Living here
Renters, Airbnb and elevators at Love Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 75 deals here in the last 24 months, 59 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Love Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Love Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Love Condos is the building I mention when a buyer in Agincourt wants a pool, a golf-course neighbourhood and suites that start under $400,000. It is a 2015 tower by Gemterra, a family builder from China making its Canadian debut, with condo townhomes at its base and a second tower, Joy, beside it. The fee is the number I would study hardest. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Love Condos is a 20-storey high-rise condominium at 185 Bonis Avenue in Scarborough’s Tam O’Shanter-Sullivan neighbourhood, north of Kennedy Road and Sheppard Avenue East, with condominium townhomes on the same site. It was developed by Gemterra Developments Corporation and designed by Turner Fleischer Architects, with interiors by Tanner Hill Associates, and was completed in 2014 to 2015. The condominium corporation is TSCC-2453, registered on 26 May 2015, and condos.ca lists Goldview Property Management as manager. Condos.ca groups it with 175 Bonis Avenue, the second-phase Joy Condos tower. Suites run roughly 487 to 1,392 sq ft. Condos.ca lists heat and water as included in the fee.
Love Condos at a glance
A first Canadian project from a builder with a long record abroad
Gemterra is a family-run company with more than 30 years of mid- and high-rise building in China, and the Globe and Mail reported that Love Condos was its first project in Canada. That cuts both ways. There was no Toronto track record to judge it by at launch, but the building has now been occupied for about a decade, so the record that matters is the corporation’s own.
Gemterra hired well-known local consultants. Turner Fleischer Architects designed the glass and metal-panel tower, Tanner Hill Associates did the suites, lobby and amenity interiors, and The MBTW Group handled the landscape. UrbanToronto reported first residents moving in during May 2015, and the corporation registered the same month.
The project was planned for multigenerational families, first-time buyers and newcomers, according to the Globe’s coverage. That shows in the mix: compact starter suites in the tower and three-storey townhomes at the base, all sharing one amenity package.
Tower suites and townhomes on one site
Tower suites started at about 487 sq ft, with one-bedroom, one-plus-den and two-bedroom-plus-den plans, open main rooms and private balconies. Condos.ca’s range tops out at about 1,392 sq ft, which is below the largest townhome sizes the Globe reported, so treat that upper figure as a guide rather than a ceiling.
The townhomes are the unusual part. The Globe described three-storey homes of roughly 1,374 to 1,729 sq ft with street-level front doors, patios, upper terraces and direct access to the underground garage. For a family that wants a house-like layout without a freehold price or a snow shovel, that is a rare option in a condo corporation.
Standard finishes at launch were practical rather than high-end: laminate floors, granite counters, ceramic backsplashes and energy-efficient lighting and appliances, according to the Globe. A decade on, many original suites will be ready for a kitchen or flooring refresh, so price a renovated suite and an original one differently. Ceiling heights were not published in anything I found, so measure them at the showing if they matter to you.
Sources disagree on the counts. UrbanToronto’s 2015 article gives 287 suites and 21 townhomes, its project database lists 282 suites, the Globe mentions 14 three-bedroom townhomes in phase one, and condos.ca lists 296 units in total. The UrbanToronto database also lists 22 storeys while its own description says 20. I use 20 storeys, which most sources agree on, and suggest you treat the unit count as approximate.

