Can you Airbnb a unit at Greystone Walk II?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Greystone Walk II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Greystone Walk II is the kind of Scarborough building that new-condo buyers drive past without a second look, and some of them should not. It is a Tridel tower from the end of the 1980s with hydro, heat and parking inside the fee, two pools, and suites far larger than anything a developer sells today at this price. The catch is that everything depends on how well a 35-year-old building has been run. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Greystone Walk II is a 354-suite high-rise condominium at 3 Greystone Walk Drive in the Kennedy Park neighbourhood of Scarborough, Toronto. Condos.ca and REW both credit Tridel as the developer. REW lists it at 23 storeys and gives 1989 as the year built; condos.ca gives 1990, and the corporation, MTCC-914, was registered on 9 October 1990. Royale Grande Property Management is listed as manager. The maintenance fee includes air conditioning, common elements, heat, hydro, building insurance, parking and water.

A Tridel tower, and two sources that disagree on the basics

Greystone Walk II was built by Tridel, the Toronto developer behind a long list of towers across the city, and it belongs to a small group of Greystone Walk buildings on the same drive. Condos.ca lists Greystone Walk I separately at number 5, and another building at number 1. They share a name and a street, but you are buying into one specific corporation, and number 3 is MTCC-914.

The basic facts do not line up perfectly between sources. REW says 1989 and 23 storeys. Condos.ca says 1990, which matches the October 1990 registration date, and its storey count for this building is clearly a data error, since no two-storey building holds 354 suites. My reading is that the tower was finished in 1989 and the corporation registered the following year, but the status certificate and the declaration are where you confirm it.

With 354 suites, this is a big corporation. That cuts both ways. The fixed costs of a pool, a guard and a front desk are spread across many owners, which keeps each share manageable. It also means more suites changing hands and more tenants, so the board’s rules and how firmly they are enforced matter a great deal to daily life.

The fee pays for almost everything, including hydro

The fee here covers air conditioning, common elements, heat, hydro, building insurance, parking and water. Hydro is the one that changes the comparison. In most buildings finished in the last twenty years, electricity is metered to each suite and paid separately, and cooling runs on your own bill.

So when you see a fee here that looks high next to a newer tower, add back the hydro bill, the heat and a parking charge on the other building before you decide. On a larger suite the gap often shrinks a lot. What you lose is control: when the corporation’s energy costs rise, everyone’s fee goes up together, whether or not you were careful with the thermostat.

In a building this age, a broad inclusion list also means the corporation owns the central boilers, chillers and distribution equipment that heat and cool every suite. Those are expensive to replace, and the reserve fund carries that risk. That is the first document I read for any all-inclusive building from the 1980s.

Suites from about 594 to 1,195 square feet

Condos.ca records suites from roughly 594 to 1,195 square feet. Even the smallest of those is larger than a typical new one-bedroom, and the top of the range is a family-sized suite with room for a proper dining table.

Older Tridel layouts tend to put space into rooms rather than into glass, so expect smaller windows and more wall than a new tower, and more storage. Kitchens and bathrooms in many suites will be original or once-renovated, so budget for updates and price them into your offer, not after closing.

Ask exactly which parking space and locker come with the suite you are looking at. Parking is part of the fee, but whether a space is owned or assigned, and where it sits in the garage, varies by suite and shows up again when you sell.

Two pools and a guard, by the Kennedy transit hub

The amenity list is what sets this building apart from most of Scarborough’s newer stock: an indoor pool and an outdoor pool, a sauna, a games room, a security guard and a security system. Two pools in one corporation is uncommon, and both are costs the owners carry year after year.

The location is the other half of the case. Kennedy Park sits around Kennedy station, which is now the eastern end of Line 5 Eglinton as well as a Line 2 subway stop. CTV reported that the Eglinton Crosstown opened on 8 February 2026, with Kennedy as the line’s most easterly station. For a building that has spent decades selling mainly on size and price, a direct rapid-transit line across midtown is a real change.

The surrounding blocks are older apartment towers, houses and plazas rather than new retail, so this is a practical neighbourhood rather than a destination one. The panel beside this review shows the nearest stations, groceries and parks.

What Greystone Walk II costs, and how to read it

Condos.ca puts the building’s average around $498 per square foot. That is well below what newer Scarborough towers trade at, and the discount reflects age, original finishes and the fact that buyers usually compare by headline price rather than by total monthly cost.

There is only one suite listed for sale as I write, so I will not quote an asking price; a single listing tells you nothing reliable about the building. The fair way to price a suite here is against recent sales of similar layouts in this tower, adjusted for renovation and floor. My building sold report gives you that.

When you compare total cost, line up three numbers for each building: the monthly fee, the utilities you would pay on top, and the parking charge if it is extra. In an all-inclusive building like this one, the fee is close to your full monthly housing bill before mortgage and tax, and that predictability is worth something.

An indoor and an outdoor pool in one building means you can swim year-round and still have somewhere to sit outside in July. The guard and security system matter in a building this size, and they are part of why the fee is what it is.

Jatin’s honest take on Greystone Walk II

Who this building suits

Buyers who want real square footage for the money and a predictable monthly bill: families moving up from a one-bedroom, downsizers who want a full-size suite, and anyone who commutes along Eglinton or Line 2 from Kennedy. It also suits swimmers, which is not a joke in a city where most new buildings dropped the pool.

What I’d want you to check

This is a 35-year-old all-inclusive building, so the reserve fund study is the most important document you will read. Look at the age and planned replacement of the central heating and cooling plant, the pools, the garage, windows and balcony work, and see whether the fund is keeping pace or leaning on fee increases. Read recent board minutes for major projects, confirm the pet and rental rules in the declaration (sources differ on pets), and price any renovation the suite needs before you offer.

The value question

At around $498 a square foot with hydro, heat and parking bundled in, the value case is strong on paper. Whether it holds up depends on the corporation’s finances, not on the suite. If the reserve fund is healthy and the board has kept up with the mechanical work, this is one of the better ways to buy a large suite near a rapid-transit hub in Scarborough. If it has not, the low price per square foot is telling you something. Book a call and I will go through the status certificate with you.
