Living here
Renters, Airbnb and elevators at 180 Markham Condos
Do mostly owners or renters live here?
Mix of owners and renters. Of 22 deals here in the last 24 months, 10 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 180 Markham Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 180 Markham Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

180 Markham Road is one of the oldest condominium towers in Scarborough, and it sells on two things newer buildings cannot match: suite size and an all-in fee. You get two- and three-bedroom suites of a size that has all but disappeared from new construction, and your fee pays the heat, the hydro and the parking. The catch is the age of the building, and that is where I would spend your attention. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
180 Markham Condos is a high-rise condominium of 210 suites at 180 Markham Road in Scarborough Village, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. Condos.ca lists 16 storeys, Tanback Properties as builder and a 1971 completion, with registration on 6 October 1971 as YCC-41. Management is listed as Markham Glen. The maintenance fee includes heat, hydro, water, parking, cable TV, common elements and building insurance. Amenities include an outdoor pool, gym, recreation room, car wash, concierge and security guard.
180 Markham Condos at a glance
An early Scarborough condo, built big
YCC-41 is a very low corporation number. Ontario’s condominium system was only a few years old when this building registered in October 1971, which puts 180 Markham in the first generation of condominium towers in Toronto’s east end.
Buildings of that era were designed for families moving from houses, and it shows in the floor plans. Current two-bedroom listings sit in the 900 to 999 square foot band, and the three-bedroom suites are larger again. For comparison, new two-bedroom plans in Scarborough often come in under 800 square feet.
Four of the seven suites for sale at the time of writing were three-bedrooms. That mix tells you who lives here: households who need a real third bedroom and want it without stairs or a yard to maintain.
An all-inclusive fee, and how to judge it
The fee here is high in dollars and reasonable once you read the inclusion list. Condos.ca lists heat, hydro, water, parking, cable TV, common elements and building insurance. Most owners in a newer tower pay hydro, and often heat, cooling and parking, on top of a lower fee.
Across the current listings, fees run from about $973 to $1,171 a month, or roughly $1.03 per square foot. Before you compare that with a building at $0.70, add back that building’s hydro bill, its heating and its parking charge. The gap narrows, and in a large suite it can close.
The trade-off is control. With hydro bundled, you cannot cut your own bill, and the whole building shares the cost of the heaviest users and of energy price increases. Look at how the fee has moved over the past five years, not just at today’s figure.
Ask too how the corporation buys its energy. Some older buildings lock in gas or electricity contracts, and the budget will show what utilities cost the building each year. If utilities are a large share of the budget and a contract is about to expire, the next fee increase may already be in view.

What 55 years means for this tower
A tower from 1971 has been through at least one round of most major replacements, and is due for others. The ones that matter most are windows and balcony doors, balcony slabs and railings, the roof, the elevators, the garage membrane, the boilers and the electrical distribution.
Ask the status certificate package for the reserve fund study and the list of projects completed in the last ten years. A building this old that has already done its windows and balconies is in a very different position from one that has those projects ahead of it.
One practical note: condos.ca lists 16 storeys, yet suites at this address carry numbers in the 1700s. Floor numbering in older towers often skips a number, but confirm the floor and the suite against the registered plan before you rely on any listing description.
Living near the Bluffs on Markham Road
Scarborough Village sits between Kingston Road and the Scarborough Bluffs, with Markham Road running north toward Eglinton. Ask which way a suite faces, because on upper floors the outlook can change a great deal, and the Bluffs parks are part of why people choose this pocket. Daily errands are mostly along Kingston and Markham Roads.
Kingston Road is changing. Much of it was once a strip of motels, and as land values rise, those sites are being redeveloped. In 2020, for example, a pair of 8- and 12-storey condominium buildings with 307 suites was proposed on a former motel and car lot just west of Galloway Road. Expect more mid-rise buildings along the corridor over the coming years.
For owners at 180 Markham, that means more shops and services within reach over time, and more competition from new suites. New buildings will offer modern finishes; this one will keep offering size. The transit, schools and Walk Score figures are in the data panel on this page.
What suites here are asking
At the time of writing, seven suites were for sale, with asking prices from about $344,900 to $449,000. That is a low entry price for a 900-plus square foot suite anywhere in Toronto, and it reflects both the age of the building and the size of the fee.
Price per square foot is the right lens here. Because suites are large, the price per square foot sits well below newer Scarborough towers, while the fee per square foot sits above them. Think of it as paying less up front and more every month, with more of your utilities covered.
Seven active listings in a 210-suite building is a fair amount of choice. It gives you room to negotiate, and it means you can compare similar suites on the same floor plan before you make an offer. The sold-data panel shows what has actually traded.

Amenities at 180 Markham Condos
An outdoor pool, a gym, a car wash bay and a staffed front desk is a full package for a building of this age. The pool is a summer amenity only, and it is also a cost the reserve fund has to carry, so ask about its condition.
Jatin’s honest take on 180 Markham Condos
Who this building suits
Families who need two or three real bedrooms on one floor and want a predictable monthly cost with the utilities covered. Downsizers leaving a house who do not want to give up space. First-time buyers who would rather have 900-plus square feet in an older tower than 600 in a new one.
What I’d want you to check
Read the reserve fund study and the list of completed projects first: windows, balconies, roof, elevators, garage, boilers and electrical. Look at the fee history over five years and at any special assessment history in the board minutes. Confirm the parking space, the locker if any, and the management company. Ask whether in-suite laundry is permitted and how it was installed in the suite you are buying. Read the rules on pets, rentals and renovations directly in the status certificate, because I could not find them published.
The value question
On price per square foot this is one of the cheaper ways into a large suite in Toronto. The value depends on whether the building has already done its big projects. If the windows and balconies are done and the reserve fund is healthy, the all-in fee makes this a good owner-occupier building for a family. If those projects are still ahead and the reserve is thin, a lower price will not make up for what is coming.
