Living here
Renters, Airbnb and elevators at 10 Eddystone Avenue Condos
Do mostly owners or renters live here?
Mostly owner-occupied. Of 9 deals here in the last 24 months, 0 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 10 Eddystone Avenue Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 10 Eddystone Avenue Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

10 Eddystone Avenue is one of the very few places in Toronto where a family can buy four or five bedrooms for less than the price of a one-bedroom downtown. It is a 1974 townhouse complex, not a tower, and the fee covers heat and parking. It is also a 50-year-old corporation with a lot of roofs to look after. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
10 Eddystone Avenue Condos is a low-rise condominium townhouse complex with 159 homes at 10 Eddystone Avenue in the Glenfield-Jane Heights neighbourhood of North York, Toronto, near Jane Street and Finch Avenue. It was built in 1974 by Flowertown Investments and registered on 24 September 1974 as York Condominium Corporation 164 (YCC-164). Nadlan-Harris Property Management is listed as the manager. Fees include common elements, heat, water, cable TV, building insurance and parking.
10 Eddystone Avenue Condos at a glance
Townhouses, not apartments
Condos.ca classes this as a low-rise condo with two storeys and 159 homes, built in 1974 by Flowertown Investments. In practice, the homes here are townhouses: listings describe them as stacked townhouses, which is a very different product from an apartment off a shared corridor.
That changes daily life more than any amenity could. There is no elevator to wait for, no long corridor and no crowded lobby, and the scale feels closer to a street than to a tower. For families, it is the closest thing to a house that the condo market offers at this price.
It also changes what you are buying into. A townhouse corporation looks after roofs, exterior walls, windows, walkways and parking across many separate structures, and those costs sit in the reserve fund. The status certificate will tell you who is responsible for what, which is not always the same from one townhouse complex to the next.
Four and five bedrooms in about 1,200 to 1,400 square feet
The unusual part is the bedroom count. Every home for sale when I checked was a four- or five-bedroom layout, and listings I reviewed were marketed in the 1,200 to 1,399 square foot band. That means smaller rooms than a detached house, but the number of separate bedrooms is what large families and multigenerational households need.
Condos.ca does not record a full size range for the complex, so ask for a floor plan or measure the home. Some layouts may have had walls changed by past owners, which is worth confirming with the corporation, as structural or plumbing changes usually need approval.
Expect condition to vary widely. Some homes will have original 1970s kitchens, bathrooms and electrical panels, and others will be renovated. Ask for the age of the furnace or heating system in the unit if there is one, the windows and the plumbing, and price the renovation into your offer.
If you are buying for a multigenerational household, walk through the layout with everyone who will live there. Bedroom count is only useful if the bathrooms, kitchen and storage can keep up, and in a home of this size, they are usually the pinch point.

Jane and Finch, Highway 400 and Line 6
The complex sits south of Finch Avenue near Jane Street, in the area the city calls Glenfield-Jane Heights. It is a dense, established part of North York, with parks, plazas and community services close by, and York University to the north-east.
Drivers have Highway 400 just to the west, with ramps at Finch Avenue, which is a big part of the appeal for commuters heading to Vaughan or across the city. Line 6 Finch West opened on 7 December 2025, with a Jane and Finch stop at the intersection itself, connecting east to Line 1 at Finch West station and west to Humber Polytechnic. The panel on this page shows walking times and schools.
Like most townhouse complexes from this era, the site is mostly about homes, walkways and parking, with little in the way of shared facilities. Condos.ca lists visitor parking and a security system, and nothing else.
What owning in a 1974 townhouse corporation involves
A 159-home townhouse complex has a lot of exterior to maintain. Roofs, siding or brick, windows, doors, decks, fences and any underground parking structure all come due on long cycles. At 50 years old, most of these will have been replaced at least once, and some may be due again.
Read the reserve fund study for its plan over the next ten years and the status certificate for the current balance and any special assessments. Two years of board minutes will show how the board handles repairs and how quickly issues get resolved. If you see the same problem raised meeting after meeting, ask why.
Prices and fees
Four homes were for sale when I prepared this review, asking from $377,000 to $492,000. For four or five bedrooms, that is far below almost anything else in Toronto, including many one-bedroom condos downtown. Because Condos.ca does not record sizes for every listing, I have not calculated a price per square foot; the panel’s sold figures are the better guide.
Fees on those listings ranged from about $751 to $855 a month. Condos.ca lists common elements, heat, water, cable TV, building insurance and parking as included. Hydro is paid by the owner, so add it to your budget, and confirm how heat is delivered to the home you are considering.
The fee is also worth comparing per bedroom rather than per square foot. Spread across four or five bedrooms, it is modest, and it covers the exterior maintenance and parking a freehold owner would pay for separately. What it does not cover is any special assessment if the reserve fund falls short, which is why the documents matter so much here.
For a family weighing this against renting a house, the monthly carrying cost of mortgage, fee, hydro and property tax is the right comparison. If you want help running those numbers, book a call with me.

Amenities at 10 Eddystone Avenue Condos
There is no gym, pool or party room listed, and for a townhouse complex that is normal. Your fee goes to the exterior, the grounds and the parking, not to facilities you may never use.
Jatin’s honest take on 10 Eddystone Avenue Condos
Who this building suits
Large families and multigenerational households who need four or five bedrooms and cannot afford a house in Toronto. It also suits commuters who use Highway 400 every day, and buyers connected to York University or Humber Polytechnic who want space now that Line 6 runs along Finch.
What I’d want you to check
Read the status certificate, the reserve fund study and two years of board minutes, and focus on roofs, windows, exterior walls and any parking structure. Confirm who is responsible for windows, doors and decks, since that varies between townhouse corporations. Check the home’s actual size, its heating set-up and any changes past owners made to the layout. Ask, too, about the parking arrangement for your home and any visitor parking rules, since a large family often has more than one car.
The value question
At roughly $380,000 to $490,000 for four or five bedrooms, with heat and parking in the fee, this is one of the lowest costs per bedroom in the city. I think it is good value for a family that will live in the home for years. The building’s age is the risk, so let the documents, not the price, make the decision.
