Living here
Renters, Airbnb and elevators at 27 Gosford Boulevard Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 27 Gosford Boulevard Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 27 Gosford Boulevard Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The 27 Gosford Boulevard Townhouses catch people’s attention for one reason: the monthly fees on current listings are around $300, which is very low for a 50-year-old Toronto townhouse complex. A low fee can be a genuine advantage or a warning, and the corporation’s documents are the only way to tell which. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The 27 Gosford Boulevard Townhouses are a 120-home townhouse condominium at 1–27 Gosford Boulevard, near Jane Street and Finch Avenue West in North York, Toronto. The corporation, York Condominium Corporation 206 (YCC-206), was registered on 23 May 1975. Condos.ca lists a parking garage as an amenity and names the corporation itself as the manager. Four homes were listed for sale when I checked, all with three or more bedrooms.
27 Gosford Boulevard Townhouses at a glance
The fee question comes first
Across the four homes listed for sale when I checked, monthly fees ran from about $276 to $315. For a townhouse complex registered in 1975, that is strikingly low. For comparison, West Humber Mews, a 1975 townhouse corporation in north Etobicoke, had fees above $800 a month on its current listings, close to three times as much.
There are good reasons a fee can be low. The corporation may run lean, owners may be responsible for more of their own exterior items, or the fee may cover very little beyond insurance and the common grounds. There are also bad reasons, the main one being reserve fund contributions held down for years to keep the fee attractive.
This is the single most important thing to check here. Ask for the reserve fund study and look at whether the corporation is contributing what the study recommends. Then read the declaration to see what owners are responsible for themselves. A low fee where owners pay for their own roofs and windows is a very different deal from a low fee where the corporation is supposed to pay and has not saved enough.
Management: the corporation is listed as its own manager
Condos.ca lists the property manager as York Condominium Corporation, which suggests the complex may be self-managed rather than run by an outside management company. I could not confirm that from another source, so treat it as a question for the listing agent.
Self-management is not a problem in itself. Some small and mid-sized townhouse corporations run very well with an active board and a few contracted services, and it can be part of why fees stay low. But it puts more weight on the volunteers. Read two years of minutes and look for clear financial statements, an audit, regular meetings and decisions that get followed through.
Also ask how the corporation handles insurance, contracts and emergencies outside office hours. With an outside manager there is usually a 24-hour line and a named person responsible. In a self-managed complex, find out who you call when a pipe bursts on a Sunday night, and how quickly repairs get approved.

Big family layouts in a 1975 complex
Every home listed when I checked had three bedrooms plus at least one extra room. That fits what townhouse corporations of this era were built for: families who wanted a house-style layout over several levels with their own entrance.
Condos.ca lists a parking garage for the complex. In 1970s townhouse developments that can mean a garage attached to each home or a shared underground garage, and the difference is large. A shared underground garage is one of the most expensive things a townhouse corporation ever repairs, because the concrete deck and waterproofing have a limited life. Find out which type you are buying into and what the reserve fund plans for it.
At 50 years old, the complex has been through at least one cycle of exterior work. Inside each home, check the electrical panel, the plumbing, the furnace and air conditioning, the windows and the basement for moisture, then ask which of those the corporation maintains and which are yours.
Jane and Finch, and the new Line 6
Gosford Boulevard sits just north of Finch Avenue near Jane Street, in the part of the Jane and Finch area that the city calls Black Creek. The area grew very quickly in the 1960s and early 1970s as a planned suburb of townhouses, houses and apartment towers, and this complex is part of that build-out.
The biggest recent change is transit. Line 6 Finch West opened on 7 December 2025, running along Finch Avenue from Humber College to Finch West station on Line 1. Its Jane and Finch stop is a transfer point for the 35 Jane bus, one of the busiest bus routes in the TTC system. The panel on this page shows the walking time from Gosford Boulevard.
York University is a short trip to the east, and Highway 400 is close to the west for drivers. A new rapid transit line on the doorstep tends to bring new development along the corridor over time, which can support values for established housing, along with more construction on Finch.
Pricing and fees
Four homes were listed for sale when I prepared this review, with asking prices from $609,900 to $721,000. Fees on those listings ran from about $276 to $315 a month. Nothing was listed for lease.
Asking prices are not sold prices, so use the panel on this page and my building sold report for what homes have actually traded for. With four homes on the market at once in a 120-home complex, a buyer has some choice and some room to negotiate, and you can compare condition side by side.
When you compare these homes with townhouses in other complexes nearby, add up the true monthly cost: fee, property tax, heat, hydro and any items the corporation leaves to owners. On paper this complex will often look cheaper. Make sure it still looks cheaper once the reserve fund and owner responsibilities are on the table.

Amenities at 27 Gosford Boulevard Townhouses
The only listed amenity is the parking garage, so this is a place you buy for the home itself, not for shared facilities. That is part of why fees can be low, but the garage is also the single biggest repair risk to understand before you buy.
Jatin’s honest take on 27 Gosford Boulevard Townhouses
Who this building suits
Families who need three bedrooms and a basement at a price far below a detached house, first-time buyers who want a front door rather than an apartment, and people who study or work at York University or along Finch who now have Line 6 close by.
What I’d want you to check
Start with the reserve fund study and the declaration. I want to see whether contributions match the study, what owners are responsible for themselves, what type of parking garage it is and when it was last repaired, and whether any special assessment has been raised. Confirm who actually manages the complex and get the audited financial statements.
The value question
On price and monthly cost, this complex looks like some of the best value for family space in North York. Whether it really is depends on the finances behind that low fee. If the reserve is healthy and the big projects are funded, it is a strong buy. If the low fee is being paid for by an underfunded reserve, the savings are temporary, and I would rather you pay a higher fee somewhere better prepared.
