Qube Condos at 760 The Queensway is the building people buy when they’ve decided they don’t want to live in a tower. Seventy-four suites. Eight storeys. Registered in 2015, backing onto Queensway Park, with a rooftop deck and not much else — and for a particular kind of buyer that restraint is exactly the point. The case for a 74-suite building
Small corporations behave differently from big ones. With 74 owners you generally get people who know each other, a board that can actually make decisions, and far less of the transient-rental feel that creeps into 400-unit towers on this corridor.
The data supports that: the average owner holds a Qube suite about 5.4 years before selling. That is a long hold for a Toronto condo and it tells you people who move in tend to stay.
Qube also backs onto Queensway Park, the same 3.1-hectare park behind its neighbour at 784. On a corridor where most buildings face pavement, that is a meaningful and permanent advantage.
The trade-off you are actually making
Small buildings spread every fixed cost across fewer owners. One elevator modernisation, one roof, one garage membrane — divided by 74 instead of 400. That is the structural reality of boutique living and it is why I always pull the reserve fund study here rather than skimming it.
The amenity package is genuinely light: gym, party room, rooftop deck. If you want a pool, a concierge desk and a golf simulator, this is the wrong building and you should look at the newer product closer to Islington.
Pricing, and a signal worth taking seriously
As at August 2026 the sources disagree again — one puts the building average at $739 per square foot, another at $827. Recent sold data over twelve months:
- 1 bed + den: around $550,000 (about $807/sq ft)
- 2 bedroom: roughly $680,000 to $810,000 (about $780/sq ft)
To be fair to the building: with only four sales, a single unusual transaction moves the average dramatically. That is exactly why I would not price a Qube suite off a website average. I would price it off the specific comparable units, and there are only a handful.
Location and transit
The Route 80 Queensway bus stops at “The Queensway at Smith Cres,” directly outside. Route 76 Royal York South serves the corridor. Royal York Station is about a 25-minute walk — realistically a bus or car trip.
By car: Costco at 50 Queen Elizabeth Blvd about 2 minutes, Mimico GO about 3, Humber Bay Park West about 7, Sherway Gardens about 8, Kipling Station about 7. Walk Score 82, so groceries and everyday errands are genuinely walkable.

Amenities at Qube Condos
Sources give three incompatible amenity lists for this building. Gym, party room and rooftop deck are confirmed by multiple sources. A 24-hour concierge is claimed by only one source and I could not verify it — at 74 suites, a full-time concierge would be unusual and expensive. There is no pool, guest suite or pet spa that I could verify.

Who this building suits
Buyers who actively want a small building — people coming out of a house who don’t want tower living, or owner-occupiers who value a stable neighbour group over a resort amenity package. The 1+den layouts make up half the building and suit single professionals and couples working from home.
What I’d want you to check
Three things. First, the reserve fund study — with 74 units, major capital work has a much bigger per-owner impact. Second, get the fee inclusions in writing; one source says heat, parking and water are included and another says nothing is, and that gap is real money. Third, go in with clear eyes about liquidity: 55 days on market and roughly four sales a year means that when you eventually sell, it may take a while and you may not get to choose your timing.
The value question
Qube trades at a discount to the newer buildings a few hundred metres east, and some of that discount is fair — fewer amenities, an older finish standard, thinner liquidity. But you are getting a park-backing location and a genuinely small corporation, and the reported year-over-year decline may be a small-sample artifact rather than a real signal. That is a question worth answering properly with the actual comparables before you decide, and it’s exactly the kind of thing I’ll do for you at no cost.