Love and Joy: two towers, read the paperwork
Love was phase one. Joy Condos, a 22-storey tower at 175 Bonis Avenue, was the second phase and started construction shortly after Love’s residents moved in. Condos.ca groups both addresses on a single building page, which is why you may see listings at both numbers under the Love name.
The facts on this page, including the TSCC-2453 corporation and the 2015 registration, belong to Love at 185 Bonis. If you are looking at a suite at 175 Bonis, confirm which corporation it belongs to, which amenities it shares, and how shared costs are split. The developer’s materials describe separate party rooms and lounges in each building, with the pool and main amenity centre shared.
Daily life by Agincourt Mall and the golf course
The location is the strongest argument for Love. Agincourt Mall is just to the south, the Agincourt branch of the Toronto Public Library is next door, and Tam O’Shanter Golf Course sits a block north, so many upper suites look over green space rather than other towers. Pacific Mall, the Chinese Cultural Centre of Greater Toronto and the 401 and 404 are a short drive away.
Agincourt GO is close by for downtown commuters, and the data panel on this page shows the walking times and bus routes. Kennedy and Sheppard is a busy commercial corner, so expect traffic and noise on the lower floors facing the main roads, and quieter conditions on the golf-course side.
What Love Condos costs
Condos.ca puts the building average at about $662 per square foot. That is slightly above Legends at Tam O’Shanter at 238 Bonis, about $607, which is an older Tridel building with larger suites. A newer build and a high share of small suites both push the per-foot number up, so the gap is roughly what I would expect.
There are three active listings right now, asking $399,999 to $599,000. That range covers starter suites through larger two-plus-den plans, and the low end is an accessible way into a building with a full indoor pool in this part of Scarborough.
The fee is the catch. Monthly fees across those listings run about $671 to $968, or roughly $0.97 per square foot, and condos.ca lists only heat and water as included. That is high for a 2015 tower, and it is the first thing I would want explained in the budget. The pool, a large amenity centre and townhomes on site all add cost. If you want the sold numbers, ask me for my building sold report.

Amenities at Love Condos
A full-size indoor pool with a hot tub is the headline, and it is uncommon in a tower of this size in Agincourt. The landscaped grounds, rooftop garden and tai chi lawn suit the multigenerational families the project was designed for, but a pool is also one of the most expensive things a condo has to maintain.
Jatin’s honest take on Love Condos
Who this building suits
Families and multigenerational households, especially those looking at the townhomes, and buyers who want a pool, a library next door and golf-course green space without paying downtown prices. It also suits first-time buyers who want a newer building near Agincourt Mall and the GO line.
What I’d want you to check
Get the fee explained. Ask for the current budget and the reserve fund study, check what the fee covers beyond heat and water, and ask whether parking and lockers are owned with the suite or charged separately. Confirm which tower and corporation the suite belongs to, and how costs are shared with Joy. At about ten years old, the pool equipment and garage are the items I would ask about by name.
The value question
At about $662 per square foot, the purchase price is fair for a 2015 building in this location. The higher fee narrows the value case, so do the maths on the full monthly cost. If the reserve fund is healthy and the fee is explained by the amenities rather than by deferred repairs, Love is a good long-term home, particularly for a family in a townhome.

What is the difference between Love Condos and Joy Condos?
Love at 185 Bonis Avenue was phase one, registered as TSCC-2453 in 2015. Joy at 175 Bonis Avenue is the 22-storey second phase. Condos.ca shows both addresses on one page, so confirm which building a listing is in.
Does Love Condos have a pool?
Yes. It has a full-size indoor pool with a hot tub and change rooms, plus a fitness centre and yoga studio.
What do the maintenance fees include?
Condos.ca lists heat and water. Confirm everything else, including building insurance and parking, in the status certificate.
Why are the fees high?
Fees across current listings work out to about $0.97 per square foot. A pool, a large amenity centre and townhomes on site all add cost, but ask for the budget to see what drives it.
Are there townhomes?
Yes. The Globe and Mail described three-storey townhomes of roughly 1,374 to 1,729 sq ft with street-level entries, patios, terraces and direct garage access.
Who manages the building?
Condos.ca lists Goldview Property Management.
How does Love compare with Legends at Tam O’Shanter?
Legends at 238 Bonis is an older Tridel building with larger suites, averaging about $607 per square foot against about $662 here. Love is newer and has the indoor pool.
How big are the suites?
Condos.ca lists roughly 487 to 1,392 sq ft. The Globe and Mail reported townhomes of up to about 1,729 sq ft, so the largest homes may sit above that range.

At a median price of $465,000 and a median rent of $2,250 a month, the gross yield is about 5.8%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Can you Airbnb a unit at Love Condos?

The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
