Living here

Renters, Airbnb and elevators at 252 John Garland Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 252 John Garland Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 252 John Garland Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

252 John Garland Townhouses is the big one in this pocket of north Etobicoke: 252 condominium townhouses from 1970, near Finch Avenue West and Silverstone Drive. Size works in a buyer’s favour here, because there is usually more than one home for sale and the fees sit in a tight band. It is still a 56-year-old complex, and the price only makes sense once you have read the documents. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

252 John Garland Townhouses is a condominium townhouse complex at 242 to 262 John Garland Boulevard in north Etobicoke, Toronto, near Finch Avenue West and Silverstone Drive, in the area Condos.ca files under West Humber-Clairville. It has 252 homes and was built in 1970. The condominium corporation is York Condominium Corporation No. 25 (YCC-25), registered on 27 November 1970, and it is managed by Maple Ridge Community Management. Listed features are a parking garage, visitor parking and permission to barbecue.

YCC-25

Why the size of this corporation matters

With 252 homes, YCC-25 is larger than most townhouse corporations of its era in this part of the city. That brings two real advantages. Major repairs are spread across many owners, so each project hits each household less hard, and resales happen often enough that you can actually compare.

When I checked, seven homes were listed for sale. That is unusual for an older townhouse complex, where one listing at a time is more typical, and it gives buyers both choice and negotiating room.

The trade-off is that a large corporation is also a large organization. Board decisions affect hundreds of households, and big projects need broad support. Read the minutes to see how decisions get made and how quickly projects move from plan to contract.

Ask, too, how many homes are leased. The status certificate reports the number of leases the corporation has been notified of, and the mix of owners and tenants shapes who turns up to vote on big projects.

Three-bedroom family plans

Every home listed when I checked was a three-bedroom or three-bedroom-plus-den plan. That is the core product here: family townhouses, likely over several levels, with the extra room usually in a finished basement. Confirm the levels and the basement finish for the home you are viewing.

The building data I had did not include suite sizes or a price per square foot, so ask for a floor plan or measurement. Find out whether any size you are quoted includes the basement, because that changes the per-square-foot comparison with other complexes.

Barbecues are listed as permitted, which suggests private patios or yards at many homes. Ask what outdoor space the home has, and who maintains fences and patios under the declaration.

Within a complex of 252 homes, position matters. End units get more light and an extra side wall, homes facing the interior of the site are quieter than those near the main road, and homes close to the garage entrance or visitor lot see more passing traffic. Walk the whole site before you choose, not just the home you came to see.

The parking garage and the reserve fund

Condos.ca lists a parking garage and visitor parking. A shared garage in a 1970 townhouse complex is one of the largest assets the corporation maintains, with waterproofing, concrete, drainage, lighting and ventilation all on the reserve fund schedule.

Read the reserve fund study for the garage, roofs, windows and paving, and check its date. Then compare the plan against what the minutes show the board has done. A corporation that is on schedule usually shows it in steady fees; one that is behind tends to show it in a sudden increase or a special assessment.

Ask what parking comes with the specific home, whether it is exclusive-use or assigned, and where it is relative to the front door. In a complex this large, the walk from your space to your home can be longer than you expect.

Finch Avenue West, now with Line 6

Line 6 Finch West opened on 7 December 2025. It runs about 11 kilometres along Finch Avenue West from Finch West station on Line 1 to Humber College, with stops including Westmore, Martin Grove and Albion. For a complex near Finch, it is a direct rapid transit link across the northwest of the city.

This is the old Rexdale part of Etobicoke. Wikipedia describes the surrounding Smithfield area as a neighbourhood that urbanized after the Second World War and identifies Albion Centre as its main mall. Humber College station, near Highway 427, is the western end of the line.

There are three smaller early condominiums a short drive north: 444 Silverstone Drive Townhouses (YCC-19), 43 Lexington Townhouses (YCC-10) and 2068 Martin Grove Road Townhomes (YCC-1). The panel on this page covers the stops, schools and parks closest to John Garland.

What homes here are asking

Six listings with published details were asking between $399,900 and $585,000 when I checked. That spread is wide for homes of similar plans, and it usually reflects condition: updated kitchens and baths, finished basements and newer windows at the top, homes needing work at the bottom.

Monthly fees across those listings ran from about $585 to $656, a tight band for a complex this size. Fee inclusions were not published in the data I had, so ask what the fee covers. If it includes water and parking, it compares well with the separate bills a freehold owner pays.

Even at the top of the asking range, these homes sit well below what a freehold semi or townhouse costs in most of Toronto. The real cost of ownership is the fee plus whatever the reserve fund says is coming. Use my building sold report to see what has actually closed.

When you compare homes inside the complex, line up the same items for each: kitchen and bathroom age, basement finish, window and door replacements, and furnace and air conditioner age. Once you adjust for those, the gap between the cheapest and the most expensive listing often narrows, and you can see which one is actually priced well.

Amenities at 252 John Garland Townhouses

The amenity list is practical rather than social: a parking garage, visitor parking and permission to barbecue. In a family complex, covered parking and space for visitors matter more than a party room would, and they keep the fee focused on the buildings.

Jatin’s honest take on 252 John Garland Townhouses

Who this building suits

This complex suits families who need three bedrooms and a basement at a price well below freehold, and first-time buyers who want a townhouse instead of a condo apartment. With seven homes on the market, it also suits buyers who want to compare a few homes inside one corporation before choosing.

What I’d want you to check

Read the reserve fund study for the garage, roofs and windows, and the minutes for how the board handles big projects. Confirm the parking space and outdoor area for the specific home. Have the home inspected for the plumbing, wiring and insulation typical of 1970, and check that any basement or layout changes were approved.

The value question

The value case is strong if the corporation is on top of its repairs: three-bedroom Toronto townhouses at prices most freehold buyers can only remember. Pay for condition, not for the address, because the spread in asking prices tells you condition varies a lot. Book a call and I will compare the active homes with what has closed.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
