Living here
Renters, Airbnb and elevators at Sedona Foxridge Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Sedona Foxridge Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Sedona Foxridge Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sedona Foxridge Townhomes is the kind of complex I show buyers who want a townhouse feel and a short trip to the subway without paying detached prices. It is a small, 30-unit condominium of two-storey homes from 2004 on Kennedy Road, and the transit picture around it changed in 2026. Small complexes are easy to like and harder to judge, so this review is as much about what to check as what to admire. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Sedona Foxridge Townhomes is a 30-unit, two-storey condominium townhouse complex at 593 Kennedy Road in the Kennedy Park neighbourhood of Scarborough, Toronto. Condos.ca credits a builder named Sedona and dates the complex to 2004. The condominium corporation is TSCC-1588, registered on 26 February 2004, and Prohouse Management is listed as the manager. Homes are listed at about 1,000 sq ft. The maintenance fee covers common elements, building insurance and parking.
Sedona Foxridge Townhomes at a glance
Thirty homes, one small corporation
With only 30 units, this is a very small condominium corporation. That has real advantages: owners tend to know each other, the board is close to the people it represents, and rules are usually applied with some common sense.
It also has a cost. Every major repair, from roofs to the private roadway, is split 30 ways instead of 300. A well-run small corporation saves steadily for those projects. A poorly run one tends to catch up through a big fee increase or a special assessment. That is why I read the reserve fund study for a complex like this before I read the listing description.
The builder is listed on condos.ca simply as Sedona, and I could not find a published architect or a wider project history. For a complex of this size from 2004, that is normal. What matters now is how the corporation has looked after the buildings over the last two decades, not who drew them.
What a two-storey, 1,000 sq ft townhome means day to day
Condos.ca shows the homes at about 1,000 sq ft over two storeys. That is a compact townhouse, closer in size to a large two-bedroom condo apartment than to a freehold town, but with your own front door, stairs between living and sleeping space, and no shared hallway or elevator.
Parking is part of the fee, and the complex has visitor parking, a security system and permission for barbecues. For a young family or a couple moving out of a rental apartment, that combination of a door to the outside and a grill on the patio is often the whole point.
I could not confirm basements, garages or ceiling heights from a reliable source, so ask for the floor plan and look carefully at storage. In a 1,000 sq ft home, a missing basement or locker changes how livable the place is more than the finishes do.

Kennedy Road and the new Line 5
The location is the strongest argument here. The complex sits on Kennedy Road in Kennedy Park, within the area served by Kennedy Station, which is the eastern end of Line 2 Bloor-Danforth and, since 8 February 2026, of Line 5 Eglinton as well.
That matters for resale. A townhouse a short trip from a station where two rapid transit lines meet is a different proposition from one that depends on a single bus route. The Line 2 extension north to Scarborough Centre and Sheppard and McCowan, under construction and expected around 2029 to 2030, also starts from Kennedy.
The flip side is that Kennedy Road is a busy arterial. Units facing the road will hear it; units deeper in the complex will be quieter. Visit at rush hour before you decide, and check the panel on this page for the exact walking time to the station.
A condo townhouse is not a freehold, and that is fine
Buyers coming from rentals sometimes think of a home like this as a small house. Legally it is a condominium unit. The corporation owns and insures the common elements, sets the rules, and collects a monthly fee, and you own your unit within that framework.
That has practical benefits. Exterior work that would land on a freehold owner, such as roofs and the shared roadway, is planned and paid for collectively through the reserve fund. It also means you cannot simply change the exterior, add a deck or swap windows without the board’s approval, and you share in decisions made by your neighbours.
If you want full control of your lot, a freehold town is the better fit. If you want a lower entry price and someone else organising the outside, a small condominium townhouse like this one makes sense, as long as the corporation is run well.
Pricing, with limited data
There were no active sale listings when I checked, and condos.ca does not publish a building average per square foot for this complex. With 30 units, sales are infrequent, so any single sale can move the average a lot.
In practice, buyers here should price against two benchmarks: recent sales in this complex and nearby condo townhouse complexes in Kennedy Park and Ionview, and two-bedroom condo apartments near Kennedy Station. A 1,000 sq ft townhome should earn a premium over an apartment of the same size for the private entrance and outdoor space, but not an unlimited one.
On fees, the inclusions are narrow: common elements, building insurance and parking. Water, heat and hydro are not in the list, so budget for your own utilities when you compare against an apartment whose fee covers them. My building sold report will show you what has actually traded here.

Amenities at Sedona Foxridge Townhomes
There is no gym, pool or party room to fund here, which is one reason townhouse fees in complexes like this tend to stay modest. What you get is the practical stuff: visitor parking, a security system and the freedom to barbecue outside your own door. The low amenity load also makes the budget easier to read, because most of what you pay goes to insurance, grounds and saving for the buildings themselves rather than to running shared facilities.
Jatin’s honest take on Sedona Foxridge Townhomes
Who this building suits
First-time buyers and young couples who want a front door and a patio instead of an elevator, and commuters who will actually use Kennedy Station. It also suits buyers who would rather not pay for a pool and concierge they will never use.
What I’d want you to check
Read the reserve fund study closely, because a 30-unit corporation has very little room to absorb surprises. For a 2004 complex, the items to look for are roofs, windows and patio doors, the private roadway and parking surfaces, and exterior masonry or siding. Ask whether any of those have been done, when the next ones are scheduled, and whether the reserve fund is on track to pay for them. Confirm the pet and rental rules on the status certificate rather than relying on a listing.
The value question
The value case rests on location. A modest townhome near the meeting point of Line 2 and Line 5 should hold its appeal better than a similar home far from rapid transit, and the inclusions keep the fee simple. The risk is the small corporation. If the reserve fund is healthy and recent capital work has been done, this is a sensible entry into townhouse ownership in Scarborough. If it is underfunded, walk away and look at a larger complex nearby.
