Living here
Renters, Airbnb and elevators at Greystone Walk I
Do mostly owners or renters live here?
Mix of owners and renters. Of 69 deals here in the last 24 months, 34 were leases and 35 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Greystone Walk I?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Greystone Walk I
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Greystone Walk I is the building I suggest when a buyer wants an all-inclusive fee and real transit at a Scarborough price. The fee covers heat, hydro, cooling and parking, there are pools inside and out, and Kennedy Station, now a Line 2 and Line 5 interchange, is in the same neighbourhood. It is a 1990 tower, and that is what you need to plan around. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Greystone Walk I is a 22-storey, 353-suite high-rise condominium at 5 Greystone Walk Drive in the Kennedy Park neighbourhood of Scarborough, Toronto (postal code M1K 5J5). It was built in 1990, and the condominium corporation is MTCC-884, registered on 23 April 1990. PropertyWright Management manages the building. Suites run roughly 575 to 1,150 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, hydro, building insurance, parking and water.
Greystone Walk I at a glance
The first tower of the Greystone Walk complex
Greystone Walk is a cluster of buildings on Greystone Walk Drive, and this is the first tower, at number 5. Greystone Walk II is next door at 3 Greystone Walk Drive, and there is a separate condominium at 1 Greystone Walk Drive. Each has its own corporation, fees and reserve fund, so be precise about which one you are buying into.
Condos.ca leaves the developer field blank for this tower. A listing in the sister tower at 3 Greystone Walk describes the complex as built by Tridel in 1990. I have not been able to confirm that from Tridel itself, so I treat it as likely but unverified. What is certain is the corporation, MTCC-884, registered in April 1990.
With 353 suites over 22 storeys, this is a big building. That spreads the cost of major repairs across a lot of owners and means there is usually something for sale or for lease, which keeps the resale market here active.
Layouts: a wider range than most 1990 towers
Condos.ca puts suites at roughly 575 to 1,150 sq ft. That range is unusual for a building of this age. Most 1980s and early-1990s Scarborough towers start near 800 sq ft, but here you can find a compact one-bedroom at the bottom of the range alongside two-bedroom and three-bedroom plans at the top.
That mix matters. It gives a first-time buyer a way into an all-inclusive building with two pools, and it gives the building a broader owner and tenant base than an all-family tower. It also explains why the building average per square foot is higher than many of its neighbours: small suites sell for more per square foot.
Listings in the complex describe open plans with separate dining areas, office nooks in some suites and large windows. Expect original kitchens and bathrooms unless a suite has been renovated, and price that into your offer.

Everything in the fee, plus two pools
Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water as included. That is close to a full utility package. Your other monthly bills are mostly internet and your own contents insurance, which makes this a very predictable building to budget for.
The trade-off is that the corporation carries the energy risk, and the fee will rise when utility costs do. Ask for the last few years of budgets to see how those lines have moved, and ask whether the board has looked at sub-metering hydro, which would change what you pay and to whom.
Condos.ca lists an indoor pool, an outdoor pool, a sauna, a gym, a security guard and a security system, with an underground parking garage. Listings in the sister tower also mention a tennis court, a rooftop deck and party, meeting and games rooms; confirm which of those belong to this corporation and which are shared. Condos.ca also flags pet restrictions, so read the rules before you bring a pet.
Kennedy Park, and the transit hub next door
The complex sits in Kennedy Park, south-east of Kennedy Road and Eglinton Avenue. Listings in the complex describe a shopping plaza at the doorstep and parks and schools nearby. The automatic data on this page shows the nearest stops, schools and Walk Score.
The transit story has changed a lot in the past few years. Line 3, the Scarborough RT, closed in 2023. Then Line 5 Eglinton opened in February 2026 after about 15 years of construction, with its eastern terminus at Kennedy Station, where it meets Line 2 Bloor-Danforth. For owners here, that means a choice of subway or light rail from the same station, and Scarborough GO is also close.
That makes Greystone Walk one of the better-connected established condo towers in Scarborough. The flip side is that the Kennedy and Eglinton area will keep attracting new development, so expect construction and more competing supply around the station over the next several years.
What Greystone Walk I costs
Condos.ca puts the building average at about $559 per square foot. That is higher than many 1980s Scarborough towers, which tend to sit in the high $300s to mid $400s, and the reasons are the smaller suites at the bottom of the range and the transit at Kennedy.
When I checked, there was one suite for sale and none for lease. With only one active sale, I am not quoting its price or fee on this page.
Thin listing counts come and go. In a 353-suite building, one listing at a time usually means owners are staying put rather than a lack of interest. If you are buying, set an alert and be ready to view quickly; if you are selling, the lack of direct competition in the building can work in your favour, as long as you price against recent sales rather than hope.
Remember to compare total monthly cost, not the fee alone. With heat, hydro, cooling, water and parking included, a fee here can work out cheaper than a lower fee in a newer building once you add back utilities and a parking charge. For sold comparables in this tower, I can pull them through my building sold report.

Amenities at Greystone Walk I
Two pools, a sauna, a gym and a staffed desk give owners most of what a club membership would. Two pools are also two reserve fund items in a 1990 building, so check how well they are funded.
Jatin’s honest take on Greystone Walk I
Who this building suits
Commuters who will use Line 2 or Line 5 from Kennedy, first-time buyers who want an all-inclusive fee and a pool, and families who need a larger suite near transit. It also suits investors who want a building with a deep rental market near a transit hub, as long as the numbers work.
What I’d want you to check
This is a 1990 building, so read the reserve fund study for windows, balconies, the garage membrane, elevators, both pools and the original heating and cooling plant. Make sure your documents are for MTCC-884 and not the sister tower, and confirm which amenities are shared across the complex. Ask how utility costs have moved in recent budgets, read the pet rules and confirm the parking space.
The value question
At about $559 per square foot with almost every utility in the fee and a two-line transit hub in the neighbourhood, I think Greystone Walk I is fair value. It is not the cheapest older tower in Scarborough, but you are paying for location. For an owner-occupier who will use the transit, it is a sensible buy if the reserve fund is sound.
