Living here
Renters, Airbnb and elevators at 40 Rexdale Blvd Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 40 Rexdale Blvd Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 40 Rexdale Blvd Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The 40 Rexdale Blvd Townhouses sit on the road that gave this whole part of north Etobicoke its name, a short walk from the Islington corner. It is a small 1979 complex with a better amenity list than most townhouse corporations its size, and like all of them, it is only as good as its reserve fund. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The 40 Rexdale Blvd Townhouses are a 60-home townhouse condominium at 16–40 Rexdale Boulevard, near Islington Avenue in the Rexdale-Kipling area of Etobicoke, Toronto. The corporation, York Condominium Corporation 478 (YCC-478), was registered on 19 June 1979. Condos.ca lists the complex as two storeys, names Equity Builders Mississauga as the manager, and lists a parking garage, visitor parking, bike storage and permission to barbecue. One home was listed for sale and one for lease when I checked.
40 Rexdale Blvd Townhouses at a glance
A small 1979 complex on Rexdale Boulevard
This complex was registered in June 1979 as YCC-478, with 60 homes. Condos.ca describes it as two storeys, which points to a classic row-townhouse layout rather than stacked units. Homes carry addresses from 16 to 40 Rexdale Boulevard, so confirm on any listing that the number falls in that range and the status certificate says YCC-478.
Sixty owners is a small corporation. Every major repair is shared among fewer households than in a large complex, and a handful of volunteers carries the board. That can work very well when the board is engaged and the reserve fund is planned properly, and it can drift when nobody wants the job. Two years of minutes will show you which.
Being on Rexdale Boulevard itself is a trade-off. You are on a main road with buses and traffic, which is convenient for getting around and for shopping, but it is not the quiet crescent setting some townhouse buyers want. Ask where in the complex the home sits, because a unit facing the internal grounds will feel very different from one facing the boulevard.
Parking, bike storage and the garage
The amenity list here is longer than usual for a townhouse corporation: a parking garage, visitor parking, bike storage and barbecues permitted. Bike storage in particular is rare in complexes of this age, and it is genuinely useful for families with children or anyone cycling to work.
The parking garage is also where I would focus my due diligence. In 1970s complexes, a parking garage can mean garages attached to each home or a shared underground structure. A shared underground garage is one of the most expensive things a townhouse corporation ever repairs, because the concrete deck, waterproofing and drainage all wear out. Find out which type it is, when it was last repaired and what the reserve fund study plans for it.
Visitor parking matters more than people expect. In a family complex on a main road, having somewhere for guests and trades to park keeps peace between neighbours and keeps cars off Rexdale Boulevard.

Management and the age of the buildings
Condos.ca lists Equity Builders Mississauga as the manager. I could not confirm the arrangement from another source, so ask the listing agent who manages the complex day to day, under what contract, and for how long.
At more than 45 years old, the complex has been through at least one cycle of roofs, windows and exterior doors. Inside each home, check the electrical panel, the plumbing, the furnace and air conditioner, and the windows, then ask which of those the corporation maintains and which are yours. The declaration decides.
Condos.ca does not list what the fee includes, and I could not verify it elsewhere. In many townhouse corporations of this period owners pay their own heat and hydro, but read the status certificate and budget rather than assuming.
One more point for a complex this size: insurance. Ask for the corporation’s insurance certificate and the deductible. In older townhouse corporations, the deductible for water damage can be large, and the by-laws often pass it to the owner of the unit where the damage started. Your own condo insurance policy should be written to cover that amount.
Rexdale, the neighbourhood behind the name
Rexdale takes its name from Rex Heslop, the developer who bought farmland here in 1955, put in streets and services and sold houses for around $9,000 to $10,000. A year later he opened Rexdale Plaza, and the area grew quickly into a mix of homes and industry. Rexdale Boulevard and Islington Avenue have been the centre of it ever since.
Today, Rexdale is the name for a wide area of north Etobicoke between Highway 427 and the Humber River, with Woodbine Racetrack, Woodbine Centre and the Toronto Congress Centre to the west. It has long been one of the more multicultural parts of the city, with strong Caribbean and South Asian communities.
Thistletown and its shops at Albion and Islington are a short drive north. Further north again, Line 6 Finch West opened in December 2025 along Finch Avenue, adding a rapid transit link east to Line 1. The panel on this page shows walking times and the transit routes closest to the complex.
Pricing and fees
One home was listed for sale and one for lease when I prepared this review. With only a single listing on each side, I will not quote an asking price or fee here, because a single figure tells you about that one home rather than the complex.
Use the panel on this page and my building sold report for aggregate sold prices and price per square foot. In a 60-home complex the sample is small, so a renovated or dated home can move the median noticeably. Compare condition and parking type, not just the headline number.
When you ask about the fee, ask what it includes and how it has changed over five years. Then add property tax, heat and hydro to get the true monthly cost, and compare it with other townhouse complexes in Rexdale and with apartment-style condos nearby.

Amenities at 40 Rexdale Blvd Townhouses
There is no gym, pool or party room, but parking, visitor spaces, bike storage and barbecues cover the practical needs of a family complex. The fee goes mainly into the buildings, grounds and garage rather than facilities that need staff.
Jatin’s honest take on 40 Rexdale Blvd Townhouses
Who this building suits
Families and first-time buyers who want a two-storey townhouse in north Etobicoke at a price well below a detached house, people who work around Woodbine, the airport or the Highway 27 employment areas, and buyers who like being able to walk to the Islington shops.
What I’d want you to check
Get the status certificate, the reserve fund study and two years of minutes before you firm up. I want to know who actually manages the complex, what type of parking garage it is and when it was last repaired, the age of the roofs and windows, and whether a special assessment has been raised. Ask too which side of the complex the home faces.
The value question
Townhouses in Rexdale remain some of the more affordable family homes in Toronto, and a small complex with good parking and bike storage is a practical choice. The value depends on the corporation’s finances. A healthy reserve makes this a sound buy for an owner-occupier. If the documents show deferred garage or roof work, I would walk away and wait for the next one.
