Living here
Renters, Airbnb and elevators at W Towns
Do mostly owners or renters live here?
Mostly owner-occupied. Of 10 deals here in the last 24 months, 3 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at W Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about W Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

W Towns is one of the few places in Weston where you can buy three bedrooms, three floors and an underground parking space under a condo corporation, without paying freehold prices. It is a small complex of 48 townhomes on Weston Road, and with so few units, listings come up rarely. When they do, you need to know what you are looking at. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
W Towns is a 48-unit condominium townhouse complex at 2059-2063 Weston Rd, Toronto, in the Weston neighbourhood of the former City of York, north of Lawrence Avenue West. It was developed by First Avenue Properties and designed by Patrick Markus Luckie of pml.A, with suites in three blocks of 16. The condominium corporation is TSCC-2622, registered on 14 November 2017, and it is managed by Shelter Canadian Properties. Maintenance fees include common elements, building insurance and water.
W Towns at a glance
Three blocks, 48 homes, all family-sized
W Towns was launched in 2015 as 48 three-storey townhomes arranged in three blocks of 16. Every suite was planned at three bedrooms or more, with launch layouts of about 1,300 to 1,335 square feet. There are no one-bedrooms and no small stacked units, which makes the complex unusual among Weston’s newer condos.
The buildings are clad in two tones of dark brick with lighter accents, and each block has two columns of balconies on its facade. The architect, Patrick Markus Luckie of pml.A, gave the project a more urban, row-house look than the typical suburban townhouse, which suits its position on a main road.
One data note: some listing sites record this complex as a single storey. That figure reflects how the database counts low-rise buildings, not the homes themselves. Each suite here is three levels.
Layouts, ceilings, parking and outdoor space
The launch plans were three-bedroom and three-and-a-half-bedroom townhomes. The model described as the Humber was about 1,300 square feet with three and a half bedrooms and three bathrooms. The York plan, at about 1,335 square feet, traded the second-floor den for a full bedroom and gave the entire third floor to the primary bedroom.
Ceilings were specified at 9 feet on the main floor and 8 feet on the second and third floors. That is standard for a townhouse of this price point and generation. The main floor feels open, while the upper bedroom floors are more modest.
Original finishes were builder-grade: oak-finished stairs, laminate countertops, white bathroom fixtures and a double-sink primary ensuite. Many owners will have upgraded since, so condition varies a lot from unit to unit, and that should show up in price.
Each unit was designed with underground parking and a small basement area, rather than a private garage. That keeps the street frontage clean and gives you a covered car in winter. It also means the corporation owns and maintains a shared underground garage, which is one of the more expensive components a small corporation has to plan for.
Outdoor space comes from two separate balconies per unit plus landscaping at grade, not a private backyard. If you are coming from a house and want a yard for children or a dog, be clear-eyed about that. If you want low-maintenance outdoor space, it works well.

Living in a 48-unit corporation
Small corporations behave differently from big towers. Decisions are made by a handful of owners, board seats are easier to win, and you will probably know your neighbours by name. That can be a real advantage when the board is engaged and the owners pull in the same direction.
The downside is concentration. A garage repair, a roof replacement or a legal bill is shared by 48 households rather than several hundred, and one or two owners falling behind on fees has a visible effect on the budget. Before you commit, read at least two years of board minutes, ask how the reserve fund compares with the most recent study’s recommendation, and check whether any fee increases have already been approved.
Townhouse corporations also tend to divide responsibility differently from apartment buildings. Ask who is responsible for windows, balcony membranes, front doors and the small basement areas, because the declaration decides that, not common sense.
Weston Village, and what is changing around it
The complex sits in Weston Village, north of Lawrence, close to the Weston GO and UP Express station that First Avenue promoted when it launched the project. The UP Express link to Union and Pearson is one of the main reasons buyers look at Weston, and the panel on this page shows the actual distances.
Weston itself has been changing for a decade, with new rental and condo buildings, the Artscape Weston Common hub and the farmers’ market. That brings more amenities to the area, and also more construction. Ask what development is approved near your specific block before you buy.
What to expect on price and fees
With only 48 units, W Towns rarely has more than one listing at a time, and I will not quote a single listing’s price or fee here. When the townhomes launched in 2015 they were marketed from $399,900. Today they trade as family-sized condo towns, priced well below freehold houses in Weston but above most two-bedroom condo apartments in the area.
Fees include common elements, building insurance and water. Hydro, heat and your own interior maintenance are on you. In a small complex, every major expense is split among just 48 owners, so the fee and the reserve fund carry more weight here than in a 300-unit tower.
Because sales are infrequent, the most reliable way to price a unit here is to combine the last few sales in the complex with recent sales of comparable condo towns elsewhere in Weston and Mount Dennis. My building sold report can pull those for you.

Amenities at W Towns
There is no gym, party room or concierge here, and that is the point: you are paying for the homes and a shared garage, not for amenities you may not use. Barbecues are permitted, which matters to families who plan to cook outside on the balconies.
Jatin’s honest take on W Towns
Who this building suits
Families who need three bedrooms and two or more bathrooms and cannot reach freehold prices, and commuters who want the UP Express nearby. It also suits buyers moving out of a two-bedroom condo who want stairs, separation between floors and a dedicated parking space.
What I’d want you to check
This is a small corporation with a shared underground garage, so read the reserve fund study for the garage membrane and waterproofing, and check what the budget assumes for future fee increases. Ask for the status certificate early, because there may be few recent comparables. Confirm the exact model, as the Humber and York plans differ in how the second and third floors are used, and look at whether the unit has been updated since 2017.
The value question
Compared with a freehold townhouse in Weston, you give up a backyard and pay a monthly fee, and in return you save a meaningful amount on the purchase price and get underground parking. For a family that values space and bedrooms over a yard, I think W Towns is a reasonable value in this part of the city. Just go in knowing that resale is thinner here than in a tower, so plan to hold for several years rather than flipping.
