Leases 83%Sales 17%

Renter-heavy building. Of 194 deals here in the last 24 months, 161 were leases and 33 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Keeley Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Keeley Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Keeley is one of the more affordable ways to buy a brand-new condo in Toronto, and its best feature is not inside the building at all: Downsview Park is across the street. It is a well-designed 2024 building by a developer with a strong design reputation, but the small suites and a still-forming resale market mean you have to buy carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Keeley Condos is a 13-storey, 363-suite condominium at 3100 Keele Street in Toronto’s Downsview neighbourhood, near Keele Street and Sheppard Avenue West. It was developed by TAS with Fiera Real Estate, designed by Teeple Architects, and completed in 2024. Condos.ca lists the maintenance fees as including common elements, building insurance and water. A condominium corporation number is not yet listed, so confirm it on the status certificate.

A design-led developer in an unexpected spot

TAS markets itself on design and has been building in Toronto for more than two decades, and The Keeley shows that focus. The architect is Teeple Architects, with TACT doing the interiors and Ferris + Associates the landscaping, which is a stronger design team than this stretch of Keele Street normally gets.

UrbanToronto lists Fiera Real Estate as a partner and CMV Group as builder. The building tops out at 13 storeys and about 48 metres, with retail at grade and a townhouse component listed alongside the condo suites.

The project grew during planning. Early marketing, still visible on some rental sites, described an 11-storey building of around 270 suites. The finished building is 13 storeys with 363 suites, according to both UrbanToronto and condos.ca, so ignore older figures if you come across them.

Small suites, and why that matters

Suites here run from about 347 to 1,331 square feet. The bottom of that range is a very small studio, and much of the active inventory sits between 500 and 800 square feet, from one-bedrooms through compact two-bedrooms.

Small suites are what make the entry price low, and they rent well near transit and a university. The trade-off is resale: a 500-square-foot one-bedroom competes with every other new one-bedroom in North York, and there were plenty of those finishing in 2024 and 2025. The larger two-bedrooms and any townhouse-style units are the scarcer product.

I have not found published ceiling heights or a parking ratio for the building. Parking and lockers are not listed in the fee inclusions, so ask on each listing whether a space is included and whether it is owned or leased.

How it compares with other new Teeple buildings

Teeple Architects also designed Queen & Ashbridge at Queen and Coxwell, which finished a year later. The two buildings make a useful comparison: both are recent, both come from the same studio, and both sit next to major green space. Queen & Ashbridge has the larger suites and the lake; The Keeley has the lower entry price and the park.

The difference in price is mostly about location and suite size, not build quality. If your budget is set and you want the newest building you can get, The Keeley stretches a dollar further than almost anything in the old city. If you want a three-bedroom or a main-street neighbourhood, look east instead.

Within North York, the competition is the wave of new mid-rise and high-rise buildings near the Sheppard West and Downsview Park stations and along the Allen Road corridor. Many of them offer similar small suites, so it pays to compare the fee per square foot, what is included and how many units are listed in each building at once.

Downsview Park as your front yard

The building faces Downsview Park across Keele Street, and there is a ravine network nearby. For a dog owner, a runner or a family with young children, that is the real selling point. Very few new condos in Toronto have a park of that size directly across the road.

The surrounding area is still largely low-rise and car-oriented, with plazas rather than a main street. Downsview Park station is the nearest rapid transit stop and Highway 401 is a short drive, and the automatic panel beside this review covers the transit and walkability details.

The park is more than lawns. It holds The Hangar, a large indoor sports facility used for soccer, volleyball and ball hockey, and the Toronto Wildlife Centre. Yorkdale is a short drive south for shopping, which matters because the immediate area has limited retail beyond the building’s own storefronts.

What The Keeley is asking, and what fees cover

At the time of writing there were nine active sale listings and four for rent. Asking prices on the listings I reviewed ranged from about $350,000 to about $700,000. That puts entry-level suites here among the lowest-priced new condos in the city, which is a big part of the building’s appeal.

Maintenance fees across those listings ran from roughly $355 to about $720 a month, averaging around $0.78 per square foot. That is reasonable for a new building with concierge. The fee covers common elements, building insurance and water, which means hydro, and likely heating and cooling, are on your own bill. Budget for that before comparing against an older building with more included.

Because the building is so new, the resale history is short and many owners bought pre-construction years ago at different prices. Use the sale and lease data in the panel, and ask me for a building sold report before you set an offer price.

One more pricing note: with nine suites listed for sale at once in a 363-suite building, buyers have choice and some negotiating room. That supply also tells you that, on resale, you will likely be competing against several similar suites in your own building.

Amenities at The Keeley Condos

ConciergeGymMedia roomParty roomRooftop deckVisitor parking

The amenity list is practical rather than lavish: concierge, a gym, a media room, a party room and a rooftop deck. With Downsview Park across the street, you do not need the building to supply your outdoor space, and a shorter amenity list also helps keep fees in check.

Jatin’s honest take on The Keeley Condos

Who this building suits

First-time buyers who want a new building at an entry price that is hard to find elsewhere in Toronto, people who will use the park every day, and investors who want a tenant base drawn by York University and nearby transit. It suits buyers who can hold for the long term while this part of North York matures.

What I’d want you to check

Get the status certificate and confirm the corporation number, the first-year budget and whether the developer’s initial budget has been adjusted. Ask how heating, cooling and hydro are metered and billed, whether parking and a locker come with the suite, and how the deficiency and warranty process is going. In a building with many small suites, also check the share of units being rented out, because it shapes the building’s feel and its resale competition.

The value question

On price alone, The Keeley is hard to beat for new construction in the city. The question is resale: many similar small suites are finishing across North York, so the value case is strongest for the larger layouts, the better park-facing exposures and buyers who plan to stay. If you need to sell in two or three years, the competition will set your price, not the building.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
