Living here
Renters, Airbnb and elevators at 25 Whitecap Boulevard Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 25 Whitecap Boulevard Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 25 Whitecap Boulevard Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

25 Whitecap Boulevard is a 21-home townhouse corporation from 1986, sitting just off Kingston Road near Bellamy Road South, on the side of Scarborough that runs down to the Bluffs. It is small, it is self-managed, and it is one of the more affordable ways I know to live within reach of the lakefront trails. Those three facts are the whole review in miniature. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
25 Whitecap Boulevard Townhouses is a 21-home condominium townhouse complex at 25 Whitecap Boulevard in Scarborough Village, Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Kingston Road and Bellamy Road South. It was built in 1986 and the condominium corporation is MTCC-712, registered on 20 August 1986. It is listed as self-managed. No developer or fee-inclusion list is recorded on condos.ca. Listed amenities are a parking garage, visitor parking and permission for barbecues.
25 Whitecap Boulevard Townhouses at a glance
Twenty-one homes, run by their owners
MTCC-712 is small and self-managed, which is an unusual combination to examine closely. With 21 homes, every major cost is split among very few owners, and with no management company on record, the board itself handles the books, the contractors and the paperwork.
That can work very well. Small owner-run corporations often have low overheads, quick decisions and owners who know exactly what has been fixed and when. It can also leave a corporation exposed if a few volunteers burn out, or if reserve fund studies and audits slip behind.
So my first questions here are about governance, not finishes. Who prepares the financial statements, and are they audited? When was the last reserve fund study done, and is the corporation contributing what it recommends? Who keeps the records, and will the status certificate arrive complete and on time?
None of this is a reason to avoid the complex. It is a reason to ask early. Order the status certificate as soon as your offer is accepted, have your lawyer review it, and treat a well-organised package as a good sign about how the whole corporation is run.
The homes: 1986 townhouses with garage parking
Condos.ca records the complex as one storey, which is a database convention for townhouses rather than a description of the homes. I could not find a recent listing to confirm layouts, so check the plan, bedroom count and basement of any home you view rather than assuming.
Condos.ca lists a parking garage, visitor parking and permission for barbecues. In townhouse complexes of this period that usually means a garage attached to each home, but confirm what parking comes with the specific home and whether it is owned or exclusive-use.
A 1986 complex is now at the age where original roofs, windows, exterior doors, decks and paving have either been replaced or are due. Ask which of these the corporation has already completed, which are scheduled, and which the declaration leaves to individual owners.
Ask about heating and cooling in the specific home as well. In complexes of this age, furnaces and air conditioners are usually owner items and many have already been replaced once, so the age of that equipment belongs in your budget alongside the condo fee.

Down the ravine to the lake: the Bluffs on your doorstep
The best feature of this address has nothing to do with the buildings. Close by, the Doris McCarthy Trail starts at Ravine Drive off Kingston Road and drops about 90 metres over roughly 900 metres through Bellamy Ravine to the shore of Lake Ontario at the foot of the Scarborough Bluffs.
At the bottom, the trail splits west toward Bluffer’s Park and east along the shore toward the headlands below Sylvan Park. Where the trail meets the lake stands Passage, a large steel sculpture by Marlene Hilton Moore honouring the painter Doris McCarthy, who lived on the Bluffs.
For an owner, that means a real lakefront walk without a lakefront price. It also means a steep climb back up, so it suits people who enjoy a proper hike rather than a flat stroll. Walk it yourself before you buy, in the season you are least likely to enjoy it, and you will know whether it is a feature you will actually use.
Scarborough Village and the Kingston Road corridor
Condos.ca places the complex in Scarborough Village, one of the oldest settlements in the former township. It began in the 1800s as a crossroads village and had Scarborough’s first post office in 1832. Today it is a mix of houses, apartment buildings, a few condominiums, schools and plazas, with Markington Square as its largest plaza.
Kingston Road was once the main route from Toronto to eastern Ontario and Montreal, and it still shapes daily life here: it is where the plazas, buses and traffic are. Eglinton GO Station, at the northwest edge of the neighbourhood, offers commuter rail service downtown.
The Scarborough Village Community Centre, home to the Scarborough Village Theatre, is a local anchor. The data panel on this page shows the transit, schools and parks closest to the complex.
Pricing a home in a 21-home complex
There were no homes for sale or for rent here when I checked, so there is no asking range to report. With only 21 homes, sales are infrequent, and the sold figures in the panel above will be a small sample. Read them as points of reference, not a trend.
To judge a price fairly, widen the comparison to other 1980s townhouse corporations along the Kingston Road corridor and adjust for size, parking, basement finish and condition. Proximity to the Bluffs trails has real value, but it does not make up for a weak reserve fund.
When you compare fees, remember that a self-managed corporation pays no management contract, so a lower fee can be a genuine saving. It can also be a sign that contributions have not kept pace with the reserve fund study. My building sold report pulls the aggregates if you want a proper read.

Amenities at 25 Whitecap Boulevard Townhouses
There are no shared facilities beyond parking, and barbecues are permitted, which fits a small owner-run complex with few systems to maintain. Your real amenity is the Bluffs trail network down the road.
Jatin’s honest take on 25 Whitecap Boulevard Townhouses
Who this building suits
Buyers who want a townhouse near the Scarborough Bluffs and the lake without paying for a detached house, people who hike or run and will actually use the ravine trails, and owners comfortable with a small, hands-on corporation where they may be asked to help.
What I’d want you to check
Ask for audited financial statements, the reserve fund study and its date, and two years of board minutes. Confirm insurance, contracts for snow and landscaping, and who handles records. For a 1986 complex, look closely at roofs, windows, decks and paving. With 21 owners sharing every cost, find out whether any large project is coming and how it will be funded.
The value question
Location is the value here: access to one of Toronto’s most striking natural landscapes at a townhouse price. The risk is concentrated in governance and the reserve fund, not in the neighbourhood. If the paperwork is complete and the reserve fund is on track, I think this is a quietly good buy; if it is not, keep looking along Kingston Road.
