Living here
Renters, Airbnb and elevators at Eglinton Park Place
Do mostly owners or renters live here?
Mostly owner-occupied. Of 10 deals here in the last 24 months, 3 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Eglinton Park Place?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Eglinton Park Place
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Eglinton Park Place is the kind of building that a single transit project can change. It is a plain 1980s brick tower in Mount Dennis, and it now sits close to the station where Line 5 Eglinton, the GO Kitchener line and the UP Express all meet. Add a fee that covers nearly every utility, and you have one of the more interesting value questions in west Toronto. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Eglinton Park Place is a 16-storey, 170-suite condominium at 3559 Eglinton Avenue West in Mount Dennis, in the former City of York, Toronto. It was built by Rowdenmoor Investments; condos.ca gives the year as 1988 and a recent listing as 1987. The condominium corporation is MTCC-770, registered on 4 March 1988, and Dove Square Management is listed as the manager. Fees include heat, hydro, water, air conditioning, cable TV, common elements, building insurance and parking.
Eglinton Park Place at a glance
The Mount Dennis hub changed the address
For most of its life, Eglinton Park Place was a bus-dependent building on a busy stretch of Eglinton. That changed in two steps. GO Kitchener line and UP Express platforms opened at Mount Dennis station in November 2025, and Line 5 Eglinton opened on 8 February 2026, with Mount Dennis as its western terminus.
The station, at 3500 Eglinton Avenue West, is built around Kodak Building 9, the last landmark of the old Kodak Heights plant, which now holds a station entrance, a waiting area and retail space. From this building, that puts trains to Union and Pearson and a light rail line across midtown close by. The panel on this page shows the exact distance.
It is rare for an existing building to gain that much transit in one year. Most of the benefit goes to owners who already hold, but buyers today are still buying before the corridor has fully adjusted.
A fee that includes the utilities
According to condos.ca, the fee covers heat, hydro, water, air conditioning, cable TV, common elements, building insurance and parking. That is close to all-inclusive, and it is the main reason the fee looks high next to a newer building.
Across the two suites listed for sale when I checked, fees were about $735 to $740 a month, which works out to roughly $0.98 per square foot. Take hydro, parking and cable out of a new building’s budget and put them in its fee, and the two numbers are usually much closer than they first appear.
One listing described forced-air natural gas heating with central air in the suite. Ask how heating and cooling equipment inside the suite is maintained and who pays to replace it, because that answer is in the declaration, not the listing.

Two-bedroom suites at a sensible size
Condos.ca lists suite sizes from about 701 to 1,009 square feet. Recent listings describe two-bedroom plans with ensuite laundry, large windows, large closets and a balcony.
That size range is the building’s quiet strength. A 750 square foot two-bedroom is hard to find in new Toronto construction at any price, and here it comes with parking and the utilities in the fee. Larger plans near 1,000 square feet suit families or anyone who works from home.
As with any building from the late 1980s, condition varies suite to suite. Some have been fully renovated, while others are close to original. Compare like with like when you look at recorded sales, and ask for permits or corporation approvals on any renovation that moved walls or changed flooring.
Mount Dennis day to day
Mount Dennis is an older, working neighbourhood between the Black Creek and Humber valleys. Eglinton here is a commercial strip of small shops and services rather than a destination, and most big grocery and retail runs are a short drive or bus ride away.
The green space is the surprise. Listings point to the York Recreation Centre and the Eglinton Flats park and trails nearby, which give you a recreation centre, open parkland and a route onto the Humber trail system without leaving the area. For someone who runs or cycles, that is a real part of the appeal.
Expect change along this stretch over the next decade. A new terminal station usually brings new development applications around it, so the low-rise blocks near the station may not look the same in ten years. Watch City planning notices for sites near the building.
A late-1980s tower: what to check
At almost 40 years, Eglinton Park Place is into the stage where big shared components come due: windows and balcony doors, balcony slabs and railings, the roof, elevators, the garage membrane and the outdoor pool. The fee includes utilities, so the building’s mechanical plant matters to every owner’s cost.
Read the most recent reserve fund study and its funding plan, and the last two years of board minutes. Look for what has already been replaced and what is planned. The status certificate will tell you whether any special assessment is in place.
Condos.ca lists pet restrictions here. If you have a dog or more than one pet, get the rule in writing before you make an offer, not after you have firmed up.
Where prices sit, and the asking range now
Condos.ca puts the building average around $563 per square foot. For a two-bedroom near a station where Line 5, GO and the UP Express meet, that is low by Toronto standards, and well below new construction along Eglinton.
Two suites were listed for sale when I checked, asking from about $415,000 to $425,000. That is a narrow range, which suggests sellers here are pricing off the same recent comparables. Use the recorded sales on this page to see where suites have actually closed, and ask me for a building sold report if you want a fuller comparison.
On fees, the comparison to make is your total monthly cost. At roughly $0.98 per square foot with heat, hydro, cable and parking included, this building can be cheaper to live in than a newer one with a lower fee and separate bills.

Amenities at Eglinton Park Place
An outdoor pool, a gym and a meeting room cover the basics, and bike storage is useful now that the station is close. It is a practical package rather than a resort one, and it keeps the fee focused on utilities and upkeep.
Jatin’s honest take on Eglinton Park Place
Who this building suits
First-time buyers who want a real two-bedroom near rapid transit, and commuters who will use GO, the UP Express or Line 5 every day. It also suits anyone who wants a fixed monthly cost with utilities included.
What I’d want you to check
The reserve fund study and board minutes, with attention to windows, balconies, the garage, the pool and the mechanical plant. Confirm who repairs in-suite heating and cooling equipment, the parking space that comes with the suite, and the pet rules in writing.
The value question
At around $563 per square foot, with nearly every utility in the fee and a new transit hub nearby, I think Eglinton Park Place is one of the stronger value cases in this part of Toronto. You give up new finishes and a modern amenity floor. If the reserve fund is in good shape, this is a building I would be comfortable recommending to an owner-occupier. If the study shows large unfunded work ahead, I would rather you wait for the next suite than buy into a special assessment.
