Small buildings behave differently

103 suites is genuinely small for a new Toronto condominium, and that cuts both ways. It is worth understanding before you buy into one.

What you gain: fewer people sharing the elevators, a board that can actually know its building, and far less of the transient churn that comes with a 500-unit tower. Small buildings tend to feel like buildings rather than terminals.

What you take on: every fixed cost is divided by 103 instead of by 500. A roof, a garage membrane, an elevator modernisation, a boiler — the bill is the same size, the pool paying it is smaller. That is not a reason to avoid small buildings. It is a reason to read the reserve fund study very carefully in one.

Not verified

I could not confirm the condominium corporation number, the registration date or the property manager for Kazmir from a registry source. The City file reaching final approval on 30 April 2025 is the strongest date I have, and it is not the same thing as a registration date. Get the corporation number from a title search or the Condominium Authority of Ontario registry.

Where it sits, and what is coming next door

880 is on the south side of The Queensway between Islington Avenue and Royal York Road. UrbanToronto covered Kazmir and Curio at 801 topping off in the same article in January 2025, which tells you how concentrated this stretch of construction has been. BLVD Q at 935 is under construction just west of here, and Maxium at 875 is proposed essentially across the street.

If you are buying here, buy with your eyes open about construction. This block is going to have active sites on it for years, and on top of that the Gardiner Section 3 rehabilitation is running through the wider area with round-the-clock permissions. That is a real quality-of-life factor and it is also, eventually, a real value factor in the other direction.

What I would check

  • The reserve fund study, harder than you would in a large building, for the reason above.
  • The performance audit and any declarant deficiency claims. A 2025 building is squarely inside the window where these matter.
  • Whether the building is majority owner-occupied or investor-held. In a 103-unit building this materially affects how the board functions.
  • Elevator count against suite count. Small buildings sometimes carry a single elevator, which is fine until it is not.
  • Visitor parking and waste handling — the two things small mid-rises most often get thin.
