Renters, Airbnb and elevators at Thorny Vineway Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Thorny Vineway Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Thorny Vineway Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

If you want a three- or four-bedroom home in North York with a garage and a backyard for well under the price of a semi, the Vineway complex near Leslie and Finch is one of the first places I look. It is a 1987 condo townhouse community spread across four private streets, and it has a fee structure that is unusually simple. It also has an age, and an electric heating setup, that you need to understand before you write an offer. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Thorny Vineway Townhouses is a condominium townhouse complex built in 1987, with homes at 2-184 Woody Vine Way, 1-144 Thorny Vineway, 1-58 Pepper Vine Way and 1-91 Elsa Vine Way, Toronto M2J, in the Bayview Village neighbourhood of North York, on the west side of Leslie Street just south of Finch Avenue East. Property management is listed as 360 Community Management Ltd. Current listings describe water, cable, internet and snow removal as included in the fee, with the roof maintained by the corporation. The corporation number is not published on the major portals; confirm it from the status certificate.

Four streets, one corporation

The complex is larger than its name suggests. Thorny Vineway, Woody Vine Way, Pepper Vine Way and Elsa Vine Way are all private roads inside the same community, and you will see homes listed under any of the four. When you search, search all four street names, or you will miss half of the inventory.

The homes are brick and wood-sided row townhouses from 1987, each with its own front door, built-in garage and private backyard. It is townhouse living in the traditional sense: no shared hallways, no elevators and no stacked units above you. Visitor parking is provided inside the complex.

The location is the west side of Leslie Street just south of Finch Avenue East, near Van Horne Avenue. The City counts this as Bayview Village, but in daily life it is a Leslie and Finch address, closer to the supermarket and plazas at that corner than to the Bayview Village mall itself.

Layouts, garages and basements

Most homes here are three or four bedrooms over three levels plus a finished basement, and the current listings range from three bedrooms to four. One three-plus-one-bedroom home on the market is listed in the 1,000 to 1,199 square foot band above grade, with three bathrooms, hardwood on the main and second floors, and laundry in the lower level.

Parking is a real strength. Listings describe a built-in garage plus a driveway space, which gives you two cars on your own lot and keeps winter mornings simple. Backyards are private, and some face south, which matters if you garden.

The thing to notice is heat. The listing I reviewed shows electric baseboard heating with window air conditioning rather than a gas furnace and central air. That is common in townhouses of this era, and it changes your hydro bill and your renovation options, so ask about it on every unit you see.

Renovation potential is good. Because the homes are freehold-style rows with their own basements, owners have room to update kitchens, finish lower levels and replace flooring inside their unit. What you cannot do without board approval is change the exterior, so if you are planning new windows, a new deck or an addition to the back, read the declaration and rules first and budget time for approval. Some owners in complexes of this age have already replaced windows and appliances, and those updates are where most of the price difference between listings comes from.

A flat fee with internet and cable inside it

All five homes currently for sale carry the same maintenance fee, $638 a month, whether they are three bedrooms or four. A flat fee across unit sizes is unusual and it makes comparison easy: inside this complex, you are paying the same carrying cost for a larger or smaller home.

Listings describe water, cable, internet and snow removal as included, and one notes that the roof is maintained by the corporation with annual inspections. Bundled internet and cable can be worth a meaningful amount a month compared with paying for them yourself. Hydro, which here includes your heating, is on you.

As always, the listing summary is not the contract. The declaration decides who replaces windows, doors, decks and fences, and the status certificate will show the current fee, the reserve fund balance and any planned increases. Read both before you firm up.

Living at Leslie and Finch

Day to day, this pocket is practical. Grocery shopping, restaurants and services are clustered at Leslie and Finch, and Fairview Mall, Bayview Village Shopping Centre and the IKEA at Leslie and Sheppard are a short drive. Highways 401 and 404 are close, which is why commuters choose this corner of North York.

Inside the complex the streets are quiet and low-traffic, which families with young children appreciate. The data panel on this page covers transit, schools and Walk Score, so I will not repeat it here.

What homes are asking, and how to read it

There are five homes for sale right now, asking between $678,888 and $739,000. That is a tight band, and it tells you that condition and finishes, not floor plan, are what separate one home from another here.

With the fee the same for every listing, the comparison comes down to the purchase price, the state of the kitchen and bathrooms, and the age of windows and mechanicals. A home with recent window replacements and appliances is worth a premium; a home with original windows and baseboard heaters may need several thousand dollars of work.

Against a freehold semi in the same area, these townhouses are the more affordable route into a family-sized home with a garage. Against a newer condo townhouse, you get more space and a lower price, but older systems. Five listings at once also gives buyers some negotiating room; check the recorded resales on this page for what has actually closed.

Jatin’s honest take on Thorny Vineway Townhouses

Who this building suits

Young families who need three or four bedrooms and a garage on a budget below a freehold semi, and first-time buyers moving up from a condo apartment who want a backyard. It also works for households with two cars, since a garage and driveway space come with most homes.

What I’d want you to check

This is a 1987 complex, so look hard at windows, roofs, decks and the private road surface, and check in the declaration which of those the corporation pays for. Ask about the heating system in each unit, since electric baseboard is costly to run in winter; get the hydro bills. Then read the reserve fund study and recent board minutes to see whether fee increases or major projects are coming, and confirm the corporation number from the status certificate.

The value question

I think this is one of the better-value family townhouse complexes in this part of North York. The asking prices are tight, the fee is predictable and it includes services you would otherwise pay for separately. The value comes down to condition: pay for updates that have actually been done, not for the potential. If you are unsure how a particular home stacks up, book a call and I will walk you through the recent sales in the complex.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
