Living here

Renters, Airbnb and elevators at 15 London Green Court Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 15 London Green Court Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 15 London Green Court Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

15 London Green Court is a 1971 building with suites that start where most new condos stop: about 940 square feet. Your fee covers hydro, heat, water, cable and parking, and the building has an outdoor pool and sauna. It is also more than 50 years old, so the price per square foot is low for good reasons, and the documents matter more than the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

15 London Green Court Condos is a 12-storey, 110-suite condominium at 15 London Green Court in Glenfield-Jane Heights, North York, Toronto. Fees include common elements, heat, hydro, water, cable TV, building insurance and parking.

One of North York’s early condominiums

A corporation number as low as YCC-62 marks this as one of the earlier condominium registrations in the Toronto area, from the first years when buying an apartment rather than renting one was still a new idea. Lanet Building Corporation built it, and the building was registered on the last day of 1971.

It is a 12-storey building with 110 suites, small by the standards of its era, on a court off Driftwood Avenue just east of Jane Street. The court also contains the London Green townhouse condominium at 19-27 London Green Court and 59-61 Driftwood Avenue, which is a separate corporation. If you are comparing the two, remember that their fees, reserve funds and repair histories are entirely separate.

Buildings of this vintage were built for owner-occupiers and families, not investors, and it shows in the floor plans.

Big suites, and what you get for the space

Condos.ca lists suites from about 944 to 1,146 square feet, which means there are no small one-bedrooms here. Current listings are two- and three-bedroom suites, the kind of size that would cost a great deal more in a new tower.

Expect layouts typical of the period: separate kitchens rather than open-plan islands, a defined dining area and hallway closets. Condition varies widely from one suite to the next in buildings of this age, depending on what each owner has renovated. You are often buying the renovation as much as the suite, so judge the work carefully and ask for permits for anything that touched plumbing or electrical.

Condos.ca also lists a pet restriction among the building’s features. I could not find the detail of what it covers, so read the declaration and rules in the status certificate before you buy if you have a pet.

Hydro in the fee, and what that means

The fee here covers common elements, heat, hydro, water, cable TV, building insurance and parking. That is close to an all-inclusive arrangement. Your monthly cost is mostly the fee plus property tax and insurance on your contents, with very little left for separate utility bills.

That is common in buildings of this age, which were built with central systems supplying every suite. The drawback is that heavy energy users and light users pay the same, and the corporation carries the risk of rising energy costs, which ends up in everyone’s fee. Current listings show fees of roughly $895 to $993 a month.

At more than 50 years old, this building has been through several cycles of major repairs and will face more. Windows, balcony slabs, elevators, the garage, the roof and the central heating plant are the items to look for in the reserve fund study.

One more practical point. With 110 suites, this is a small corporation for a building of its age, so each major project is shared among relatively few owners. A large repair here costs each owner more than the same repair would in a 400-suite tower, which makes the reserve fund study the single most important document you will read.

The neighbourhood is in a planning cycle

Glenfield-Jane Heights is one of the two neighbourhoods covered by the City of Toronto’s Jane Finch Initiative, a planning study that set out how the area should grow around the Finch West LRT. City Council adopted the planning framework in 2024, along with a community development plan.

For an owner here, that means more investment and more construction along Finch and Jane over time. The LRT line runs from Finch West Station to Humber College. The panel on this page sets out the nearest stops, the schools and the daily shopping.

What 15 London Green Court costs

The building averages about $502 per square foot, which is well below newer North York condos and in line with other 1970s buildings in the area. The low figure reflects the building’s age, the fee level and the location.

Three suites were listed for sale when I checked, asking from about $299,000 to $470,000, with monthly fees of roughly $895 to $993. The low end of that range is close to what a small one-bedroom costs in a new building, for roughly twice the space.

The fee sounds high until you remember what it covers. Take a new-build fee, add hydro, heat, water, cable and parking, and the gap shrinks. What the fee cannot tell you is whether the reserve fund is strong enough to avoid a special assessment, so that is the document to focus on. The sold-data panel shows what has actually traded.

Compare it with other 1970s buildings nearby on fee per square foot, fee inclusions and reserve fund strength, not just asking price. Two buildings at the same price can carry very different futures.

Outdoor poolSaunaGymParty roomMeeting roomSecurity systemVisitor parking

An outdoor pool and sauna in a 110-suite building is a genuine summer amenity for families, but it is also an expensive one for a small corporation to maintain. Ask what condition the pool is in and when it was last refurbished. Pool season is short in Toronto, so think about how much you will actually use it.

Jatin’s honest take on 15 London Green Court Condos

Who this building suits

Families and buyers who need two or three bedrooms on a tight budget, and downsizers who want house-sized rooms without a house to maintain. It also suits buyers who like the certainty of an almost all-inclusive monthly cost.

What I’d want you to check

Read the reserve fund study and the last three years of board minutes. Look specifically at windows, balconies, elevators, the garage, the roof, the pool and the central heating plant. Ask whether a special assessment has been discussed, check the pet restriction if you have a pet, and inspect any suite renovation carefully. Confirm which parking space and locker come with the suite. Ask the manager when the elevators were last modernised and what the building’s current insurance deductible is, as both affect what an owner could face. In a small, older corporation, a strong and engaged board is one of the best signs you can find.

The value question

At about $502 per square foot, you get a lot of space for the money, and with hydro and heat in the fee your monthly costs are predictable. The value depends almost entirely on the reserve fund and the suite’s condition. If both check out, this can be a sensible family purchase. If they do not, the low price is not a bargain. Book a call and I will go through the documents with you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
