Leases 84%Sales 16%

Renter-heavy building. Of 88 deals here in the last 24 months, 74 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Stockyards District Residences?

13units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Stockyards District Residences

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Stockyards District Residences is one of the more affordable ways into a new building in Toronto’s west end. It is a 10-storey red brick mid-rise from 2022, built on land that was once the largest livestock market in Canada and is now a strip of big box stores, townhouses and new condos. The suites are compact, the fees are reasonable, and there is a lot of supply, which works for a buyer and against a seller. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Stockyards District Residences is a 10-storey condominium at 2300 and 2306 St Clair Avenue West in the Junction area of Toronto, in the former Stockyards district between Keele Street and Runnymede Road. It was developed by Marlin Spring Developments with Greybrook Realty Partners and designed by Graziani + Corazza Architects. The corporation is TSCC-2955, registered on 4 November 2022, and Duka Property Management is listed as manager. Condos.ca lists 242 suites from about 408 to 1,533 square feet; construction coverage reported 236.

Built on the old Ontario Stockyards

For most of the 20th century, this stretch of St Clair West was the Ontario Stockyards, at one point the largest livestock market in Canada. The yards moved to Cookstown in 1993, the meat packers around them closed or left, and the land has been redeveloped piece by piece ever since: big box retail first, then townhouses, and now mid-rise condos like this one.

That history explains the neighbourhood you are buying into. Across the street and around the corner are large-format stores and their parking, rather than a traditional main street. Stock Yards Village, a large retail centre with more than 50 stores and restaurants, is part of daily life here, and so is driving to it. It is convenient, but it is not the Junction’s Dundas strip.

What has changed is the planning direction. Urbantoronto noted that newer policies are pushing higher-density projects onto this frontage, and this building was one of the first of that wave. Expect more of them along St Clair West over the next decade.

The building: red brick, ten storeys, retail at the base

Graziani + Corazza designed a 10-storey building with a mechanical penthouse, topping out at about 35.7 metres. The facade is red brick, a material that suits the area’s industrial history, and the ground floor holds retail facing St Clair. Interiors were by U31 and landscaping by NAK Design Strategies.

Marlin Spring and Greybrook broke ground in August 2019 and topped out in 2021, and the corporation registered in late 2022. Parking is on two underground levels. Whether a particular suite has a space or a locker varies, so confirm it in the listing and the status certificate.

One detail to sort out: the suite count. Construction coverage reported 236 suites, while condos.ca lists 242. The registered declaration settles it, but it does not change how you should evaluate a unit here.

Small suites, so read the floor plan

The suite range runs from about 408 to 1,533 square feet, and most of what trades is compact. Many current listings are one-plus-dens and two-bedrooms in the 500 to 700 square foot range. That is efficient for the price, but a two-bedroom at 650 square feet means small bedrooms and little storage.

Walk the suite with a tape measure. Check whether the den can hold a bed or a desk with a door, whether the second bedroom has a window and closet, and how much wall the kitchen gets. In small suites, layout decides whether you will be comfortable for five years or start looking after two.

The larger three-bedroom-plus-den homes at the top of the range are the rarer product. Families who want a new building in the west end at well under a semi’s price should look at those first, because there are few comparable options nearby.

What daily life is actually like

This is a practical address. The St Clair West streetcar runs along the frontage, groceries and household shopping are close, and Runnymede Park and George Bell Arena are nearby. The panel on this page has exact walking and transit times, so use those rather than marketing claims.

The trade-off is character. The surrounding blocks are a mix of retail parking lots, newer townhouse streets and some remaining industrial uses. If you want independent cafes and a walkable high street, the Junction’s Dundas strip and the established parts of St Clair West to the east are a short ride away, but they are not out the front door.

For renters, that practicality is the draw. Seven suites were listed for lease when I prepared this review, alongside nine for sale. If you are buying to rent out, expect to compete with other suites in the same building on the same floor plans, and price your rent realistically. If you are buying to live in, the leasing activity is worth asking the manager about.

Pricing: below the Junction average, with plenty of comparables

Condos.ca puts the building average at about $718 per square foot, which is noticeably below newer Junction buildings closer to Dundas; Junction House at Dundas and Annette, for example, averages about $790. You are paying less because the immediate surroundings are less polished, and because the suites are small.

When I prepared this review there were nine suites for sale and seven for rent. Asking prices across the active listings ranged from about $499,000 to $1,050,000, and monthly fees from about $364 to $1,082. The fee on active listings averaged about $0.76 per square foot, a moderate level for a new building with this amenity package.

That volume of listings is the key fact. It gives you real choice and bargaining room as a buyer, and it means you should be patient as a seller. Condos.ca does not list what the fee includes, so confirm whether heat, cooling and water are metered to the suite. For recent sold figures, request a building sold report.

Amenities at Stockyards District Residences

ConciergeGymFitness and yoga roomParty roomPrivate dining roomChildren’s playroomTerrace with barbecues and firepit

The amenities are a sensible mid-size package: a gym and yoga room, a party room and private dining room, a children’s playroom and an outdoor terrace with barbecues and a firepit. The playroom is uncommon and is a real plus for young families in small suites.

Jatin’s honest take on Stockyards District Residences

Who this building suits

First-time buyers who want a new building in the west end at a lower price per square foot, and investors who want a newer suite with a moderate fee. The larger three-bedroom-plus-den homes suit young families, especially with the children’s playroom on site.

What I’d want you to check

The corporation is young, so read the reserve fund study, the first budgets and the board minutes for warranty and deficiency items. Confirm what the fee covers and how utilities are metered. Measure the suite carefully, since many layouts are tight, and confirm in writing whether parking and a locker come with it. Check what the suite looks onto, because the retail and parking areas nearby are part of the view and the noise.

The value question

At about $718 per square foot, this is one of the cheaper ways into a newer building in this part of Toronto. I like it for buyers who are realistic about the neighbourhood and plan to hold for a while, as the area densifies. I would avoid paying a premium here, though: with this much supply in the building and more coming along St Clair, the leverage sits with the buyer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
