Two things make it unusual. First, the suite sizes run far larger than the towers around it — the top of the published range is above 2,800 square feet. Second, it carries an indoor pool and a car wash in a building of only 106 units, which is a lot of facility for a small owner base. That is a real consideration, not a criticism, and I explain why below.
The shape of the building
Nine storeys, roughly 106 suites, built 2007, with Malibu Investments named as developer by two listing databases. Both figures and the developer name come from the same family of sources, so treat them as reported rather than independently confirmed — I found no Malibu corporate page confirming it.
The published suite range runs from about 725 square feet to somewhere between 2,815 and 2,825 square feet depending on which database you read. That top end is genuinely large for this part of Etobicoke, and it tells you what kind of building this is: not an investor stack of one-bedrooms, but a mid-rise built for people trading down out of houses in Islington and Etobicoke Centre who did not want to give up square footage.
The 725 and 2,825 figures come from historical sales data, not a builder’s spec book. They tell you what has traded. They are not a guarantee that a 2,800 square foot unit is available, or that the smallest suite in the building is 725 feet.
An indoor pool in a 106-unit building
Both databases confirm the indoor pool; one adds a car wash, sauna, guest suites, party room, meeting room, concierge, security guard and parking garage.
Here is the honest arithmetic, and I give this speech to every client looking at a small building with a big amenity package. A pool has a fixed cost — mechanical plant, chemicals, ventilation, humidity control, and eventually a replacement of the tank finish and the equipment. That cost does not shrink because the building is small. In a 600-unit tower it is divided 600 ways. Here it is divided about 106 ways.
That does not make the building a bad buy. Plenty of owners are glad to pay for a pool they actually use, and a well-funded reserve makes the whole question moot. But it does mean that for this building, the reserve fund study is not optional reading. Look specifically for when the pool mechanical and the humidity control system are scheduled for replacement, and whether the reserve contribution actually funds it.
The name, and what I will not tell you
“St Andrew on The Green” sounds like it should have a golf course story attached to it — St Andrews, the green, a site history. I went looking for one specifically, because it would make a good paragraph.
I found nothing. No source connects this building to a golf course, a former course, or any named site history. So I am not going to write the paragraph. If you see one on another site, ask where it came from.
Transit — and a published figure to throw away
One database states that Islington station is “only 1 minute walking distance” from 9 Burnhamthorpe Crescent. That is not true, and you do not need me to tell you so — the same database prints the identical sentence for a different building on a different street. It is a template artifact.
What that source does name credibly is a surface transit stop on Burnhamthorpe Road at Dundas Street West. The building sits near Burnhamthorpe and Dundas West. Measure the subway walk yourself on a map; do not take it from a listing.
What I could not verify
- The architect. No source names one.
- The registration date, as distinct from the 2007 completion year.
- The corporation number beyond a single database’s figure of TSCC 1839 — confirm it through the Condominium Authority of Ontario registry.
- The current property manager. One database names Duka Property Management; management contracts change, and a single stale source is not something to rely on.
- Any published news of litigation, special assessment or major repair. I found none — which means none was published, not that none exists. The status certificate is the only place that answer lives.
The takeaway
This is a mid-rise for people who want house-sized space without the house, in a pocket of Etobicoke where that product is scarce. The pool and car wash are a genuine amenity and a genuine long-term cost spread across only about 106 owners — read the reserve fund study with the pool mechanical specifically in mind. And ignore both the “1 minute to Islington” claim and any golf course origin story: neither stands up.
