Living here
Renters, Airbnb and elevators at 431 Silverstone Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 431 Silverstone Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 431 Silverstone Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Look at the corporation number before anything else. 431 Silverstone is YCC-2, registered in November 1968, barely a year after the first condominium in Canada. Buying here means buying into one of the longest-running condo corporations in the country, with everything that implies about both its experience and its age. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
431 Silverstone Condos is a two-storey, 67-suite low-rise condominium at 1701 Albion Road and 431 to 437 Silverstone Drive in the West Humber-Clairville area of Etobicoke, Toronto. It was built in 1968 by Whitehorn Investments. The condominium corporation is York Condominium Corporation No. 2 (YCC-2), registered on 7 November 1968, and Zoran Properties is listed as the manager. Maintenance fees include common elements, building insurance, parking and water.
431 Silverstone Condos at a glance
Corporation number two
Canada’s first condominium, a townhouse complex in Edmonton, was registered in 1967. Ontario was not far behind. This complex was registered in November 1968, and corporations in this part of Toronto were numbered in the York series, where it carries number 2. That makes it one of the earliest condominium corporations anywhere in Canada.
That history has practical meaning. A corporation that has run for more than 55 years has been through several full replacement cycles for roofs, windows, paving and building systems. Owners here have lived through decades of rules, budgets and repairs, and the records should show how well the corporation has planned.
It also means the paperwork may be old. Declarations from the 1960s were written under the original condominium legislation, before the Condominium Act, 1998. Older documents can be less clear about who repairs what, such as windows, doors, patios and pipes inside walls, so have your lawyer read the declaration and by-laws, not just the status certificate.
A small, two-storey complex
With 67 suites over two storeys, this is a low-rise complex rather than a tower. Condos.ca classifies it as a low-rise condo, and the addresses span 1701 Albion Road and 431 to 437 Silverstone Drive. There is no elevator to maintain, no high-rise mechanical plant and no long corridors. Those are real savings over time.
The trade-off is scale. Sixty-seven owners share every cost, so a roof or window program can mean a larger bill per suite than in a 300-suite tower. Ontario also requires small corporations to carry out reserve fund studies on the same schedule as large ones, so the cost of planning is spread across fewer owners too.
I have not found published floor plans or suite sizes for this complex, and no suites were for sale when I prepared this review. Buildings of this era usually have larger rooms and more storage than new construction, but ask for the measured size and a floor plan of any suite you are considering rather than relying on a listing description.
Also ask what each owner actually owns. In some complexes of this era a suite includes a private patio or yard area, and in others the outdoor space is common element with exclusive use. That affects what you can change, what you must maintain and what the corporation will repair, and it is the kind of detail that shows up only in the declaration and the plans attached to it.

What the fee covers, and what it does not
The published inclusions are common elements, building insurance, parking and water. Heat and hydro are not listed, which suggests each owner pays for their own heating and electricity. Confirm that, because the answer changes your real monthly cost and tells you what kind of heating system you will be responsible for.
Parking being in the fee is a plus in this part of the city, where most households drive. Ask how many spaces come with each suite, whether they are assigned, and how visitor parking is managed. Condos.ca lists visitor parking, permitted barbecues and a security system, and nothing else in the way of amenities, so the fee is mainly paying for the buildings and grounds.
Silverstone and Albion: the daily picture
The complex sits in north Etobicoke, where Silverstone Drive gives its name to the Mount Olive–Silverstone–Jamestown neighbourhood next door. It is a residential area of townhouse complexes, apartment towers and houses built mostly in the 1960s and 1970s, with the Albion Centre shopping mall on Albion Road as the main local retail hub.
The biggest change in years is transit. Line 6 Finch West opened on 7 December 2025, running along Finch Avenue from Humber College to Finch West station on Line 1, with Albion, Stevenson and Mount Olive stops beside the Albion Centre. The line had a slow start, with complaints about speeds and service interruptions in its first weeks, so judge it by how it runs today. The panel on this page shows walking times.
Several neighbouring townhouse complexes on Silverstone and Albion are similar in age and type, which is useful: when you look at comparables, look at those first, and make sure you are comparing a corporation with a similar fee structure.
Pricing: thin data, so lean on the documents
No suites were listed for sale or rent when I prepared this review, and condos.ca does not report an average price per square foot for this complex. In a 67-suite building, a year can pass with only a handful of sales, so any single number can mislead you.
Use the sold data in the panel on this page, and widen the comparison to the similar 1960s and 1970s townhouse and low-rise complexes along Albion Road and Silverstone Drive. Adjust for condition, because the gap between an original suite and a renovated one in a building this old is large.
Then compare the total monthly cost, not the price. Add your own heat and hydro to the fee and set that against a nearby complex where those may be included. If you would like the recent sold figures for this complex pulled for you, request a building sold report.

Amenities at 431 Silverstone Condos
There are no shared recreation facilities on record, so you are not paying to run a pool or gym. Permitted barbecues matter more than they sound in a low-rise complex, and visitor parking is a practical plus for families.
Jatin’s honest take on 431 Silverstone Condos
Who this building suits
Buyers who want a ground-oriented home with parking at a lower price than a freehold house, and who value a small, low-rise community over amenities. It also suits buyers who already know north Etobicoke, or who work around Humber College, Woodbine or the Highway 27 employment area.
What I’d want you to check
In a 1968 building, read the reserve fund study for the roof, windows and doors, exterior walls, paving and underground services. Ask about the original plumbing and electrical systems, whether any suites still have older wiring or piping, and what upgrades the corporation has done or requires. Have your lawyer read the declaration to see which repairs belong to you and which belong to the corporation, and check the board minutes for any planned projects.
The value question
Value here depends almost entirely on the corporation’s health. If the reserve fund is well funded and the major replacements have been done, a two-storey suite with parking in the fee can be a sound purchase at a price that is hard to find elsewhere in Toronto. If the documents show deferred work or a thin reserve, wait for the right suite or look at a neighbouring complex instead.
