Living here
Renters, Airbnb and elevators at 83 Irwin Road Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 83 Irwin Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 83 Irwin Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

83 Irwin Road is a small townhouse corporation with one feature that shapes almost everything about owning here: a shared parking garage. Garages are convenient in a Toronto winter and expensive to repair, and in a 42-home complex from 1976 that cost is split among very few owners. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
83 Irwin Road Townhouses is a 42-home, two-storey condominium townhouse complex at 81 to 87 Irwin Road in the Elms-Old Rexdale area of Etobicoke, Toronto, near Rexdale Boulevard and Islington Avenue. It was built in 1976. The condominium corporation is York Condominium Corporation No. 292 (YCC-292), registered on 10 December 1976, and Medallion Capital Group is listed as the property manager.
83 Irwin Road Townhouses at a glance
A small 1976 corporation
YCC-292 was registered in December 1976, during the decade when condominium townhouses spread across Etobicoke and North York as an affordable alternative to a detached house. With 42 homes, it is one of the smaller townhouse corporations in the area.
Small corporations have clear advantages. There are fewer neighbours, the board is close at hand, and decisions can be made quickly. They also carry a clear risk: every major repair is divided among only 42 owners, so a roof, window or garage program can mean a large share per home. Ontario requires small corporations to plan their reserves on the same schedule as large ones, so the cost of planning itself weighs more heavily too.
The listed property manager is Medallion Capital Group. Condos.ca does not name the original developer, and I have not confirmed it. Ask the current manager how long they have served the corporation and how often the board and owners meet.
The garage is the key document
Condos.ca lists a parking garage and visitor parking. In a 1970s complex, a shared garage usually means a concrete structure with a waterproofing membrane, drains, lighting, ventilation and an entry door, all of which wear out on a schedule. Garage slab and membrane repairs are among the most expensive projects a small townhouse corporation can face.
So when you read the reserve fund study, start with the garage. Look at when the membrane was last replaced or repaired, what the engineer expects to spend in the next ten years, and whether the reserve can pay for it without a special assessment. Then read the board minutes for any discussion of leaks, concrete repairs or engineering reviews.
A garage that has already been rebuilt is a real advantage, because the next owner benefits from work the earlier owners paid for. A garage that is overdue is the opposite. The documents will tell you which one you are buying into.

The homes themselves
Both homes for sale when I prepared this review were three-bedroom townhouses, and condos.ca lists the complex at two storeys. These are family-sized homes with their own entrances, usually with a basement level as well, though that varies by plan.
Sizes are not published for the complex, so ask for the measured size and a floor plan. In a home of this age, check the furnace, water heater and air conditioning, which usually belong to the owner, as well as the windows, the electrical panel and any signs of past water entry in the lower level. Find out from the declaration which of those items are yours and which belong to the corporation.
Condition will vary a great deal from home to home. Price any renovation into your offer, and ask the corporation what approvals it requires for work on plumbing, structure or the exterior.
Rexdale and the Islington corridor
The complex is in old Rexdale, the part of north Etobicoke that grew up in the 1950s and 1960s around Rexdale Boulevard. It is a residential area of bungalows, townhouse complexes and apartment towers, with shopping and services along Rexdale Boulevard and Islington Avenue.
For commuters, the location is car-friendly, with Highways 401, 409 and 427 within a short drive and Pearson Airport not far to the west. Line 6 Finch West, which opened in December 2025, runs along Finch Avenue to the north and connects to Line 1. The panel on this page shows walking and transit times, so rely on those.
What you get here is a quiet side street close to the main roads, rather than a walkable main street. Groceries, banks and everyday services are a short drive or bus ride away, and the Humber College and Woodbine areas to the west are major local employers. For a family that drives, that is a practical trade-off for the price.
Living under a townhouse corporation’s rules is also part of the deal. Rules can cover what you put in your yard, the colour of your front door, where you can park and what needs board approval. Read them before you buy, especially if you have plans for a deck, a fence or a second car.
Pricing: a narrow range and a moderate fee
Two homes were for sale when I prepared this review, asking about $610,000 to $640,000, with monthly fees of about $579 to $635. For three-bedroom townhouses in Toronto, that is well below the cost of a freehold house nearby.
Condos.ca does not list what the fee includes. In a townhouse complex with a garage, I would expect common elements, building insurance and garage and exterior maintenance, but heat, hydro and water may be separate. Confirm the inclusions and add your own utility costs to judge the full monthly cost.
In a 42-home complex, sales are infrequent, so a single recent sale can sway any average. Use the sold data in the panel on this page, compare with similar townhouse complexes in Rexdale, and weigh the garage’s condition as heavily as the home’s finishes. Two similar homes can be worth very different amounts if one corporation has already paid for its garage and the other has not.
If you want the recent sold figures for this complex pulled together, request a building sold report and I will send them to you.

Amenities at 83 Irwin Road Townhouses
There are no shared recreation facilities on record. The garage is the amenity that matters: covered parking through a Toronto winter is a genuine convenience, but it is also the corporation’s biggest long-term cost.
Jatin’s honest take on 83 Irwin Road Townhouses
Who this building suits
Families who need three bedrooms and want covered parking without the price of a detached house, and buyers who prefer a small, quiet complex where they can know their neighbours. It also suits commuters who drive to the airport area or the employment lands of north Etobicoke.
What I’d want you to check
Start with the garage: its condition, its repair history and what the reserve fund study expects to spend on it. Then read the declaration for the repair split between owners and the corporation, check at least two years of board minutes, and ask whether any special assessment has been discussed. In the home itself, inspect the lower level for moisture and check the age of the mechanical equipment.
The value question
A three-bedroom townhouse with garage parking at this price is good value on paper. Whether it is good value in practice depends on the garage and the reserve fund. If both check out, I think this is a sensible family buy; if the garage work is coming and the reserve is thin, the price needs to reflect it, or you should walk away.
