This is the rare Etobicoke building where several of the basics are corroborated across genuinely independent sources rather than a single database echoing itself.

Worth noting: Alterra also has its name on Network Lofts at 2 Fieldway Road, a few doors away. Same developer, same short street, two very different buildings.

The amenities, from the better source

UrbanToronto’s database gives a floor-by-floor breakdown, which is more useful than a bulleted amenity list: ground floor holds the lobby, a furnished guest suite and a games room; the fourth floor holds a landscaped outdoor terrace, a party room with dining area and a fitness studio. A listings database adds a meeting room, catering kitchen, on-site laundry, storage and an outdoor patio, and notes barbecues are permitted.

For a 109-suite building, a fourth-floor terrace and party room is a sensible amount of amenity — enough to be useful, not so much that a small owner base is carrying an expensive facility.

The suite size problem

Two published ranges that cannot both be right

One database gives suite sizes of 510 to 948 square feet. Another gives 389 to 1,099 square feet. Those ranges do not overlap at either end — they disagree about both the smallest and the largest unit in the building.

Both are derived from listing history, not builder specifications. I am not going to publish a suite size range for Westwood, because I do not have one I trust. Measure the specific unit, or take the figure from the registered plan.

The “green design” language

UrbanToronto’s database entry says the building “emphasizes green and energy-efficient design principles.” That is developer marketing copy, and it is not a certification. I found no evidence of LEED or any other formal green certification for this building.

This distinction matters more than it sounds. Buyers sometimes pay a premium for “green” buildings on the assumption that it means lower operating costs or a certified standard. Efficient design language in a brochure carries no guarantee of either. If energy cost is part of your decision, ask what the suite’s actual heating and cooling system is and what the fee includes — that will tell you far more.

Two data quirks worth knowing

The walk time. One database states that Islington station is “only 1 minute walking distance” from this building. It prints the identical sentence for another building nearby that is nowhere near Islington station. It is a template artifact, not a measurement. Ignore it.

The second address. The same database maintains two separate pages for this building — one under 8 Fieldway Road and one under 8 Fieldway Road / 1222 Islington Avenue — with identical facts on both. It looks like a dual or secondary address for one property, which is common enough. I could not confirm it independently, so I flag it rather than assert it. If you are searching listings, search both.

What the architecture is

UrbanToronto’s coverage describes glazing and precast cladding on the south and west elevations. The architect is named as “El Richmond Architects Ltd.” in the project database and “Richmond Architects” in the news article — the same firm, inconsistently rendered.

The takeaway

Westwood is a small, competently built six-storey Alterra building on a street that is changing quickly, with an amenity package sized sensibly for 109 owners. The building facts are better sourced than most. Two things to ignore: the “1 minute to Islington” claim, which is a database glitch, and the “green design” language, which is marketing rather than certification. And do not rely on any published suite size range for this building — the two that exist contradict each other completely.
