airbnb and elevators at BT Towns
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at BT Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about BT Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

BT Towns replaced a small one-storey shopping plaza at Bridletowne Circle and Echo Point with 60 stacked and back-to-back condo townhouses, registered in 2020. It is one of the few newer low-rise options near Finch and Warden, with suites from about 850 to 1,470 sq ft and an average near $607 per square foot. The design is clever on a tight site, and that cleverness is exactly what you need to understand before buying. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
BT Towns is a 60-unit stacked and back-to-back condominium townhouse complex at 2100 Bridletowne Circle and 10-20 Echo Point in the L’Amoreaux area of Scarborough, Toronto, near Finch Avenue East and Warden Avenue. It was completed in 2020, and the condominium corporation is TSCC-2802, registered on 10 September 2020. Condos.ca lists Connium Management as the manager and suite sizes of roughly 850 to 1,470 sq ft. City planning records name Echobri Inc. as the owner of the site when it was rezoned. Listed amenities are an outdoor patio, visitor parking and permission to use barbecues.
BT Towns at a glance
From a corner plaza to 60 townhouses
The site at the south-west corner of Bridletowne Circle and Echo Point used to hold a one-storey, nine-unit commercial plaza. In 2016, the owner, Echobri Inc., applied with planning firm Bousfields to rezone the roughly one-acre lot for 60 stacked and back-to-back townhouses in three blocks, and the city’s preliminary report set out the design in detail.
The plan called for buildings up to four storeys and 12.8 metres tall, with a density of about 1.58 times the lot area. Condos.ca lists the complex as two floors, which I read as the two-level homes stacked within each block rather than the overall height. Expect the blocks to be roughly four storeys from the street.
The site falls inside the city’s Finch Warden Revitalization Study area, although the study itself did not single it out as a development site; the city’s report notes it is designated Apartment Neighbourhoods rather than Mixed Use Areas. For owners, the result is a newer complex on a street of mostly older apartment buildings, planned around its own driveways and walkways.
One caution: what I am describing comes from the 2016 application, and designs often change between a preliminary report and construction. Use it as a guide to how the complex is organised, then confirm the details on site and in the declaration.
How the stacked layouts work
In the 2016 plan, the ground floor of each block held single-level two-bedroom homes. Above them sat two-storey two-bedroom homes on the street side, and three-storey three-bedroom homes on the inward side, built over parking tucked into the rear of the blocks. Most upper homes were planned with rooftop terraces, and some inward-facing ones with second-floor terraces too.
Condos.ca’s suite range of about 850 to 1,470 sq ft fits that mix: smaller single-level ground homes at one end and three-level homes at the other. The trade-off is stairs. Upper homes are reached by separate stairwells, so a three-level home over parking can mean a lot of climbing from the front door to the rooftop terrace.
Access was planned through gated pedestrian corridors from the street and from the parking area. Walk those corridors at night, check the lighting and the gates, and ask where deliveries are left.

Surface parking under the buildings, not a garage
There is no underground garage in the city’s plan. It proposed 75 surface parking spaces, some inside the townhouse blocks under the upper homes and others outside under trellises, with driveways from both Bridletowne Circle and Echo Point. That is cheaper to build and maintain than an underground garage, which helps keep fees lower over the long run.
It also means you should check exactly where your space is, whether it is covered, and how snow clearing works. Confirm on the status certificate whether parking is owned, deeded or exclusive-use, and how visitor parking, which condos.ca lists as an amenity, is controlled.
Garbage was planned in rooms within the blocks, plus a smaller room at the Echo Point entrance. If you are looking at a ground-floor home, ask how close it is to any garbage or mechanical room.
Daily life near Finch and Warden
The complex sits just north-east of Finch and Warden, within the Finch Warden Revitalization Study area, where the city set out a plan for renewal of parks, streets and community services around the intersection. The immediate neighbours are apartment buildings, a place of worship and Bridletowne Park across Bridletowne Circle.
The revitalization study matters for owners because it signals where the city expects investment and new housing over time. More development nearby can mean construction for a while, but it also tends to bring better streets, parks and services, and more comparable sales for pricing.
Bridlewood Mall and the plazas along Finch and Warden cover everyday shopping, and Highway 404 and Highway 401 are both a short drive away. The automatic panel on this page lists the nearest transit, schools and Walk Score, so check those for exact distances.
Price per square foot and current asking prices
Condos.ca puts the building average at about $607 per square foot. For a townhouse completed in 2020, that is moderate, and it reflects both the location and the stacked format, which typically trades below a traditional row townhouse with its own lot.
When I checked, there were two homes for sale, asking between $699,000 and $769,900, with monthly fees between about $412 and $501, and one home for lease. On suites that run from about 850 to 1,470 sq ft, those fees are modest for homes of this size, largely because there is no underground garage, pool or concierge to fund.
Remember that fees in townhouse condos usually cover less than in an apartment building, so add your own utilities before comparing. For sold comparables in the complex, use the panel on this page or ask me for my building sold report.

Amenities at BT Towns
There is no gym, pool or concierge here. The outdoor patio, visitor parking and the right to barbecue, plus the private terraces most upper homes were designed with, are the amenities that matter in a townhouse setting like this.
Jatin’s honest take on BT Towns
Who this building suits
First-time buyers and young families who want a newer home with a terrace near Finch and Warden without paying for a freehold townhouse. It also suits buyers moving out of an older apartment who want their own entrance and lower fees, and who are comfortable with stairs. Investors may also look here, since one of the homes was listed for lease when I checked, but owner-occupiers will get the most from the terraces.
What I’d want you to check
Confirm the actual layout and number of levels of the home you are viewing, where your parking space is and whether it is covered, and how the rooftop terrace is waterproofed and who maintains it. Ask about any Tarion claims for the common elements, read the first reserve fund study and the board minutes since 2020, and check what utilities you pay directly.
The value question
At about $607 per square foot with fees in the $400s to low $500s, this is reasonable value for a 2020 build in this part of Scarborough. The stairs and the stacked format will not suit everyone, and that narrows the pool of future buyers somewhat, so weigh layout and terrace quality carefully. If the layout fits your life, it is a sensible way into newer housing near Finch and Warden.
