Living here
Renters, Airbnb and elevators at Bellavista
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Bellavista?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Bellavista
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bellavista is one of the smallest condominiums I cover: 18 suites in a three-storey building on Gulliver Road, north of Keele and Eglinton. It has an elevator, underground parking and a fee that covers hydro as well as heat, which is rare. Small buildings like this are quiet to live in and hard to price, and I will explain both sides. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Bellavista is a three-storey, 18-suite condominium at 60 Gulliver Road in the Brookhaven-Amesbury area of North York, Toronto. It was developed by Jaymor Group and built in 1996. The condominium corporation is MTCC-1109, registered on 19 February 1996, and condos.ca lists ICC Property Management as the manager. Suites run about 630 to 992 sq ft. Condos.ca lists fees as covering air conditioning, common elements, heat, hydro, building insurance, parking and water.
Bellavista at a glance
Eighteen suites, and what that means day to day
With 18 suites over three storeys, Bellavista has about six homes per floor. You will know your neighbours, the lobby is quiet and the elevator is rarely busy. For many buyers, especially downsizers and people coming from a house, that scale is the whole appeal.
The flip side is that every shared cost is split 18 ways. A new roof, an elevator modernization or garage repairs cost about the same whether a building has 18 suites or 180, so each owner’s share is much larger here. That makes the reserve fund the most important document you will read.
Small buildings also depend heavily on their boards. With so few owners, the same handful of people often serve for years. That can mean careful, steady management or it can mean decisions that get put off, and the board minutes will tell you which.
A fee that includes hydro
Condos.ca lists the fee here as covering air conditioning, common elements, heat, hydro, building insurance, parking and water. Hydro is the unusual one. Most newer Toronto condos put each suite on its own electricity meter, so hydro is a separate bill.
When everything is in the fee, your monthly costs barely move between January and July. That suits buyers on a fixed income or a tight budget, because the main surprise is the annual fee increase rather than a winter heating bill.
The trade-off is that you pay for the whole building’s energy use, including neighbours who run their air conditioning all summer. When you compare Bellavista’s fee with a newer building’s, add back hydro, heat, cooling and a parking space to the newer building’s figure before deciding which is cheaper.
Ask the manager how the building’s utility costs have moved over the last few budgets. In an all-inclusive building, energy prices feed straight into the fee, so the trend in the operating budget is a better guide to future fees than any single year’s figure.

Suites from about 630 to 992 square feet
Condos.ca records suites from about 630 to 992 sq ft. In a 1990s building that usually means one-bedroom and two-bedroom plans with more generous rooms than a new tower would give you at the same size, and kitchens that are closed or partly open rather than strung along one wall.
Because the building was finished in 1996, many suites will have had at least one renovation, and some will not have. Finishes vary a lot from suite to suite in buildings this age, so compare like with like when you look at what others have sold for.
Condos.ca lists a parking garage and visitor parking, and parking is in the fee. Confirm on the status certificate that the suite you are buying has a parking space and whether it comes with a locker, because in small older buildings the allocation is not always one per suite.
Gulliver Road and the Keele corridor
Gulliver Road is a residential side street just west of Keele Street, north of Eglinton Avenue. Bellavista shares the street with another condominium, Parkview Towers at 50 Gulliver, so it is worth comparing the two when you shop this block.
The biggest change nearby is transit. Line 5 Eglinton opened in February 2026, and its Keelesdale station sits at Keele and Eglinton, beside Keelesdale Park. The data panel on this page shows the walking time to the nearest station.
Keele Street itself is changing too. The former Northwestern hospital site, a few blocks north of Eglinton on Keele, was proposed by Daniels for a mix of condos and stacked townhouses, about 731 homes in the original application. More new housing on the corridor tends to bring more shops and services, and also more construction for a few years.
On a practical level, this is a car-friendly location as much as a transit one. Keele Street gives you a direct run north towards Highway 401 and south towards the Junction, and Eglinton connects east and west. If you are buying here to commute by Line 5, walk the route to the station at rush hour before you commit.
What Bellavista costs
Condos.ca puts the building average at about $554 per square foot. That is well below newer buildings along the Eglinton corridor, and it reflects the age of the building and how rarely suites trade here.
There were no suites listed for sale or lease when I checked. With 18 suites, a year can pass with only one or two sales, so the average can swing on a single result. The recorded sales and leases in the data panel are the best starting point, and I would always compare with other 1990s low-rise buildings near Keele and Eglinton too.
Judge the fee against what it includes. A fee that pays for hydro, heat, air conditioning, water and parking will look high next to a newer building’s fee, and it often is not once you add those bills back. If you are watching for the next suite here, ask me for the building sold report.

Amenities at Bellavista
There is no gym or pool, but an elevator and an underground garage in a three-storey building make a real difference for anyone carrying groceries or avoiding stairs. Condos.ca also lists a security guard, which would be unusual for 18 suites, so ask the manager what security the building actually has.
Jatin’s honest take on Bellavista
Who this building suits
Downsizers and retirees who want a quiet, small building with an elevator and predictable all-in monthly costs. It also suits first-time buyers who want more space for their money than a new tower offers and like the idea of living near the new Eglinton line without paying new-construction prices.
What I’d want you to check
Read the reserve fund study first, because 18 owners share every major repair, and in a 1996 building the roof, the elevator and the garage membrane are all at or near the age where work comes due. Read the board minutes for any planned projects and confirm whether a special assessment has been discussed. Confirm your parking space and locker, and check the pet restrictions in the rules if you have an animal.
The value question
At around $554 per square foot with hydro and heat in the fee, Bellavista is inexpensive by Toronto standards. The question is whether the building is well funded. If the reserve fund and the board minutes are reassuring, I think it is good value for an owner-occupier. If they are not, the low price per square foot may simply be the market pricing in future costs.
