Living here

Renters, Airbnb and elevators at 75 Blackwell Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 75 Blackwell Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 75 Blackwell Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

75 Blackwell Avenue Townhouses puts you about as close to the centre of Malvern as a townhouse gets. This 64-home complex from 1976 is a short walk from Malvern Town Centre, a grocery store and Neilson Road, and the area around it is the focus of two big long-term plans: a phased tower redevelopment of the mall and the proposed eastern rapid transit line. What you buy today is a plain, practical townhouse; what may come later is a very different neighbourhood. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

75 Blackwell Avenue Townhouses is a 64-home condominium townhouse complex at 61 to 85 Blackwell Avenue in Malvern West, Scarborough, Toronto, near Tapscott Road and Neilson Road. It was completed in 1976. The condominium corporation is YCC-245, registered on 2 February 1976, and APM is listed as the property manager. Listed amenities are barbecues and visitor parking. A published list of what the fee includes was not available.

A practical complex in the middle of Malvern

Malvern was planned as a model community of affordable homes on former farmland, with its first residents arriving in 1972. Registered in February 1976, this complex is part of that first generation, and like most of its neighbours it was built to house families simply and efficiently.

There are 64 homes and no shared recreation facilities, only barbecues and visitor parking. That keeps the corporation’s job straightforward: roofs, exterior walls, roads, grounds and the reserve fund to pay for them.

The YCC prefix marks it as an older York Condominium Corporation, the numbering used across Metro Toronto before amalgamation. At this age, the corporation has a long financial history, and reading it is the most useful thing you can do before you buy.

Buying a condo townhouse is different from buying a freehold. You get a board, a reserve fund and a status certificate, which protects you from a surprise roof bill on your own, but you accept rules on exterior changes, parking and the use of common areas. If you want full control of the outside of your home, a freehold is the better fit.

Living steps from Malvern Town Centre

The complex sits on Blackwell Avenue near Tapscott Road, with Malvern Town Centre a few hundred metres away and a No Frills even closer. Neilson Road, the main north-south route through this part of Malvern, is a short walk east. For daily errands on foot, few Malvern townhouse complexes are better placed.

The trade-off is activity. The streets around the mall are busier than the cul-de-sacs deeper in the neighbourhood, so ask which way a home faces and how close it is to Tapscott or Neilson.

The panel on this page shows current bus routes, parks and the distance to the nearest subway. Today, most residents rely on buses or a car to reach rapid transit.

What may change around you

The City has applications under review for a phased redevelopment of Malvern Town Centre. The first phase, at Tapscott and Neilson, proposes two towers of 39 and 32 storeys with 877 homes and ground-floor retail, and the full plan is set out in ten phases, with the mall replaced gradually.

Transit planning points the same way. The proposed Eglinton East LRT, which the City is now calling Scarborough East Rapid Transit, includes a branch north on Neilson Road to a terminus at Malvern Town Centre. The line is in planning with no funding or opening date.

If both projects go ahead, this complex would sit next to a new transit hub and thousands of new neighbours, with the shops and services that tend to follow. That could lift demand over time, but it also means years of construction nearby. Neither is certain, so I would not pay a premium for it today.

There is also an indirect effect to watch. Large nearby projects can bring road works, new traffic patterns and pressure on street parking during construction, so ask the board whether it has commented on the plans or expects any effect on the complex.

The homes and what to look at

Condos.ca records these as ground-oriented townhomes. Like most Malvern complexes of this era, they were designed as family homes, so expect bedrooms upstairs and living space on the main floor, with basement finishes that vary from home to home.

Interiors depend entirely on what each owner has done. Check the windows, electrical panel, furnace and any basement work, and ask whether renovations were permitted.

Ask which exterior items the declaration assigns to the owner. In townhouse corporations of this age, windows, doors and fences are often the owner’s responsibility, and that affects your long-term costs.

Make your offer conditional on a review of the status certificate, and give yourself enough days to read it properly. It will show the current fee, the reserve fund balance, any special assessment the board has approved and the corporation’s insurance coverage, and it is the best single document for comparing one old townhouse complex against another.

One point buyers often miss: the corporation’s insurance covers the common elements and the structures defined in the declaration, not your contents or the improvements owners have made. Ask your broker for a unit-owner policy that matches what the declaration leaves to you, and check the deductible owners are expected to carry.

Pricing a home here

No homes were listed for sale when I checked, so there is no current asking range to quote. With 64 homes, listings come up occasionally rather than constantly, and each sale carries real weight as a comparable.

The best comparison is 50 Blackwell Avenue Townhouses across the street, which is a year older and similar in size, along with other Malvern townhouse condominiums and nearby freehold townhouses. Adjust for the fee, parking and the condition of the home.

My building sold report shows aggregate sales for this address, and I can pull recent Malvern townhouse sales if you want a wider set of numbers.

Amenities at 75 Blackwell Avenue Townhouses

BBQs permittedVisitor parking

There is no pool, gym or party room here, so the fee is not funding shared facilities. With Malvern Town Centre and community spaces close by, many owners will not miss them. The trade-off is that you will rely on the neighbourhood, not the complex, for recreation, so look at what is within walking distance before you decide.

Jatin’s honest take on 75 Blackwell Avenue Townhouses

Who this building suits

Families and first-time buyers who want a townhouse they can walk from to groceries and the mall, and who are comfortable with a simple complex with no amenities. It also suits patient buyers who see value in what the Malvern Town Centre and transit plans could bring over the next decade.

What I’d want you to check

This is a 1976 complex, so read the reserve fund study for roofs, windows, roads and underground services. Ask how fees have changed over the past five years, what the fee includes and which exterior items owners pay for. Review the status certificate and board minutes for planned projects, and ask the board whether nearby construction is expected to affect the complex.

The value question

You are buying a practical family home in the most walkable part of Malvern, with no amenity costs in the fee. The redevelopment and transit plans are a possible bonus, not something to pay for up front. If the reserve is healthy and the home is in good shape, it is a sensible way into the neighbourhood.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
