Living here
Renters, Airbnb and elevators at Parkview Towers
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Parkview Towers?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Parkview Towers
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Parkview Towers is not a tower at all. It is a six-storey, 62-suite building from 1986 on a residential side street in Amesbury, and it is one of the smallest condominium corporations I look at in northwest Toronto. Small buildings can be wonderful or difficult, and which one you get depends almost entirely on the paperwork. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Parkview Towers is a six-storey, 62-suite mid-rise condominium at 50 Gulliver Rd in the Brookhaven-Amesbury neighbourhood of the former City of North York, Toronto. It was built in 1986, and the condominium corporation, MTCC-694, was registered on 7 January 1986. The builder is listed as Parkview Lodge Apartments, and the building is listed as self-managed. Maintenance fees include common elements, heat, building insurance, parking and water.
Parkview Towers at a glance
A small, self-managed building, and why that matters
With 62 suites, Parkview Towers is closer in scale to a large walk-up than to the high-rises that dominate this part of the city. Six storeys means a short elevator ride and, for some owners, the option of taking the stairs. It also means neighbours actually know each other, which buyers coming from 400-suite towers often tell me they miss.
The part I pay closest attention to is management. The building is listed as self-managed, meaning the board runs it directly rather than hiring a property management company. In a well-organised small corporation that can keep costs down. In a disorganised one it can mean slow repairs, thin records and a few volunteers carrying a lot of weight.
There is no way to judge which situation you are buying into from a listing. You judge it from the status certificate, the reserve fund study, the last two years of board minutes and how quickly the corporation answers your questions. If those documents arrive complete and on time, that is a good sign in itself.
What the fee covers in a 1986 building
The fee here includes common elements, heat, building insurance, parking and water. Heat and parking being bundled is typical of buildings from this era and it makes monthly costs predictable. You are not budgeting for a winter heating bill on top of the fee, and you are not paying a separate parking charge.
Hydro is not on the published inclusion list, so assume it is metered to you until the status certificate says otherwise. Cable and internet are also on you. Ask what internet providers are wired into the building, because older mid-rises do not always have fibre.
At 40 years old, Parkview Towers is past the age where original systems start coming due. Roofs, boilers, windows, the garage membrane and hallway finishes all have replacement cycles, and in a 62-suite building each of those projects is shared among relatively few owners. That is the single biggest financial difference between a small building and a large one.

The data here is thin, so verify the basics
I want to be upfront that the public record on this building is unusually sparse and partly inconsistent. The suite-size range reported for Parkview Towers runs from about 344 to 665 square feet, yet at least one recent listing was described in the 700 to 799 square foot band. Both cannot be fully right, so measure or ask for the floor plan rather than relying on either figure.
The amenity list is similarly modest and needs confirming. A pool, visitor parking and a security system are listed, along with a pet restriction. A pool in a building of 62 suites is unusual and expensive to run, so ask whether it is operating, how it is funded and what the reserve fund study says about it.
The pet restriction is listed without detail. Read the declaration and rules in the status certificate before you assume your dog or cat is welcome, and look for limits on size, number or type.
Daily life on Gulliver Road
Gulliver Road is a residential street in Amesbury, the part of the old North York usually described as running south from Lawrence Avenue between Keele Street and Jane Street. The Black Creek valley and its ravine parks run through the area. A mid-rise on a side street like this gets far less traffic noise than a tower on Lawrence or Eglinton.
The bigger change in this part of the city is the Eglinton Crosstown LRT, which opened on 8 February 2026 and runs east-west along Eglinton Avenue to the south. The automatic panel on this page shows the nearest stops and actual walking distances, so check those rather than taking my word for how close they are.
This is a neighbourhood for people who want lower entry prices and a short trip to the Crosstown, Highway 401 and Yorkdale by car. It is not a neighbourhood with a large condo retail strip at the door, so most errands will mean a drive or a bus ride.
Pricing and fees: too few trades to be confident
The reported building average is about $665 per square foot. I treat that figure with caution, because the suite-size data behind it look inconsistent and public sales data for a 62-suite building are thin. With only one unit on the market at the time of writing, there is no meaningful active-listing range to quote.
For context, older condominiums in this part of northwest Toronto generally trade well below new-build prices, and most of the high-rises I compare it with from the late 1980s and early 1990s report building averages in the $450 to $500 per square foot range. If Parkview Towers really is trading in the mid-$600s, it is on the high side for its age, which is another reason to confirm actual suite sizes.
When the sample is this small, I build a price opinion from the closest comparable buildings nearby and the last few years of this building’s own sales, not from a single average. If you want that done properly, my building sold report is the place to start.

Amenities at Parkview Towers
This is a small building with a short amenity list, and you are buying it for the price, the scale and the bundled fee rather than for a gym or party room. Confirm the pool is open and funded before you count it as a reason to buy.
Jatin’s honest take on Parkview Towers
Who this building suits
First-time buyers who want to own rather than rent in northwest Toronto at a lower entry price, and buyers who prefer a small, quiet building where people know each other. It also suits anyone who values a predictable monthly cost, since heat, parking and water are in the fee.
What I’d want you to check
Everything starts with the documents. Because the building is self-managed and only 62 suites, read the reserve fund study, the last two years of board minutes and the status certificate closely. Look for the timing of roof, boiler, window and garage work, ask whether any major projects are planned, and confirm the pet rules and the real size of the suite you are buying. If the corporation is slow or vague in answering, take that seriously.
The value question
Value here depends on how well the corporation has been run. A well-funded small building with bundled heat and parking can be a very sensible first purchase. An underfunded one can hand each of 62 owners a large share of a major repair. I would only buy here after the reserve fund checks out, and I would price against nearby comparable buildings rather than the building’s own thin sales record.
