Two things make it worth a page of its own. Its maintenance fee is the most all-inclusive I have found in north Etobicoke — hydro, cable, air conditioning and parking are all in it. And the bus stop is two metres from the door.
A fee that covers essentially everything
The published inclusion list runs: cable TV, air conditioning, common element, heat, hydro, building insurance, parking and water.
That is eight items. Most Etobicoke condominiums exclude hydro, many exclude parking, and cable is increasingly dropped. Finding all of them in one fee is unusual, and it means a monthly figure here is not comparable to a monthly figure anywhere else without adding your own utilities to the other side.
It is also one of the few buildings where I can say this with reasonable confidence: the database’s structured list and its own narrative text agree with each other. Across the thirty-odd north Etobicoke buildings I researched this week, most contradicted themselves on exactly this field. This one does not.
That said, no source publishes a fee rate per square foot for this building, and one listing showing $844 a month for a 1,000–1,199 square foot unit is a single data point rather than a rate. And an inclusion list agreeing with itself on one website is still one website. The status certificate — ten days from a written request, capped at $100 including HST under Ontario’s Condominium Act — is what settles it.

The bus stop is called “44 Longbourne Drive”

The stop is named for the building. Two metres is not a walk; it is a step off the sidewalk. Across every building I have measured in Etobicoke — including the Humber Bay waterfront and the buildings sitting on top of Islington and Kipling stations — this is the shortest distance to transit I have recorded.
The subway is the other half of the truth: eighty-three minutes on foot, and that is the nearest of twelve stations I tested rather than an assumption. Nobody walks to a subway from here. What they do is step onto a bus at the front door.

The storey count is better evidenced than most. The OpenStreetMap footprint for this building carries a building levels tag of 12, which matches the listing data exactly — corroboration from entirely outside the real estate industry, and I weigh that more heavily than two listing sites agreeing with each other.
One small inconsistency: one database describes the location as Martin Grove Road and The Westway, while the footprint sits on Longbourne Drive. Both are in the same pocket of Willowridge, so this is a description rather than a conflict — but it is the sort of thing that makes a building hard to find if you are searching by intersection.
What a 1971 corporation means in practice
Fifty-five years of operating history is not a liability — read properly it is more information than a new building can give you.
A corporation this old has been through several full cycles of major work: windows, roof, elevators, garage membrane, risers, balconies. The questions worth asking are simply which of those have been done, when, and how they were funded. A 1971 tower that has completed that work and rebuilt its reserve is in a stronger position than a 2015 building whose first reserve fund study has not yet bitten.
What you will not get from any public source is the answer. No twelve-month value change, no sales count, and no fee rate is published for this building — the database panel carrying those figures does not render in the delivered page. No source states co-operative status either, and while YCC 29 is a registered condominium corporation confirmed by two sources, silence on the co-op question is not the same as a verified negative on a building of this vintage.
