Quick answer

Seven towers along Mill Road and Burnhamthorpe, built between 1974 and 2003. Large suites, mature grounds, and the highest monthly fees in west Etobicoke — which needs explaining, because most of them include hydro.

On transit, measurement is unforgiving: 58 to 73 minutes on foot to Kipling, the nearest station for every one of them. This is a car and bus area, and the bus is genuinely close.

The fees look high because they cover more

A $1,400 monthly fee at Millgate Manor sounds alarming next to an $800 fee elsewhere. Then you notice what is inside it.

Six of the seven include your electricity. Chestnut Place does not, and it is also the newest of the seven at 2003 — which is the general pattern across Etobicoke. Older corporations were built with bulk-metered hydro; newer ones sub-meter each suite and bill you directly.

So the comparison that matters is fee plus your own utilities, on both sides. A Chestnut Place fee of $798 and a Millgate Manor II fee of $1,170 are closer together than they look once electricity, cable and parking are added to the first.

Monthly figures observed on individual listings: Millgate Manor $1,400–$1,433 (1,200–1,399 sq ft); Millgate Manor II $1,170–$1,184 (same band); The Masters $1,108 at 800–899 sq ft rising to $2,028 at 1,600–1,799 sq ft; Valencia Towers $1,179–$1,533; Chestnut Place $798 at 900–999 sq ft. Single listings at unknown dates — not published building rates. No source publishes a fee per square foot for any of these seven.

Three Millgate towers, three corporations, and one suspicious set of figures

Millgate Manor is not one condominium. It is three:

Same developer, Deltan Realty. Same manager on the first two, Duka. But three separate boards, three budgets, three reserve funds. Nothing about one tower’s finances tells you about another’s.

The identical unit counts are almost certainly copied

One database publishes all three Millgate towers as “22 floors, 215 units” — the same figures three times. Three separate 1974 towers arriving at an identical unit count is possible but unlikely, and it has the signature of a figure entered once and repeated.

The storey count survives scrutiny: OpenStreetMap building data carries a levels tag of 22 for all three footprints, which is independent corroboration. The unit count does not. For Millgate Manor II a second source says 23 storeys and 200 units instead — disagreeing on both numbers.

I am publishing 22 storeys with reasonable confidence and no unit count for any of the three. If unit count matters to your decision — and it does, because it determines how a major repair is divided — the declaration will tell you in an afternoon.

The Masters is the substantial one here: YCC 266, registered June 1976, 15 storeys and 498 units across four street numbers — 284, 288, 296 and 300 Mill Road — all one corporation. The storey count is corroborated by OpenStreetMap footprints at all four addresses. Its units use letter prefixes rather than floor numbers, which is why you will see suites listed as A15, C34 or PH8.

Three of these are not in Markland Wood

Worth stating plainly, because all seven carry Mill Road addresses. Valencia Towers, Chestnut Place and Burnham Glen are in Eringate–Centennial–West Deane, not Markland Wood — both the listing database and OpenStreetMap agree.

That matters if you are comparing against neighbourhood-level sales data, and it matters if a listing tells you a Mill Road address is “in Markland Wood”. Half of Mill Road is not.

Kipling is the nearest subway for every building, always ahead of Islington and Royal York. And because Kipling GO shares the same site, the GO walk is the same walk — within about ten metres. Any marketing that presents Kipling subway and Kipling GO as two separate transit assets at two separate distances is describing one place twice.

Nobody walks an hour to a train. What is genuinely good here is the bus: Valencia Towers is 76 metres from a stop, The Masters 138 metres.

What I could not verify

  • No twelve-month value change for any of the seven, and no sales count. The database panel carrying those figures renders from the page’s own scripts and is not in the delivered page. The dollar-per-square-foot figures that circulate — $441 at Millgate Manor, for instance — are sale price levels, not fees and not changes.
  • No fee rate per square foot anywhere. The site that usually publishes them was unreachable throughout.
  • Millgate Manor III’s property manager is blank at source, and its narrative text is visibly corrupted — amenity text spliced into the developer field.
  • Millgate Manor II’s inclusion list contradicts itself: the structured list carries eight items, the narrative on the same page carries four. The Masters drops parking between the two. Both are reported above from the fuller structured list.
  • No source states co-operative status for any of the seven. All carry registered corporation numbers confirmed by two independent sources, which is affirmative evidence of condominium tenure — but on 1970s stock it is worth confirming on title. There is a confirmed co-operative a few streets away at 346 The West Mall.

Do the Mill Road condo fees include hydro?

At most of them, yes — and it is the single most important thing to understand about the fees here. Millgate Manor I, II and III, The Masters, Valencia Towers and Burnham Glen all publish hydro as included. Chestnut Place at 350 Mill Road does not. So a Chestnut Place fee and a Millgate fee are not comparable figures, and the building that looks cheapest on the monthly number may not be.

Can you walk to the subway from Mill Road?

No. Kipling is the nearest station for every building here, measured between 58 and 73 minutes on foot on the OpenStreetMap pedestrian network with the OSRM walking profile on 24 August 2026. Kipling GO shares the same site and is the same walk. What these buildings have is the bus — Valencia Towers measured 76 metres to its stop and The Masters 138 metres.

The first two registered on the same day in June 1974 and the third in August 1974. Same developer, same manager, three separate boards and three separate reserve funds.

Which of these buildings is not in Markland Wood?

Valencia Towers, Chestnut Place and Burnham Glen. All three carry Mill Road addresses, but both condos.ca and OpenStreetMap place them in Eringate–Centennial–West Deane rather than Markland Wood. If you are comparing against Markland Wood sales data, those three are a different neighbourhood.

What are the monthly fees actually running?
