The thing you need to know before anything else: it is not walkable to rapid transit. The nearest subway measured 40.5 minutes on foot and Royal York measured just over an hour. The marketing describes easy car-free living and quotes a Transit Score of 64. Those two pictures do not fit together, and the measurement is the one you will live with.

One measurement caveat I want on the record: OpenStreetMap has no building footprint carrying this address, and geocoding “400 The East Mall” returns two different address points about 100 metres apart with different postcodes. I routed from the first. Treat these distances as accurate to within about 100 metres — which changes nothing about the conclusion, since the shortest of them is still forty minutes.
Transit Score is a real, published metric, and 64 is not a fabricated number. But it measures service availability weighted by route frequency and type — it is not a walking time to a station, and it does not distinguish a bus stop from a subway platform.
So both things are true at once: this address has usable bus service, and it is forty minutes on foot from the nearest train. If your commute tolerates a bus leg, that is a fine trade and the score is telling you something real. If you pictured walking to the subway, the score has told you something you will experience as false.
This is why I measure rather than quote. A score is an abstraction; the walk is what happens on a Tuesday in February.
Highway 427 is within 300 metres
condos.ca states this plainly on its own page for the building, and it is a fact worth surfacing because the transit framing tends to bury it.
I am publishing the distance and stopping there. No source I found characterises noise or air quality at this address, and I am not going to manufacture an inference and dress it as expertise. What I would tell any client is what I would do myself: stand on the site at 8am on a weekday and again at 10pm, with a window open if you can get inside a unit, and decide. Highway proximity affects different people wildly differently, and it is also usually priced into the asking figure already.

The four-storey figure is the best-evidenced thing here: two sources state it and nearby OpenStreetMap building footprints carry a matching building levels tag.
The corporation number is the weakest. One source, no independent confirmation. That is unusual — on most buildings I can corroborate the corporation number against a second record — and it is the first thing to check on the status certificate.
Stacked townhomes are a different product
This matters more than the brochure suggests. A stacked townhome corporation is not a scaled-down tower:
- The maintenance profile is different. No elevators, no pool, no concierge, usually a much lower fee — but also a much smaller reserve fund covering roofs, envelopes and paving rather than mechanical plant. Low fees are not automatically good news; they can equally mean a corporation that has not yet met its first big cost.
- The unit is stacked. Some homes are ground-entry, others are entered up a flight. Which one you are buying determines noise, accessibility and how it shows to the next buyer.
- The resale market is narrower. Stacked towns sell to a specific buyer — someone who wants more space than a condo and less obligation than a freehold. That is a real market, but it is thinner than the market for a one-bedroom near a subway.
Because the building is only three or four years old, its first reserve fund study is the document that will shape fees for the next decade. Ask for it alongside the status certificate. On a new corporation, the developer’s initial budget is frequently optimistic, and the correction, when it comes, arrives as a fee increase.
Who this suits
Someone who drives. That is not a criticism — being near the 427 and the airport corridor is exactly what some buyers need, and this address does it well. For a household with a car and a workplace that is not downtown, the highway is the amenity and the subway distance is irrelevant.
It suits you badly if you are buying on the strength of transit copy. Forty minutes to a train, on foot, in a Canadian winter, is not a commute anyone sustains.
On this building I could verify no fee rate per square foot, no twelve-month value change and no sales count. The dollar-per-square-foot figures published for buildings like this one are sale price levels, not fees, and not a measure of change.

Disputed. condos.ca says built in 2022 and gives a registration date of 10 March 2022. TalkCondo says completed in 2021 and GTA-Homes gives 2021 occupancy. Registration in 2022 following 2021 occupancy is a perfectly normal sequence, so these may all be describing the same timeline from different angles — but the stated “year built” genuinely differs between sources.
How many units are in the complex?
Disputed: condos.ca says 63, TalkCondo says 62. It is a small discrepancy but I have no basis for choosing, so I am reporting both.
What do the maintenance fees include?
Nothing is published. condos.ca carries no inclusion list at all for this building — which means no data, not “nothing is included”. Nor could I verify a fee rate or the property management company. On a 2021 or 2022 building the reserve fund is young and the first study matters; get the status certificate.
