Living here

Renters, Airbnb and elevators at 2004 Martin Grove Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 2004 Martin Grove Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2004 Martin Grove Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The 2004 Martin Grove Townhouses are one of the ways a family can still buy a home with its own front door in Toronto at a price well below a detached house. The complex is 50 years old, small, and had nothing for sale when I checked, so you need to be ready when a home does come up. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The 2004 Martin Grove Townhouses are a 71-home townhouse condominium at 2002–2018 Martin Grove Road, near Albion Road, in West Humber-Clairville, Etobicoke, in Toronto’s northwest. The corporation was registered on 4 December 1975 as York Condominium Corporation 239 (YCC-239). Listed amenities are a parking garage, visitor parking and permission to barbecue.

A 1975 townhouse corporation in northwest Etobicoke

This is a mid-1970s townhouse complex, registered in December 1975 with 71 homes under one corporation, YCC-239. It sits near the corner of Albion Road and Martin Grove Road in the Rexdale part of northwest Etobicoke.

Condos.ca does not list a developer or a property manager, and I could not verify either from a reliable source. Before you make an offer, ask the listing agent or the corporation who manages the complex today, and how long that company has been in place. A management change is not a problem in itself, but you want to know why it happened.

Townhouse condominiums from this period were built as family housing, with suites set out in rows and a shared site that the corporation maintains. You own your unit, and you share the cost of the roofs, the grounds, the roads and walkways, and the parking with your neighbours.

One practical point on addresses: the complex is known by the 2004 Martin Grove name, but the homes run from 2002 to 2018 Martin Grove Road. When you look at sales or listings, confirm the address falls in that range and that the corporation is YCC-239, because a nearby Martin Grove address can belong to a different corporation with its own fees, rules and reserve fund.

Parking, and the question of the garage

Condos.ca lists a parking garage and visitor parking for this complex. In 1970s townhouse developments, that can mean either a garage attached to each home or a shared underground garage serving the whole site, and the difference matters a great deal.

A shared underground garage is one of the most expensive things a townhouse corporation ever repairs. The concrete deck, the waterproofing membrane over it and the drainage all have a limited life, and in a complex this age they have likely needed major work at least once. Ask what type of garage you are buying into, when it was last repaired, and what the reserve fund study plans for it.

Visitor parking is a real benefit here. Guests and tradespeople have somewhere to go, and in a family complex that removes a daily source of friction between neighbours.

What 50 years means for a townhouse

Age is the defining fact. A complex registered in 1975 has been through at least one full cycle of roofs, windows and exterior work, and possibly two. How well the corporation planned for those projects decides whether owners paid for them smoothly through the fee or through a special assessment.

Inside each home, expect the condition to range from original to fully renovated. Check the electrical panel, the plumbing, the furnace and air conditioner, and the windows and doors, and ask the corporation which of those are your responsibility. In many older townhouse corporations, windows and exterior doors are common elements, but the declaration and any by-laws decide.

With only 71 owners, every major cost is shared among fewer people than in a large building, and the board relies on a small group of volunteers. Read the minutes to see whether meetings reach quorum and whether decisions are made on time. A small, engaged corporation can be very well run, and an uninvolved one can drift.

Line 6 Finch West and the Rexdale area

The transit picture has improved. The TTC opened Line 6 Finch West on 7 December 2025, an 18-stop light rail line on Finch Avenue to the north, with stops at Martin Grove and at Albion near the Albion Centre shopping mall. It runs west to Humber College and east to Finch West station on Line 1. The panel on this page shows walking times from this address.

This part of northwest Toronto is established and residential, with plenty of townhouse complexes and family homes, and a strong commuter pull toward Highway 427, Highway 27 and the employment areas around the airport. Humber College at the west end of Line 6 also shapes the rental market in the wider area.

Over time, a new transit line tends to bring new development along the corridor. That can support values for established housing nearby, while bringing more construction and change to Finch Avenue.

Pricing and fees

Nothing was listed for sale or for lease here when I prepared this review, so I have no current asking range to report, and condos.ca does not list what the fee includes. That is normal for a small complex where homes change hands only a few times a year.

Use the panel on this page for recent sold prices, and expect the market to be thin. With few sales each year, a single renovated or dated unit can move the median noticeably, so compare per-square-foot figures and condition rather than the headline number. My building sold report gives you the aggregate figures.

When a listing does come up, ask for the current fee, what it covers, and how it has changed over the last five years. In townhouse corporations you usually pay your own hydro and heat, so add those to the fee when you compare with an apartment-style condo.

There is no gym, pool or party room listed, so the fee goes into the site itself: roofs, roads, grounds and parking. Barbecue permission is worth having in a family complex, but check the rules on where and how grills can be used.

Jatin’s honest take on 2004 Martin Grove Townhouses

Who this building suits

Families and first-time buyers who want a townhouse with its own entrance in Toronto’s northwest at a price far below freehold, and commuters who drive to the airport area or Highway 427. It also suits buyers who prefer a small, quieter complex to a high-rise.

What I’d want you to check

Get the status certificate, the latest reserve fund study and two years of board minutes before you firm up. Confirm who manages the complex, what the fee includes, and what type of parking garage it is. Ask about the age of the roofs and windows, any planned major projects, and whether a special assessment has been discussed.

The value question

Townhouse condos of this age can be very good value in Toronto, because you get family space and a front door for much less than a house. The value depends on the corporation’s finances more than on the unit. If the reserve fund is healthy and the big projects are behind it, I would be comfortable buying here. If the documents show deferred work, I would keep looking, however good the unit looks.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
