Living here
Renters, Airbnb and elevators at 750 Military Trail Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 750 Military Trail Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 750 Military Trail Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

750 Military Trail is the kind of complex you only find if you are looking hard: 21 townhouses, registered in 1980, tucked onto a stretch of Military Trail that most of Toronto knows only as the road to the University of Toronto Scarborough. What it offers is simple and rare at this price point, a split-level family home with a garage, a driveway and a fenced yard. What it asks of you is a careful look at a small, older corporation. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
750 Military Trail Townhouses is a 21-home condominium townhouse complex at 750 Military Trail in the Morningside area of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Ellesmere Road and Morningside Avenue. It was built in 1980 and the condominium corporation is MTCC-538, registered on 19 December 1980. Affordable Property Management is listed as the property manager. No developer is recorded. Condos.ca does not publish a fee-inclusion list; a recent listing said the fee covered landscaping, building insurance and common area maintenance, which you should confirm in the status certificate.
750 Military Trail Townhouses at a glance
A 21-home corporation, and why the size matters
Twenty-one homes is small for a Toronto condominium corporation, and that shapes everything about owning here. Every roof replacement, paving job and insurance renewal is shared among only 21 owners, so each owner’s share of a big project is larger than it would be in a 150-home complex.
The upside is that a small corporation is easy to understand. You can read a few years of budgets and minutes in an evening, the board is made up of your neighbours, and decisions tend to move quickly. The risk is that one or two disengaged owners, or one unexpected repair, can matter a lot.
Condos.ca records the build year as 1980, matching the December 1980 registration, while a recent listing gave the age of the property as 1979. That kind of one-year gap is normal when construction straddles a year end, and it does not change anything about how you should evaluate the complex.
Split-level plans with a garage, a driveway and a yard
Condos.ca lists the complex as one storey, but that is a database convention for townhouses rather than a description of the homes. A recent listing here described a three-bedroom, two-bathroom split-level townhouse of roughly 1,318 square feet, with the three bedrooms grouped on the upper level and the living areas separated from them by a half-flight of stairs.
That split-level arrangement is the main thing that sets these homes apart from the stacked and back-to-back townhouses built in Scarborough more recently. It gives you more separation between where the family sleeps and where it lives, and it usually means more usable space for the footprint.
The same listing showed two parking spaces, an attached garage plus a private driveway, and a fully fenced backyard. It also had forced-air gas heating, central air and a full, unfinished basement. That basement is the opportunity. Finished well, it can become a fourth bedroom, an office or a recreation room, though you should check the corporation’s rules on alterations first.

What the fee appears to cover, and what it does not
Condos.ca has no inclusion list for MTCC-538. The recent listing said the monthly fee covered landscaping, building insurance and common area maintenance. That is a lean package, and it means you should expect to pay your own heat, hydro and water, but confirm each item in the status certificate before you budget.
A lean fee is not automatically a good fee. In a complex this age, the fee is mostly funding the reserve for roofs, windows, doors, fences, paving and the shared services underground. If the fee looks low next to neighbouring complexes, ask whether that is because the reserve fund is strong or because increases have been put off.
With only one home on the market when I checked, I will not quote a fee from a single listing. Ask the property manager for the current budget and the fee history over the past five years, and compare that against the reserve fund study’s recommended contributions.
Morningside’s daily reality: two campuses and a lot of green
This part of Scarborough is organised around education. UTSC sits further along Military Trail, and Centennial College has a campus in the area too. That brings steady rental demand and a daytime population of students and staff, which keeps local shops and transit busy.
The Toronto Pan Am Sports Centre on the UTSC campus at 875 Morningside Avenue has two Olympic-sized pools, a diving tank and a fitness area, and it is open to the public. For a complex with no pool or gym of its own, that is the amenity package most owners actually use. Highland Creek’s ravines and Morningside Park are the local green space, and Rouge National Urban Park is a short drive east.
The long-term change to watch is transit. The City of Toronto’s planned Eglinton East LRT would run about 18.6 kilometres from Kennedy Station to Malvern Town Centre with 27 stops, passing UTSC. It has no confirmed opening date, so I treat it as future upside rather than something to pay for today. The data panel on this page shows today’s transit options.
Pricing a home in a complex this small
There was one home for sale and none for rent when I checked, so there is no meaningful asking-price range to report. In a 21-home complex, sales are infrequent, and the sold data in the panel above should be read as a handful of data points rather than a trend line.
That is why I would always widen the comparison. 705 Military Trail Townhouses, a larger complex next door covering 705 to 819 Military Trail, sells homes of a similar era and type, and its sales can help you judge whether a price here is fair. Adjust for plan, size, garage and basement finish when you compare.
Condition will move the price more than anything else. An updated kitchen, newer windows and a finished basement can separate two otherwise identical homes by a wide margin. If you want the aggregates pulled properly, my building sold report does that for you.

Jatin’s honest take on 750 Military Trail Townhouses
Who this building suits
Families who want three bedrooms, a garage and a private yard without paying freehold prices, and parents of UTSC or Centennial students who would rather own than rent for four years. It also suits buyers who like the idea of knowing every neighbour on the board.
What I’d want you to check
Read the reserve fund study with the corporation’s size in mind: in a 21-home complex, a roof or paving program is split among very few owners. Confirm the fee inclusions in writing, and find out which items the declaration leaves to owners, such as windows, doors and fences. Look through recent board minutes for planned projects, and check whether any basement work in the home you are buying was approved.
The value question
On space, parking and outdoor room per dollar, this is a strong family option for Scarborough. You give up amenities and new finishes and gain a split-level plan, two parking spaces and a yard. If the reserve fund is healthy, it is a sensible long-term hold, and the planned LRT is a bonus, not the reason to buy.
