Renters, Airbnb and elevators at 415 Silverstone Drive Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 415 Silverstone Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 415 Silverstone Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Very few condominiums in Toronto carry a single-digit corporation number. The townhouses at 415 Silverstone Drive are YCC-3, registered in January 1969, which makes them one of the oldest condominium corporations in the city still operating. That history is interesting, but what it means for a buyer today is practical: a 57-year track record you can read, and building components that have been replaced at least once. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

415 Silverstone Drive Townhouses is a condominium townhouse complex of 46 homes at 415 Silverstone Drive, 59 to 69 Lexington Avenue and 1720 to 1730 Albion Road in north Etobicoke, Toronto, in the West Humber-Clairville neighbourhood. It was built by Rockport Group in 1969, and the condominium corporation, YCC-3, was registered on 28 January 1969. Condos.ca lists Management Professionals as property manager and records a parking garage, visitor parking and BBQs permitted. Fee inclusions are not published.

YCC-3

One of Toronto’s first condominium corporations

Condominium ownership in Ontario is a creation of the late 1960s, and the corporation numbers show the order in which complexes were registered. YCC-3 means this was the third corporation registered in the York series, in January 1969. By comparison, most of the townhouse corporations around it carry numbers in the dozens or hundreds.

Being early has two consequences. The first is that the complex was designed before anyone had decades of experience with how condominium townhouses age, so the original choices about shared parking, drainage and what owners versus the corporation maintain were made without that hindsight. The second is that the corporation has now lived through more than half a century of repairs, so its records should show exactly how it handles them.

Ask for those records. A corporation this old should be able to show you when the roofs, windows and paving were last replaced, what the parking garage has needed, and how the reserve fund has been rebuilt after each major project. If it cannot, that is a warning in itself.

Three street addresses, one corporation

The complex spans three streets: Silverstone Drive, Lexington Avenue and Albion Road. That matters when you search, because a listing at one of these addresses may be part of YCC-3 or may be a nearby freehold home or a different complex. Confirm the corporation number on any listing before you compare it with sales here.

It also matters inside the site. Homes facing Albion Road, a busy diagonal arterial, will have a different daily experience from those on the quieter side streets. When you view, note which street the front door faces, where the parking is relative to the home, and how much traffic noise reaches the back of the house.

Condos.ca lists BBQs as permitted, which suggests each home has some outdoor space. Ask whether yours is a private yard, a patio on exclusive-use common element or shared ground, because it affects what you can fence, plant or build.

Builder, manager and what the fee covers

Condos.ca credits Rockport Group as the developer. Whatever the builder’s reputation today, the original construction warranty is long gone on a 1969 complex, so the builder matters far less than the corporation’s maintenance record.

Management Professionals is listed as the property manager. Ask how long they have managed the corporation and whether the board has changed managers recently, because a change can mean the records have gaps that need explaining.

Fee inclusions are not published. In townhouse complexes from this era, heat and hydro are normally the owner’s cost, and water and cable vary. Ask for the budget and fee schedule, and ask what the declaration makes owners responsible for, such as windows, doors, furnaces and decks. In older declarations that split is sometimes unusual, and it can make two similar fees very different in real cost.

Living near Albion Road in north Etobicoke

This pocket of north Etobicoke grew from farmland after the Second World War as part of the Rexdale district, with the old village of Smithfield at Albion Road and Martin Grove Road nearby. Albion Road itself began as a planked toll road built in the 1840s as a shortcut toward Albion Township, which is why it cuts diagonally across the street grid.

Shopping here centres on the Albion Centre at Finch and Albion, the main mall in this part of Etobicoke. Line 6 Finch West opened on 7 December 2025, with stops on Finch Avenue West including Martin Grove and Albion, connecting east to Line 1 at Finch West station and west to Humber Polytechnic’s North Campus. The data panel on this page shows the distances to the nearest stops.

For drivers, the area sits close to Highway 427 and Highway 27 and to the industrial and employment lands of northwest Etobicoke, which is part of why it has long appealed to households who work in the area.

Pricing an early corporation

There were no homes listed for sale or lease at the time of writing, and condos.ca does not publish a building price per square foot for this complex. With 46 homes, sales are occasional and a single sale can move any average. That is why I would not rely on any single figure quoted for this complex, including an online estimate, without looking at the sales behind it.

The recorded sales in the data panel on this page are the starting point. Beyond those, compare with other condominium townhouse complexes from the late 1960s and 1970s in Rexdale and north Etobicoke, such as the large Bramalea-built complex at Kendleton Drive, and adjust for size, parking, basement finish and renovation level.

The fee has to be part of the price comparison. A higher fee in a corporation that has already replaced its roofs and windows can be better value than a lower fee where that work is still ahead. I can pull the comparables for you through my building sold report.

Amenities at 415 Silverstone Drive Townhouses

Parking garageVisitor parkingBBQs permitted

The amenities are practical: a parking garage, visitor parking and permission to barbecue. In a 46-home complex, that is how it should be, because a pool or clubhouse would be paid for by very few owners and would add a large item to an already old set of shared components.

Jatin’s honest take on 415 Silverstone Drive Townhouses

Who this building suits

Families and first-time buyers who want a townhouse in north Etobicoke at an entry price below a freehold semi, and buyers who value a long corporate history they can read before they commit. It also suits people working in the northwest Etobicoke employment area or commuting by car on the 427.

What I’d want you to check

Read the reserve fund study and at least two years of board minutes, and ask specifically about the parking garage, roofs, windows and site drainage. Confirm the corporation number on the listing, since the complex spans three streets. Ask what the declaration makes owners maintain, and have a lawyer review the status certificate before your offer goes firm. Inside the home, check the furnace, windows, electrical panel and any lower level for past water.

The value question

The value question here is about the corporation more than the home. A complex that has been around since 1969 has either kept up with its repairs or fallen behind, and the documents will show which. If it has kept up, you get a family-sized home with known costs and a long track record. If it has not, the price needs to reflect the work still to come.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
