Leases 40%Sales 60%

Mix of owners and renters. Of 20 deals here in the last 24 months, 8 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Park Vista?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Park Vista

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Park Vista is a mid-sized 1991 tower in East York that gets overlooked because it is not in Scarborough or on a subway line. What it has is a ravine park on the doorstep, suites of 700 to 1,200 square feet, and a fee that includes hydro and heat. The fee is not low, and that is the first thing to understand. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Park Vista is a 14-storey, 168-suite high-rise condominium at 4 Park Vista in the O’Connor-Parkview neighbourhood of East York, Toronto, built by Parkside Hill. It was built in 1991, and the condominium corporation is MTCC-997, registered on 21 November 1991. Nadlan-Harris Property Management is listed as manager. The maintenance fee includes air conditioning, common elements, heat, hydro, building insurance, parking and water.

Beside the Taylor Creek ravine

Park Vista sits just off Dawes Road in East York, and the name is about the setting. Taylor Creek Park, which blogTO describes as a ravine park of about 182 acres, runs along Taylor-Massey Creek from Victoria Park to Don Mills, with a loop of nearly six kilometres of trails on both banks linked by bridges.

The park connects west to Coxwell Ravine, the Lower Don trail and the Charles Sauriol Conservation Area, so a walk or ride from here can take you a long way through green space without crossing many roads. For a dog owner, a runner or a cyclist, that is the main reason to look at this building.

The City has also been planning for the ravine. Its Taylor Massey Creek park planning page lists a Taylor Creek Park Management Plan, with the final report posted in February 2022.

Living next to a ravine has a practical side too. Ask the manager whether any of the corporation’s land borders the ravine slope, and whether drainage, retaining walls or tree work appear in the reserve fund study or recent minutes. It is usually a non-issue, but it is worth a question.

A smaller building with mid-sized suites

With 168 suites over 14 storeys, Park Vista is small by Toronto high-rise standards. Fewer owners usually means a more engaged board and less churn, but it also means fixed costs, such as staffing, insurance and major repairs, are shared among fewer people.

Condos.ca records suites from about 699 to 1,206 square feet. Even the bottom of that range is larger than a typical new one-bedroom-plus-den, and at the top, a 1,200-square-foot suite gives a family genuine room.

Parkside Hill is credited as the builder. I have not found a source naming the architect, so I have not listed one. As with any building from 1991, expect original-era windows and layouts in unrenovated suites, and price updates before you offer.

Parking is included in the fee. Confirm which space and whether a locker come with the suite you are considering, and whether the space is owned or assigned. In a building of this size, extra spaces are rarely available to rent, so what comes with the suite is likely what you will have.

The fee is all-inclusive, and it is not cheap

The fee covers air conditioning, common elements, heat, hydro, building insurance, parking and water. That is close to a complete package, and hydro in particular is something most buildings leave to the owner.

Across the two current listings, fees work out to about $1.07 per square foot, according to condos.ca. That is high in absolute terms, even allowing for hydro and heat, and it is the number that will most affect what a suite here is worth to the next buyer.

A high fee is not automatically bad. It can mean the corporation is funding its reserve properly instead of putting off work. It can also mean the building’s costs are running ahead of its owners. Ask for the fee history over the last five years and read the reserve fund study and recent budgets to see which it is.

The fee also affects financing. Lenders count part of the condo fee when they work out what you can borrow, so a high fee reduces the mortgage a buyer qualifies for. That is part of why suites in high-fee buildings tend to ask less, and it will matter again when you sell.

Daily life in O’Connor-Parkview

O’Connor-Parkview is a residential pocket of East York made up mostly of houses and a handful of apartment and condo towers, with daily shopping along O’Connor Drive and around Victoria Park. It is quieter than the Danforth to the south and greener than most of the city, thanks to the ravine.

East York also puts you closer to the core than most of the older tower stock in Scarborough, and that is part of why the price per square foot here is higher. You are paying for position as much as for the suite.

This is a location for people who value the park and a short drive to the Don Valley Parkway more than a walk to restaurants. The panel beside this review shows the nearest subway and bus stops, schools, groceries and parks.

What Park Vista costs

Condos.ca puts the building’s average around $539 per square foot. That is higher than many older towers in Scarborough and reflects East York’s position closer to the core, the ravine setting and the smaller size of the building.

Two suites are listed for sale as I write, asking between $369,900 and $399,900. Buyers here price the monthly fee into what they will pay, so expect the fee to weigh on what any suite is worth.

That is the key to value here. A buyer who looks only at the asking price will see a bargain; a buyer who looks at the fee will see why. Compare recent sales of similar suites in this building, using my building sold report, and work out your all-in monthly cost before you decide.

The amenities are modest: a gym, sauna, meeting room and bike storage, with a guard and security system. The real amenity is the ravine, and the bike storage makes sense in a building this close to the trails.

Jatin’s honest take on Park Vista

Who this building suits

Buyers who want green space more than nightlife: dog owners, runners, cyclists and families who will use Taylor Creek Park every day. It suits people who drive and want quick access to the Don Valley Parkway, and owners who prefer a smaller building with one predictable monthly bill.

What I’d want you to check

The fee is the issue to understand. Ask for the five-year fee history, the current budget and the reserve fund study, and look for what is driving costs: utilities, staffing, insurance or major repairs. Read recent board minutes for upcoming projects. In a 1991 building, look at the central heating and cooling plant, the garage, the windows and the roof. Confirm the pet rules in the declaration, since a pet restriction is listed.

The value question

Park Vista’s asking prices look attractive and its fee is high, and those two facts are connected. If the fee is high because the corporation is well funded and costs are under control, you are buying a ravine-side suite at a fair price. If the fee is climbing because costs are running ahead, the low asks are pricing that in. Book a call and I will help you read the documents before you commit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
