Living here

Renters, Airbnb and elevators at 68-74 Sidney Belsey Crescent Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 68-74 Sidney Belsey Crescent Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 68-74 Sidney Belsey Crescent Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The complex at 68 to 74 Sidney Belsey Crescent is the kind of building that almost never shows up on a buyer’s radar until a home comes up, and when it does, it gets compared with the wrong neighbours. It is a three-storey, 64-unit corporation from 2000 in Mount Dennis, and it has its own books, board and fees. Here is what I would want you to know before you look. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

68-74 Sidney Belsey Crescent Condos is a three-storey condominium townhouse complex of 64 units at 68 to 74 Sidney Belsey Crescent, near Jane Street and Weston Road in the Mount Dennis area of the former City of York, northwest Toronto. It was built in 2000. The condominium corporation is MTCC-1320, registered on 14 June 2000, and condos.ca lists ICC Property Management as the property manager. Condos.ca does not list a developer or what the fees include, so confirm both in the status certificate.

The same street, a different set of books

Walk Sidney Belsey Crescent and the low-rises blur together. They are not one development in the legal sense. Courtyard Villas at 50 to 54, the complex at 56 to 62 (MTCC-1292) and Riverboat Landing Courtyard Villas at 64 and 66 are each their own corporation. This one, at 68 to 74, is MTCC-1320, registered in June 2000, a few months after its twin at 56 to 62.

The practical result is that a fee, a reserve fund balance or a special assessment at one address tells you nothing reliable about the next. Two corporations of the same age and size can have made very different decisions about saving and spending over 26 years. Compare documents, not facades.

Condos.ca does not name a builder here. Courtyard Villas and Riverboat Landing next door were built by B.G. Schickedanz Homes, and this complex was finished the same year, but I have not been able to confirm the builder. The declaration registered on title will settle it.

What you are actually buying

Condos.ca lists 64 units across three storeys and classes the complex as townhouses. Listings here use suite numbers such as 104, which suggests homes arranged by floor within each building rather than full-height townhouses with a front door, a yard and a roof of their own. Ask for the plan and confirm which levels the home covers before you book a showing.

That distinction drives everything else: whether you have a private entrance, whether there is an elevator, who maintains the patio or balcony, and how much noise travels between neighbours. In a three-storey building without a lift, an upper home means carrying groceries and strollers up the stairs every day.

Condos.ca had no size range or active listings for this complex when I wrote this, so I cannot tell you what the typical home measures. The sister complex’s current listing is a three-bedroom, which fits the family-sized plans common on this crescent, but measure the home you are looking at.

From cut-off pocket to transit hub

Mount Dennis used to be one of the harder parts of the city to reach without a car. Since late 2025 the Mount Dennis station has served GO Kitchener line and UP Express trains, and Line 5 Eglinton opened on 8 February 2026 with Mount Dennis at its western end. TTC routes on Jane and Weston Road were also reorganised to feed the station. Check the panel on this page for the actual walk.

The station sits on the former Kodak lands, which tells you something about the area. This was an industrial neighbourhood built around a big employer, and it is now being reshaped around transit. Rezoning for greater density along Eglinton dates back to the 1990s subway plan, and developers are now acting on it.

Closest to home is the BGS Homes proposal at 300 Sidney Belsey Crescent: four market-rental towers of 20 to 24 storeys, 1,204 units and retail, designed by M. Shami Architect and listed as pre-construction. If it goes ahead, the crescent will be busier and noisier for several years, then much more populated. Ask the City where the application stands.

Age, reserves and the next ten years

A complex finished in 2000 is now in the period when the first big replacements arrive: roofs, windows, exterior doors, caulking, paving and lighting, plus any underground garage membrane. These items often cluster, so the question is not whether the corporation will spend, but whether it has already saved.

Ask for the most recent reserve fund study and compare its plan with what the minutes say has actually been done. A small corporation with good records is a pleasure to buy into. One that has deferred work to keep fees low will catch up eventually, through the fee or an assessment, and the status certificate will show you which path it is on.

Ask the manager, too, how often the board meets and how many owners turn up to the annual meeting. In a corporation this small, a handful of engaged owners can keep it in very good shape, and a disengaged one can drift for years.

Pricing without an active market

There were no homes for sale or lease here when I wrote this, and condos.ca had no building price per square foot. That is not unusual for a 64-unit complex where owners tend to stay, but it means the data panel’s recorded sales are the first place to look, and you should treat any single sale with caution.

For comparables, start with the other corporations on Sidney Belsey Crescent, adjusting for each one’s fee, inclusions and floor plans. Then widen to older family-sized condo apartments and condo townhouses around Weston Road and Jane Street. Space per dollar is usually where a low-rise like this wins against a tower.

Because so few homes trade, a buyer who is ready can sometimes act before a listing becomes public. If this complex is on your list, I can set up alerts and pull the full comparables for the crescent through my building sold report.

Jatin’s honest take on 68-74 Sidney Belsey Crescent Condos

Who this building suits

Families and first-time buyers who need more bedrooms than a tower suite offers at the same budget, and people who will use the GO, UP Express and Line 5 connections at Mount Dennis. It also suits buyers who would rather know their neighbours by name than share an elevator with hundreds of them.

What I’d want you to check

Confirm that the home is in MTCC-1320, then get the floor plan and confirm which levels it occupies and whether there are stairs only. Ask what the fee includes and whether parking and a locker come with the home, since condos.ca lists neither. Read the reserve fund study and minutes for roofs, windows, paving and any garage work, and check the status of the 300 Sidney Belsey Crescent towers.

The value question

The case for this complex is space near new rapid transit at a price that is now rare in Toronto. The case against is age and uncertainty: a 26-year-old complex in its repair years and a street about to change. If the reserve fund is sound, I think it is a reasonable long-term hold for an owner-occupier. If the documents show deferred work, negotiate for it.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
