Living here

Renters, Airbnb and elevators at Davenport Village I

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Davenport Village I?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Davenport Village I

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Davenport Village I is where the old General Electric lands west of Lansdowne first turned into a neighbourhood. These 132 Davlan townhomes on Turntable Crescent and Foundry Avenue were among the earliest homes built on the site, and they now sit inside a community of towers, lofts and parkland that did not exist when buyers first moved in. That history is the reason to look here, and also the reason to read the documents carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Davenport Village I is a low-rise condominium townhouse complex of 132 homes at 10-75 Turntable Crescent and 55 Foundry Avenue in the Junction-Wallace Emerson area of Toronto, west of Lansdowne Avenue and south of Davenport Road. It was built in 2006 by Davlan Construction Corporation. The condominium corporation is TSCC-1824, registered on 27 December 2006, and the manager is listed as Duka Property Management. Homes range from about 912 to 1,608 square feet. The maintenance fee includes common elements, building insurance, parking and water.

From foundry to townhouse street

This land has a long industrial story. Canada Foundry Co. was incorporated in 1900 and began building a large factory complex south of Davenport Road on the west side of Lansdowne, which Canadian General Electric took over and ran as its Davenport Works for most of the century. CGE sold the site in 1981 and left the neighbourhood.

After a long cleanup and planning process, the City of Toronto set out a plan in 2006 for a 7.68-hectare redevelopment called Davenport Village. The street names here, Foundry Avenue and Turntable Crescent, point straight back to the foundry and the railways that served it. The 1903 Canada Foundry warehouse nearby was designated under the Ontario Heritage Act in 2008 and is now the Foundry Lofts.

Davenport Village I was one of the first residential phases. Buyers here were early, and the neighbourhood has filled in around them since: more townhouse phases, the Upside Down condos on Lansdowne, and the Fuse towers at Lansdowne and Dupont.

Davlan townhomes, and what 912 to 1,608 square feet means

Davlan Construction Corporation built this phase and Davenport Village II next door. A third phase, Davenport Village III, was built later, in 2011, by a different builder, the Brownstone Group of Companies. Condos.ca records homes here from about 912 to 1,608 square feet, which is a very different product from the 500-square-foot condo suites in the towers nearby.

Condos.ca lists the complex as two floors, but treat that as a database label rather than a description of every home. Walk through the one you are interested in, count the levels, and confirm what is included in the stated area, because layouts in a 132-home complex will not all be the same.

Parking is part of the fee, and condos.ca lists a parking garage and visitor parking. Ask exactly where the home’s space is, whether it is in a shared garage, and whether a locker or storage area comes with it.

Living next to the rail corridor

The railways that made this an industrial site are still here. Rail corridors run along the edges of Davenport Village, and the Barrie GO line passes close by. Whether that matters depends on the home. Some buyers stop noticing it within weeks, others never do.

Visit at different times of day, including a weekday rush hour, and stand in the bedroom of the home you are considering. That is the honest way to judge noise, and it is worth doing before you commit rather than after. Homes on the inner streets of the complex are usually quieter than those closest to the tracks.

A neighbourhood that has filled in

When these homes were new, the corner of Lansdowne and Dupont had little to offer. Since then the Fuse development has opened with a Shoppers Drug Mart and a 24-hour grocery store in its podium, and blogTO has tracked restaurants and cafes slowly arriving in the area.

Davenport Village Park sits right on Foundry Avenue, and Earlscourt Park and the Joseph Piccininni Community Centre are a short walk north. St. Clair West and Bloor Street West are each a bus ride away along Lansdowne. The data panel on this page shows the nearest routes and walking times.

More is planned. Urbaneer reported that the final phases of the old GE lands, at 980 Lansdowne, were to include two towers of 29 and 36 storeys on a shared podium, a 12-storey building, stacked townhomes and a daycare. More neighbours will bring more services, and more construction and traffic along the way.

Three phases, three corporations

Buyers often search for Davenport Village as if it were one building. It is not. Davenport Village I (TSCC-1824), Davenport Village II (TSCC-1901) and Davenport Village III (TSCC-2142) are separate corporations, each with its own budget, reserve fund and board, even though condos.ca lists the same manager for all three.

That matters when you compare homes. Two townhomes on neighbouring streets can carry different fees, different upcoming repairs and different rules. Phase I is the largest and oldest of the three, at 132 homes, so it has the most owners to share costs but also the longest list of ageing components. Always confirm the corporation number on the listing and in the status certificate before you compare value.

Pricing a Davenport Village I townhome

There was a single home listed for sale here at the time of writing and none for lease, so I am not going to quote one listing’s price or fee. Condos.ca did not publish a building average price per square foot for this phase.

Next door, Davenport Village II had an average of about $562 per square foot on condos.ca. That is a reasonable starting reference, since the two phases share a builder, a manager and a similar range of home sizes. Adjust for size, level count, parking and condition, and check the recorded sales in the data panel on this page.

Remember what the fee covers: common elements, building insurance, parking and water. Heat and hydro are typically on your own meters, so ask for recent bills. My building sold report will pull the recent comparables for both phases.

Amenities at Davenport Village I

There is no gym or party room, which is normal for a townhouse complex. The useful amenities are practical ones: parking in the fee, a barbecue on your own outdoor space, and a park on Foundry Avenue within sight of the front door.

Jatin’s honest take on Davenport Village I

Who this building suits

Couples and young families who want 900 to 1,600 square feet in a townhouse rather than a small suite in a tower, close to the Junction Triangle and Bloor West, with parking included. Pet owners and anyone who barbecues will also find it easier here than in most condo apartments.

What I’d want you to check

At about 20 years old, the complex is in the window where roofs, windows, caulking, paving and any shared garage need serious money. Read the reserve fund study and the last few years of board minutes closely. Ask about noise if the home backs toward the rail corridor, and confirm which corporation the home belongs to, since Davenport Village I and II are separate.

The value question

The value case is space. For the price of a one-bedroom-plus-den in a new tower nearby, you can often get a multi-level home with parking. If the reserve fund is in good shape, I think that is a strong trade. If it is not, the savings can disappear quickly.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
